INTERIOR DESCRIPTION

This refined villa with direct beach access is set over two levels and features bright, functional interiors. On the ground floor, the living area with sea view opens onto the dining space and the separate, fully equipped kitchen. Outdoors, a large gazebo hosts a second kitchen with cooking facilities, ideal for open-air dining. A small annex with bunk beds and a service bathroom completes the ground floor.

The upper level houses the sleeping area, with two double bedrooms and a third bedroom with a French bed and a single bed, served by a bathroom with shower. A practical outdoor shower is available in the rear garden.

The spacious garden, bordering directly with the beach, makes this property an exceptional seafront villa in Sardinia. Nearby beaches include Mare Rocce, Bados, Spiaggia Ira, Spiaggia dei Sassi and Marinella, as well as the scenic bays of Golfo Aranci such as Cala Sassari, Cala Sabina and Cala Moresca, home to a large resident dolphin group. The location is also extremely convenient for travellers arriving by air, with Olbia Costa Smeralda Airport just a short drive away.

PAYMENTS AND SECURITY DEPOSIT

A security deposit is required upon arrival and will be pre-authorised on the guest’s physical credit card. The amount will be automatically released at the end of the stay; processing times vary depending on the bank. Damages or rule violations may result in partial or full deductions.

FINAL CLEANING AND ESSENTIAL SERVICES

The cost of final cleaning and the initial set of bed linen and towels is not included in the base rate and will be charged separately. Additional linen changes are available on request.

TOURIST TAX

Payable in cash upon arrival, according to local regulations.

Klodge properties are private homes managed under tourist lease regulations, pursuant to Italian Law 431/98 and Art. 21bis of Regional Law 16/17 (Sardinia region). As private homes, they may present minor imperfections that do not affect their functionality. Klodge is a professional real-estate intermediary specialising in short-term tourist rentals.

ONLINE CHECK-IN AND CONTRACT

Online check-in is mandatory and requires uploading documents and a selfie for each guest. Personal data is processed in compliance with the GDPR Regulation. A tourist lease agreement must be signed (in Italian); a courtesy copy in English is available.

KEY COLLECTION

Key collection takes place at the Klodge Reception – Via Pescara 11, Olbia, just a few minutes from Olbia Costa Smeralda Airport.

WASTE SEPARATION

The municipality uses a door-to-door waste collection system. Please use the appropriate bags and dispose of waste properly before departure.
