About this house rental
This home offers over 2500+ sq/ft with a pool, 4bd/3b family house recently renovated with modern boho touches. An office space with a desk, fast Wifi and all you need for your business trip. On the back area/pool offers a nice place to seat and relax during your morning coffee or afternoon while having a glass of wine.
Quiet and safe neighborhood very close to downtown, hospital, restaurants and supermarkets. Ring doorbell for extra security. Located near Orlando and Tampa. Many things to do around, swimming with the manatees, tubing at Rainbow River, kayaking at Weeki Wachee, scalloping in Homosassa and Crystal River, biking, walking on a 46 miles walking trail, horseback riding, and even golfing. In top of this we have small beaches and plenty of nature to enjoy and relax.

**BY PAYING FOR THIS RENTAL YOU AGREE TO ALL POLICIES (HOUSE RULES) BELOW**

Check-out: 11am
Entry: Keyless
Home will be thoroughly inspected prior to arrival and upon your checkout.
PLEASE NOTE: PHOTO OF DRIVERS LICENSE OR OFFICIAL PHOTO ID REQUIRED FOR ALL GUESTS PRIOR TO RECEIVING DOOR CODE.
House Rules:
1. Remove garbage from the dwelling in a clean and sanitary manner
2. Keep plumbing fixtures clean and in good repair
3. Conduct themselves and require their guests to conduct themselves in a manner that does not unreasonably disturb the tenant's neighbors or constitute a breach of the peace
4. Use and operate in a reasonable manner all electrical, plumbing, sanitary, heating, ventilating, air-conditioning and other facilities and appliances
5. Not smoking allowed inside the house just in the pool area and don’t throw cigarette butts in the ground or floor. Please use ashtrays
6. Only 2 small pets allowed
7. Please make sure all windows and doors are secure.
8. Do not open pantry this area is use for storage of linen, towels and cleaning products
Damages and security deposit:
1. Do not eat on bedrooms or living room area
2. Accidents happens. In the unfortunate event that you or a guest brakes or damage something please report it right away.
3. In the garage, you will find the electric panel. Please do not open it unless in the unlikely event of a power outage
4. There is a trash can provided in the bathrooms and kitchen where you can dispose of any garbage.
5. In the event that damage to the property or its contents exceeds the security deposit, the cost to repair or replace will be billed to you.
House Rules Regarding the Neighborhood and Noise Levels
1. Please minimize noise between 10p.m. and 8 a.m. to ensure our neighbors can enjoy a night of undisturbed sleep.
2. If you encounter any issues with our neighbors, please notify us as soon as reasonably possible.
3. If any neighbors report excessive noise, your rental agreement could be terminated and you’ll be asked to leave our property. Should this happen, it will result in a loss of the rental amount.
House Rules Regarding Extra Guests and Visitors
1. A maximum of 3 visitors total is allowed per day.
2. It is the responsibility of the renter to ensure that any visitor also complies with our House Rules.
House Rules Regarding Parties and Events
2. No parties or events are allowed.
3. Any small gathering is restricted to eight people in total and must comply with the rules regarding noise.

2. Please park your vehicle in the drive-way
3. Street parking is not allowed
4. Our garage is off-limits for any vehicles
House Rules Regarding Safety
1. Please ensure that all doors and windows are closed
2. By entering the pool or pool area, you take full responsibility for your own protection and any surface that you touch in the pool area.
3. Children should at all times be supervised at our property by adults
4. Guests are responsible for the safety of their children at all times
House Rules Regarding Smoking
1. Smoking is only permitted on the pool area
2. Please dispose of your cigarette butts in the ashtray provided in the designated area
House Rules Regarding Pets
1. Only 2 small pets allowed
2. Pet fee: $150/per stay
3. Please when walking dog outside must always be on a leash
House Rules for Appliances
2. Please double-check that you have switched off all the lights or other electrical devices. Please set A/C to 74 before you go out.
3. You’re welcome to use the washer, but just make sure that you don’t overload it.

1. Be so kind to dispose food in the available garbage bin
2. Please do not try to flush any sanitary products or baby wipes down the toilet. We have provided trash cans for this in all bathrooms

This house was the perfect location for our group. It was central to many state parks/springs and activities. The house was spotless on arrival and had plenty of space for our group of seven. My back appreciated the memory foam mattresses. The decor was very warm and set a comfortable atmosphere. The owner was very responsive to questions about check in, which was very easy. This house was definitely a good value. I would stay again.

Our visit at Serendipity was perfect. Communicating with Paola and checking in were easy. Paola was generous, thoughtful and kind. It is clear she loves her home and sharing it with appreciative guests. The house is in a peaceful neighborhood. We felt very safe there and were able to walk our dog after dark with no concerns. The home is spacious with a pool w protection around it for the safety of children and dog, and lanai, great for morning coffee and evening meals. The beds are comfy, sheets anre silky and abundant towels are provided. The kitchen is well-stocked, including spices, herbs. The house has beautiful light from plenty of windows. Rooms are large and office had room for my watercolor table in front of a big window. Bowls are provided for a pupster. Everything was sparkly clean. We heard Sandhill crane calls daily. The Withlacoochee 46-mile paved beautiful bike trail is one block from the house. Great for walking as well.We hope to return to Paola’s lovely home. So relaxing.
