The receptionist was very kind, and helpful in describing the amenities around the area. Quiet location in the woods. Fairly cheap price.

The so called apartment is more like an old bedroom with a tiny sink and stove from the '80s. No counter space, insufficient cookware, no dining area. The closest grocery store or restaurant is 20min away by car.

Great place for a vacation with friends!

The location is beautiful and it's a quiet place, with direct access to the hiking trails. Also the breakfast was very good!

The room felt a bit tight for 3 adults, but it was as advertised so no surprises.

Relaxing at a great view on Alps

Such a great little place on the Alps! We got excellent service from Haus Julia team. We flew to Munchen and got our rental car two hours later than promised - that meant we wouldn’t make it to Haus Julia in time for the check in. However that wasn’t a problem for the hostress who guided us through the late arrival procedure by phone. When asked about breakfast she was happy to organize it for us on our time of choice for the next morning. The views and the breakfast were amazing! The breakfast had a superb variety to choose from and seemed to be offering some local products. We were made to feel very welcome throughout our visit. Thanks a lot, we will definitely be back again some day. :)

Fantastic panorama and fresh air

The location near to the forest on the mountain is fantastic. The common area on the groundfloor is very comfortable, the kids loved the billiard, dads liked the sauna, mothers loved the big kitchen in the -1 floor.

The small kitchenette in the apartment is for quick dishes, and not really suitable for cooking several courses. Instead of it you can use the big kitchen in floor -1.

A nice place almost deep in the mountains

We stayed for 3 nights in July to spend some time in Alps. I was looking for a place w/out much people and with sauna - and it work perfectly well. The most important part of the house are Vince and Karolina who made our stay really pleasant. They are very attentive, lots of nice talks and also served a great breakfast. We had somewhat rainy weather, but still - I did barbeque, we set up a fire in the fireplace, some mushrooms were found in the forest. Kids went crazy playing pool :) The house is located in a very small village, and the closest grocery shop is in Switzerland :) Nice, that there are two roads - Austrian road is better - but we did not hear cars from the house.

Amazing view and fresh air

The location of the house, the fresh air and the view is amazing. The house is on the mountainside, so if you are patient, you can see deers in the forest. The hosts are very friendly and kind. The coffee, billiard and the sauna are gratis. The small kitchenette in the apartment is well-equipped, we cooked almost every evening some basic food for dinner.

The 2-room apartment is a little bit lean for a family with 2 kids, the dining table is in the bigger (bed)room, but we could use the breakfast room on the ground floor in dinner time.

Great location close to the 2 big ski resorts, nice facility and very helpful staff.

It is a great location, well isolated from the crowd but close enough (10 minutes drive)to reach nice towns. We were there for skiing and was 5 minutes drive to a big ski resort, 20 minutes to another big ski resort. Location is exceptional. The hosts were so helpful with everything, very kind and polite. The room was spacious with great view from the window. The internet was good as well. Haus Julia exceeded our expectations, for sure we would like to come back.

Room with a view near Samnaun

Great location, just a 5min. drive to Samnaun ski lifts. Very quiet location with a mountain view. Ski room with ski boot dryers. Great sauna with no extra charge. Easy access to the house with a PIN code. Everything was very clean.

Small apartment with a very small kitchen, but we knew it when making the reservation so it was OK... And there was another large kitchen for all the apartments in the basement....

Es ist eine Hundepension, Frühstück, trotz Bemühen nicht gut. Zu spät mit 8.30, Kaffe selber machen. Trotz Zusage den Samnauener Lift nutzen zu können, wurden wir da abgewiesen.

Lage mega Idyllisch mitten im Wald. Aussicht auf die wunderschönen Berge. Frühstück war lecker und total ausreichend. Den Kinder hat der Ort sehr gut gefallen und mir sowieso. Bin Naturmensch durch und durch. Ein Wanderparadies und für mich als Bergmadl einfach Paradies pur.

Könnte sauberer sein. Haustiere sind erlaubt. Ich selber habe keine und natürlich hat man von den vierbeinigen Vorgänger noch Haare auf dem Teppichboden gehabt. Das abdunkeln der Zimmer könnte mit Vorhänge verbessert werden, den Kindern war es zu hell. Küche total ausreichend Ausgestattet. Betten sehr bequem

Luci e ombre

La posizione, in mezzo alla natura. Quando scendi dall'auto di sera e spegni i fari vedi così tante stelle che quasi sembrano dipinte. Personalmente erano più di 60 anni che non vedevo un cielo così.

1) la pulizia. La collaboratrice della struttura si è scusata dicendo che si era rotto l'aspirapolvere ma sta di fatto che sulla moquette c'erano molti capelli e peli bianchi, credo di cane. 2) la dotazione di cucina non consente niente più che scaldare qualcosa, certo non cucinare. 3) il wi-fi. L'ultima sera non funzionava e non abbiamo potuto pianificare il giorno dopo, ma quel che è peggio è che, nonostante la struttura sia in Austria, da lì i cellulari si collegano alla rete Svizzera e, non facendo parte dall'Unione Europea, il traffico dati è a pagamento. La sera del nostro arrivo non c'era nessuno a riceverci e a darci la password della rete della casa e in men che non si dica è sparito tutto il credito residuo, 20 euro, del cellulare. Quindi occhio a bloccare il traffico dati. Da notare che la rete Svizzera è dominante da poco dopo il confine, quindi in Austria, fino in fondo alla valle e poi per tutta la strada, sempre in Austria, fino alla struttura.
