We have had a wonderful time with the family & dog in Antico Mulino. We had daily a lovely walk from the house with the dog, while the children lay on the lovely beds by the pool. The pool has a good size and is refreshing during the hot days.
From the house it is easy to go to nice places in the area, such as Gubbio and Perugia.
In short, highly recommended.

All good, BUT... the problem is dangerous steps. No handrails on very steep internal stairs, nor on steps towards the pool. In the UK, these would be illegal. As four people in our 70s, this was a major problem which means we would not rent the property again nor recommend it. The showers were also ridiculously small.

We stayed in this gorgeous property for nine nights in October 2018. It is as pictured and probably nicer in the flesh than what the photos depict. The house is very well maintained and very clean and tidy with everything you could possibly need is catered for.
The position of the house is perfect to use a base to explore the stunning region of Umbria and its many mountain villages. The gardens of this property are stunning and so so green and manicured.
The owners, Alessandro and Murizia live in the adjoining property which we found to be perfect. They are very respectful of your privacy and space, but we loved having them close by as we enjoyed the daily interaction that we sought with them. The amount of local knowledge that they can offer was invaluable and only added to our very enjoyable holiday.
The house is located within close proximity to many towns with fantastic restaurants. Montone is the closest mountain village that is only a 10-minute drive up the hill from the property. It is such a lovely town with many authentic and top drawer restaurants. Some even have Michelin star status, that really must be experienced.
I would absolutely recommend this property to anyone that cares to ask and we cannot wait to get back there.

Character and Charm
Our two week stay in Umbria was everything we were seeking, from the charming converted mill to the many small hill towns we visited from this central location. With only two of us in this four bedroom/four bath house, we had more than enough room. Though, given the beautiful early fall weather, we spent much of our time outside. The home is as pictured ... clean, well equipped and sufficiently large to accommodate a small group. To be fair, the living space was on the tad small side, with comfortable seating for only two, but a large dining table sufficed given, as I said, we spent much of the time outside or visiting neighboring hill towns. The weather was on the warm side 25ish/80ish in the afternoons, but the lower level bedrooms remained cool such that a fan at night was more than adequate for comfortable sleeping, and the pool provided an occasional welcome respite. The kitchen, though small by American standards was adequate for evening meal preparation, and the availability of a dishwasher made cleanup a breeze. We especially appreciated the large back yard, the pool, and the views from the back patio. More than anything, it was the hospitality and availability of the owners, who reside on the property, that made our trip so enjoyable. Clearly, they respected our desire for privacy, while also be more than willing to engage socially as we deemed appropriate. Being multi-lingual, Alex was especially hopeful pointing out was we get take best advantage of our time in rural Italy. Charming Maurizia graced us with baked goods occasionally, hosted dinner toward the end of our stay, and delightful and engaging daughter Martina was an exceptionally charming playmate for my seventy year-old husband, who missed his grandchildren.
Contrary to what otherwise might have been said about others' experience, we found the host and hostess relaxed, gracious, accommodating, and flexible, and would have no hesitation recommending this property to our friends and family.

La Barca itself is everything it says in the description and is superb,well equipped oasis
of tranquillity in a wonderful setting but with easy access to so many places of nearby interest and all facilities.
We cannot recommend it highly enough and shall certainly return.

Overall we really enjoyed our stay. Plus points:
1. A traditional, cosy stone house, lovely large pool, great location in terms of restaurants (short drives away)
2. Adequately equipped kitchenette with dishwasher and gas hob. Decent sized fridge in adjoining pantry
3 all four bedrroms have their own bathroom, all but the twin are en suite. Bathroom for the twin room doubles as a laundry room, with a good quality washing machine.
4. Owner is very close by (more of that later!) and speaks good English in case of problems
On the downside:
1. Proximity to river meant lots of mosquitoes and so we had to keep windows closed at night. With no air conditioning this did make for some pretty uncomfortable nights! All bedrooms have small plug in fans but some nights this really wasnt enough. We understand it has been a particularly hot summer though!
2. We were bombarded with a LOT of 'rules', before our stay, on arrival and during our stay! The owner, Alex, and his wife and daughter, only live just a few metres away (NB driveway is shared, would be tight for more than two cars) and we never really felt completely relaxed because of this unfortunately.
3. We were told we had 1GB of free wifi a day, were warned that we woild be charged if we went over (we had taken this mean we would be updated each day). On our last afternoon, while relaxing by the pool, Alex confronted us to say that we had gone significantly over (a bit surprising as we had not downloaded any films or anything big) and we would be charged €97! Quite a shock. We did pay (it came out of the €150 deposit paid on arrival) but think we should have had more warning of how large the charge could be- so used to cheap wifi in the UK and with teenagers surfing youtube, Spotify etc its not normally something we have to think about!
4. I don't really think it should be down to guests to drive their organic/food rubbish to a public bin on the main road. Never encountered such a request before! We understand the bins aren't emptied regularly but if we stayed in a hotel or serviced apartment we would not expect to do this!
5. The communal lounge area is not condusive to relaxing in the evening. We were only a family of five, not sure how a bigger group would manage. There is just one small, 2/3 seater sofa. Yes you have the dining table, seating eight, but who wants to sit on hard chairs round a table all night?
6. The kitchen is really timy, again not sure how a bigger group would cope!

We spend 2 wonderful weeks with 2 families. The house was clean surrounded with a beautiful garden and swimming pool. As we stayed with children we were delighted to see that there is a fence between the garden and the river. The kids enjoyed swimming, fishing, walking... every single day. Special thanks to Alex who was very helpful in giving us all the necessary information, from the best local butchery to planning the ideal day trips. The house is perfectly located for planning day trips in Umbria: Assisi, Gubbio, Transimeno Lake, Perugia. We even did a 1 day trip to Rome.
And not to forget Maurizia for the peaches from the garden, the chocolate cake and off course the home made focaccia! Still waiting for that recipe, Alex ;-)

Questa è stata la prima casa ad attirare la mia attenzione e anche se ho continuato a cercare ritornavo sempre qui, sia per il piacere delle immagini sia per il rapporto prezzo –valore.
Avevo ragione!
Siamo stati benissimo in questa deliziosa casa di pietra, rinnovata nel rispetto delle tradizioni artigianali locali e anche delle esigenze del viaggiatore moderno.
E’ immersa in un giardino spazioso, armonioso e molto curato, con un lento fiume da un lato e bei campi agricoli da un altro, il tutto contornato e protetto da bellissimi alberi alti. La piscina è perfetta per una famiglia o gruppo di amici e il patio coperto ti permette di mangiare comodamente fuori - anche sotto la pioggia!
La casa è mezzo nascosta in un piccolo bosco a forse 200 metri dalla strada, quindi molto tranquilla. Lì ci siamo sempre sentiti completamente al sicuro perché i proprietari Alessandro e Maurizia con la loro simpaticissima bambina vivono a pochi passi, sempre presenti in caso di bisogno o curiosità ma mai invadenti, come sottolineano quasi tutti i relatori di questa pagina. Una coppia che ha già viaggiato in tante parti del mondo, sono aperti, accoglienti, attenti alle esigenze dei loro ospiti e molto disponibili, generosi con il loro tempo e anche per i fortunati di settembre come noi – con i prodotti del loro favoloso albero di fichi!
All’interno l’atmosfera è familiare - calda, comoda e colorata. La cucina è piccola ma compatta e attrezzata. Le 3 camere matrimoniali sono spaziose e tutte le camere hanno una bella vista sul giardino. Ci sono spazi armoniosi, travi di legno, pavimenti di terracotta morbida o parquet e alcune porte antiche in legno massiccio che è un vero piacere aprire e chiudere, mobili semplici e naturali d’epoca scelte con gusto dai proprietari, come i quadri e alcuni oggetti artistici.
Proprio nessuna lamentela?
Béh, alcuni dei nostri eccellenti cuochi hanno dovuto chiedere un coperchio più grande e qualcuno dei nostri accaniti bevitori di tè avrebbero apprezzato cucchiaini in quantità maggiore!
Per il resto questo è stato l’ambiente perfetto per una riunione tra 8 vecchi amici provenienti da 3 continenti diversi, alcuni dei quali non si vedevano da 50 anni!
Un progetto davvero riuscito. Grazie Alessandro, grazie Maurizia, grazie Martina, per la vostra tanto apprezzata ospitalità!

We have just returned from spending two weeks in this idyllic setting with our two teenage daughters.
We could not fault the accommodation which is spacious, full of charm and was clean upon arrival. We lacked nothing.
Alex and Maurizia, along with their delightful daughter, Martina, made us welcome right from the beginning and were only too pleased to help in whatever way they could.
We have no hesitation in recommending La Barca to anyone who would like to explore the local area by car or further afield by train.

We (from Germany) and our friends from Michigan (USA) enjoyed the stay at the lovely renovated old water mill building at the backs of the Tiber River a lot! One week flew by in no time and our kinds (and we) did not want to leave at all.
The location is in a quite spot. However, still close to a small but well sorted supermarket/bakery and a nice affordable restaurant where we had dinner four out of seven times since our five kids (6 to 11 years old) loved the food and space to play outside. We did not mind since they had excellent wine too ;-)
The owners Alex and Maurizia were always helpful to support on any questions for sightseeing, shopping, wine tasting and even how to make the perfect spaghetti carbonara
We did combined day trips to nearby places such as Assisi, Collepino, Cortona, Montone, Peruiag, Spello, Umbertide, and Largo Trasimeno. Wow, what beautiful places even our kids were impressed and loved running up and down the narrow streets.
Oh, I almost forgot to mention the beautiful nice maintained pool, we use it everyday (before and after our day trips) and the comfortable sun loungers helped to digest the impressions of the day and to relax after too much good food and wine.
Also to mention:
The listing description was accurate regarding the location, layout, facilities, etc.
The property was clean and well-maintained.
We already recommend this property to friends and relatives and hopeful are able to rent this place anytime soon again.

Imagine an isolated, but not distant from the mainroad, location on the river, that you can see from the window of your bedroom. Imagine a house which is a carefully designed mix of old walls and doors and modern, comfortable equipment. Plus swimming pool, where you can relax and enjoy the view on the mountain, trees and river.
All of this you can find in La Barca, plus nice and helpful hosts (Alex, thanks again for your help with a car) and, last but not least, very good kitchen facility. My full endorsement for this place. Piotr Lukasiewicz

We stayed for a week at La Barca, with another family, and thoroughly enjoyed our stay. It worked very well for 2 families travelling together, and gave us our own space, whilst still having the amenities we needed.
The undisputed highlight was the fabulous pool, which we couldn't keep the children out of! Fantastic size and just right with the shallow and deep end. We thoroughly enjoyed the open space of the garden, and the children enjoyed playing cricket several nights whilst the adults sat watching from the patio! Very relaxing.
Good facilities, very clean and well stocked. We appreciated the new towels mid week! Excellent guide book in the house, with just the right amount of information we needed, and allowed us super days out to Gubbio, the lake, Montone and even Rome for the day.
However, we feel that much of the enjoyment of our holiday was due to the owners, Alex and Maurizia (and Martina, of course!) who were just wonderful. Incredibly helpful, from booking us local restaurants, to helping us plan train times to Rome, to lending us charcoal for the BBQ! A really lovely couple who made us feel very welcome, yet were never obtrusive even though they lived in the main house. Thank you so much, and we also loved meeting Martina too - a real sweetie.

We spent 3 satisfied weeks in "la Barca" where we were very kindly welcome by Alex and Maurizia. We were particularly satisfied by the size and depth of the swimming pool well adapted for children but also for adults, by the good quality of beds in the main location and the general equipment available. The weather was unfortunately not always very good and we didn't take advantage enough of the terrace in the garden. Only downside was the fact that the home provided with a kitchen has no direct access to the garden. It is only the house with rooms only (bed& breakfast) who gives on the terrace and garden.

Unsere familiären Wurzeln liegen in Umbrien, weshalb wir seit Jahrzehnten regelmässig hier Urlaub machen und schon diverse Unterkünfte probiert haben.
Das kleine Bed and Breakfast direkt am Tiber in Montecastelli bei Umbertide toppt bisher alles. Ein stilecht und sehr komfortabel restauriertes kleines Cottage mit zwei weiteren Zimmern samt Bad im Haupthaus. Für die Selbstversorgung sind inkl. Spülmaschine, Mikrowelle und Waschmaschine alle Annehmlichkeiten geboten, um den Urlaub genießen zu können. Der Garten direkt über dem Tiber ist ein ruhiges Paradies, in dem es sich auch bei sommerlicher Hitze nicht nur im wunderschönen Pool sondern auch im Schatten des alten Baumbestands das Leben genießen lässt. Der Essplatz unter belaubter Pergola mit gemauertem Kamingrill lässt keine Wünsche offen und im romantischen Licht der Glühwürmchen bei einem Glas Wein möchte man fast auch noch die Nacht dort statt im bequemen Schlafzimmer verbringen.
Die Gastgeber sind mehr als zuvorkommend, Alessandro hat deutsche Wurzeln und spricht beide Sprachen perfekt, aber auch englisch. Von Insidertipps zum Einkaufen über kulturelle und historische Sehenswürdigkeiten bis hin zu einem gemütlichen gemeinsamen Grillabend, bei dem man sich gegenseitig über das Leben im jeweiligen Land austauschen kann, hilfsbereitere Gastgeber sind kaum vorstellbar.
Wir haben unseren Aufenthalt unglaublich genossen, waren mit zwei Familien und insgesamt vier Jungs im Alter von 4 bis 11 Jahren dort, davon ein behindertes Kind, und alle haben sich rundum wohlgefühlt.
Am Liebsten würden wir diesen Geheimtipp an Urlaubsdomizil für uns behalten.....aber Alessandro und Maurizia haben ganz sicher eine aufrichtige und herzliche Empfehlung verdient!
Wir sehen uns wieder....irgendwann.

Maurizia and Alex are very nice people, Maurizia even baked us a delicious cake at our last night & the house was very clean, HOWEVER there are a few things that one should know before choosing to stay here:
1) We came in April when it was chilly, the house was freezing,in-spite the fact that we turned on the heat. The house has a terra-cotta flooring and there are no rugs anywhere, we had two crawling babies with us so we put a blanket on the floor but we were scolded by the hosts who took it away. If you come with kids you should know this house is NOT child proof (2steep steps between each room, sharp corners everywhere etc')
2)The house is well equipped with everything you need to cook with, BUT it is literarily empty of supplies (including salt, sugar, garbage bags, cleaning supplies,& toilet paper) so be prepared to bring EVERYTHING with you.
The pictures are somewhat deceiving, there isn't really a living room just one small couch facing the not-working-TV… so if you are picturing a family seating together in the evening after long trips-- don't.
3) THERE IS NO INTERNET- in spite of what is advertised. The hosts have a portable "net-stick" which is supposedly self installed -however it did not work on any of our computers, which made planing our days much more difficult… plus we would have come more prepared with lot's of books if we would have known.
4) The hosts are a bit "too" involved in their guests life in the house. They made sure to let us know each time when we did something wrong, like leaving a small light on during the night so the kids can go to the bathroom if they get up (the host came the next morning asking us to shut all lights at night since electricity is expensive). The next day he came again telling us we forgot the light outside and went inside the house to shut it off/ and that we should park the car facing the other way/ or close all the shades/ or do laundry only in the day/ or not place anything on the table without a protecting cloth/ or grab a new towel from the closet without asking/ etc'… it is all ok that each house has its' rules but make a list in advance and send it to your guests before their arrival, and if they DO one wrong--suck it (or charge in the first place 10 euro more per week if you know that's the case). We always felt they were looking at what we were doing… hardly a comfy feeling for a vacation.
*also good to know-- it is kind of far from everything... (1h+ at least to any attraction).

Einfach zum wohlfühlen! Wir hatten das Nebengebäude ganz für uns und genossen diesen wunderbaren ruhigen Platz direkt über dem Tiber. Die Atmosphäre in den alten Mauern ist etwas Besonderes! Die Räume sind geschmackvoll eingerichtet und auch im Sommer schön kühl. In der Küche gibt es sogar eine Geschirrspülmaschine!
Die Hausherren, Alessandro und Maurizia sind sehr lieb und immer anprechbar (mehrsprachig! Alex kann hervorragend Deutsch!!).
Sie haben uns sogar spontan zum Grillen eingeladen! Alles ist sehr sauber, auch der Pool zum Abkühlen - wunderbar!
In der näheren Umgebung gibt es viele mittelalterliche Dörfer und natürlich Assisi, Perugia, Gubbio, den Trasimenischen See....

We had a lovely stay at this beautiful villa.
In total we were with 5 children and 4 adults and the house was more than big enough. Inside it has its original local building structures with thick walls and wooden structures.
And outside the swimming pool, sitting area and bbq were excellent. All very clean and more than spacy enough.
Alessandro (the owner) was very helpful and hospitable during our 2 weeks stay.
The area itself is nice, only small remark is if you want to visit any lakes or the sea you must drive minimum 1h with the car.
So for sure I would recommend this place!

Wir haben im Juni 2019 zu 6 eine sehr erholsame Woche in der alten Mühle von Alessandro und Maurizia verbracht.
Das Haus ist sehr schön und geschmackvoll eingerichtet. Der Garten ist gepflegt, die große Rasenfläche bietet ausreichend Schatten oder Sonne - je nachdem was man möchte!
Der Pool wird von Alessandro super sauber gehalten.
Maurizia verwöhnte uns mit leckerem selbstgemachten Kuchen.
Wir können das Haus und die Vermieter sehr empfehlen.
Einziges Manko aus unserer Sicht: Es ist kein Lokal oder Bar zu Fuß zu erreichen.

Wir sind im August 2018 mit 2 Familien und insgesamt 3 Kindern angereist.
Durch die 4 Zimmer mit jeweils eigenem Bad haben sich alle extrem wohl gefühlt und konnten sich bei belieben auch mal zurückziehen.
Der Pool ist einfach nur super. Alessandro gibt sich hier auch sehr viel Mühe, dass er immer wie neu aussieht.
Maurizia, Martina und Alex haben sich um uns ganz viel und lieb gekümmert.
Egal was wir auch an Wünschen hatten, Alex hat uns sofort geholfen und uns sogar den gewünschten Toaster bestellt :-)
Maurizia hat uns mit vielen Leckereien versorgt so das wir uns wirklich sehr wohl gefühlt haben.
Durch die Nähe zu vielen schönen Orten, konnten wir von hier aus viele schöne Ausflüge durchführen. Wer den Weg (2,5 Std.) nicht scheut, sollte auf jeden Fall Saturnia mit den warmen Kaskaden besuchen und anschließend ans Meer (40 min.) fahren. Von der befahrbaren Düne im Naturschutzgebiet ist man nach weniger als 2 min. Fußweg an einem der schönsten Strände Italiens.
Da das Haus am Tiber liegt, sollte man allerdings genügend Mückenspray mitbringen. Leider verfügt das Haus nur im ehemaligen Wohnzimmer über Mückengitter.
Aber die Mückenstiche haben wir uns natürlich abends auf der schönen ruhigen Terasse beim Abendessen geholt ;-)
Jedenfalls ist das Haus komplett ausgestattet und man braucht wirklich fast gar nichts von zu Hause mitzubringen. Der Vorteil der vorhandenen Waschmaschine ist natürlich, daß man mit gewaschener Wäsche nach Hause fahren kann.
Wir können das Haus wirklich nur weiterempfehlen. Es hat uns super gefallen und wir sind sehr erholt wieder nach Deutschland abgereist.
Zu guter letzt haben wir uns das Rezept von Maurizias Tiramisu geben lassen - einfach ein Traum.
