About this house rental

Approached by private drive from the lakeside road, Hawkhow occupies an amazing site overlooking Ullswater. It stands in nearly four acres of secluded sloping woodland grounds, with Mossdale Beck cascading through the gardens creating the sound of falling water.
The well-loved house is full of many original features and the layout is such that most of the rooms have incredible views across the Lake to Place Fell beyond. The rooms are arranged around the large hallway with its imposing oak staircase, guarded at the foot by the Hawk of Hawkhow. The kitchen with four-oven Aga sits next to the dining room with a picture window looking straight out onto the Lake. You will never tire of the ever-changing view or the constant stream of visitors from birds, to rabbits, to red squirrels and even the odd deer! The spacious sitting room has a large open fire as well as a pool table, jigsaw table and a games table to keep you occupied. A smaller snug with wood burning stove provides additional space for those who want to escape somewhere quieter.
Upstairs there are five bedrooms sleeping ten (two Superking, one semi-SuperKing, two twins). The house is served by two bathrooms (one with shower, one with bath) as well as a separate shower room and downstairs cloakroom.
The property will be prepared ready for your arrival with freshly laundered bed linen and bath towels supplied for your stay. We have provided a selection of games and puzzles to keep you entertained inside (and the optional use of a TV and Xbox One) as well as books, maps and guides to help you plan your activities outside.
There is ample parking on-site.
Guests also have shared use of the extensive gardens and grounds, including the sauna. Please note that the garden is steep with drop-offs in places, it has a number of steps and paths that can be extremely slippery, as well as running water courses, ponds and bridges.
As well as having Ullswater on your doorstep for sailing, kayaking and wild swimming, there are a number of fabulous walks and bicycle rides that can be started from the house without ever needing to get into your car. Keen walkers can even start the climb to Helvellyn by walking up the garden to join recognised footpaths.
Glenridding is a beautiful 15 minute walk along the Lake and provides a number of cafes, pubs and shops as well as access to the famous Ullswater Steamers. A slightly longer walk along the Lake in the opposite direction will take you past Glencoyne Bay, the inspiration for William Wordsworth’s ‘Daffodils’ poem, to the popular Aira Force waterfall and trails maintained by the National Trust.

What a stunning house! Absolutely perfect for an outdoorsy group—the kitchen, dining room, and cozy living rooms were perfect for big family style dinners and warming up after enjoying hiking and swimming in the area. You can tell the house is loved—the art, antiques, and tasteful decorations make it feel both elevated and homey—we even got a welcome basket with local foods on arrival from the hosts, which was so generous. We absolutely loved our stay and highly recommend.

This home is very well looked after and has many amenities for a large family or friends gathering. The views are stunning and one only wonders how on earth this home was built in such a remote spot! The heating system was good, water and all amenities worked well. Our only issue was with the driveway and getting our van to the parking area when others at the house below were parked. it’s quite steep but with the views you can understand why. Great spot to start a nice walk and easy to get to Penrith or surrounds. If unfamiliar with the area I would suggest coming in from the north rather than the 12 miles on the very narrow lakeside road. We enjoyed our stay.

We had a fantastic week long holiday at Hawkhow. The location was superb, we swam and used our paddle board from the beach at the end of the drive, we walked up Helvellyn, we hired sailing boats, visited the spa at Another Place just 5 miles away, and used all the facilities provided by the hosts. My husband enjoyed lighting the wood burner to get the sauna going, we had a couple of barbecues and lit the fire at the top of the garden to toast marshmallows with the children. The only slight problem was that a new spring had sprung on a high path on the garden and the water was bringing mud and old leaves into the water system. This meant the filter had to be changed during our stay, but Steve, the caretaker, came at once and was very helpful. We would definitely recommend this beautiful house and garden for a holiday.

The house is a wonderful piece of Lakeland history and a privilege to stay in! Very well equipped, beds are very comfortable and tbt Aga is great to cook on. We enjoyed the wood fuelled sauna and the Argentinian BBQ. Only two negative points of feedback: water pressure is not good enough for consistent showering and expecting guests to strip all the bed linen given the price isn’t acceptable now we’re no longer under covid restrictions.

Wonderful setting in extensive gardens by the edge of Lake Ullswater. A perfect place to spend time with family and friends. The kids loved it and explored endlessly. The arga in the kitchen creates a centre of activity and wormth after long walks. Glenridding a short walk along the lake has everything you need and the start of Hellvellyn walks. Highly recommended
