PROPERTY DESCRIPTION
Main Level: This home offers the ultimate convenience of single-level living. The heart of the home is the spacious living room, featuring a large sectional sofa and a massive screen TV for movie nights. The fully stocked kitchen is ready for any culinary need, with additional dining space available on the beautiful screened-in back porch.
Sleeping Quarters: Thoughtfully separated for privacy, the sleeping arrangements cater to all guest types. The Primary Suite features a King bed and an en-suite bathroom with a dual vanity, soaking tub, and shower. The second guest room is versatile with one Full and one Twin bed, while the third bedroom is perfect for kids with two sets of bunk beds. All bedrooms include their own televisions.
Outdoor Oasis: The screened-in porch overlooks a tranquil pond and is furnished with comfortable seating, making it the perfect spot for morning coffee or evening unwinding. The home is just a 6-minute walk to the Pavilion pools and fitness center.

Bear Trap Dunes, a community among Delaware's finest destinations for relaxation, rejuvenation, and enjoying the best spoils of beach life. Guests will enjoy two refreshing outdoor pools, an indoor pool, fitness center, tennis & pickleball courts, basketball court, snack bar, beach shuttles with a mobile tracking app, golf pro shop, and Coastal Kitchen restaurant & pub. Voted in the top 5 golf courses in Delaware by GolfWeek and Golf Magazine, Bear Trap Dunes Golf Club features a scenic Rick Jacobson designed golf course set on coastal terrain and abundant sand dunes, providing a traditional golf experience: golf as it once was, golf as it should be.
Amenity Passes are required for use of the community amenities and you will be provided a link prior to arrival to purchase your passes online directly from the Bear Trap HOA. There are no refunds of any kind for passes purchased. To access amenities renters may purchase passes at the prevailing rate established by the association. Passes may be purchased up to the allotted housing limit by accessing the website or purchasing at the Pavilion during normal operating hours. Children under the age of 4 do not require a pass.

LINEN PACKAGE
1st Choice Properties provides bed and bath linens for you. Your linen package includes: fitted sheets, top sheets, and pillowcases for all beds; sets of bath towels, hand towels, and wash cloths for all guests; kitchen towels and bathmats for all full bathrooms. Your linens will be delivered to the home prior to your arrival; you are responsible for putting the linens on the beds. You are also responsible for bagging the linens at the end of your stay and leaving them outside the residence for pick-up after your departure.
STARTER KIT
1st Choice Properties also provides a Starter Kit with all rentals. Your Starter Kit includes (1) roll of paper towels, (2) rolls of toilet paper, (1) 3oz bottle of dish soap, (1) dish sponge, (1) 13gal kitchen trash bags. You are responsible for providing any additional toiletries, soap, and paper products as needed.
MISCELLANEOUS
-The maximum occupancy is 9 people.
-There is parking for 2 vehicles.
-This home is pet friendly and will allow up to two dogs, for an additional fee of $250.00 per dog.
-No smoking, vaping, or events are allowed.
-Delaware regulations require all guests to sign a lease agreement within 10 days of booking. A lease agreement will be sent within 24 hours of booking and an electronic signature is required before final check-in information is made available.
-Check-in is 4PM and check-out is 10AM. This is non-negotiable. Your access codes for the property will activate and deactivate precisely at these times; occupancy outside these timeframes without express permission from 1st Choice Properties is considered unlawful trespassing. 1st Choice Properties will contact you directly the day of your arrival if your property is available for an early check-in at no additional cost to you; this is our standard practice and you do not need to contact us to opt-in to it.
-The property owners we represent do not permit reservations for groups under the age of 25.

Delaware has imposed a short-term rental lodging tax at the rate of 4.5% of the rent upon every occupancy of a short-term rental within the State. This new tax went into effect on January 1, 2025. Very clean and had everything we needed. Quiet area in a beautiful community. We loved the screened in porch. Quick drive to the beaches. My husband and son enjoyed playing the Bear trap dunes golf course.

Was generally very clean and worked perfectly for my wife and I along with our son. The only thing we had an issue with were several items were broken or not functioning. Shower head leaking, drawers in master bedroom and bath broken. Spray in the kitchen sink is broken. Microwave is functioning but it’s quite old and light doesn’t work. Rod to close shade in MBR missing. Generally happy but assume owner would want to know about these issues.

Overall, the accommodations were nice, except the third bedroom very small with the bunkbeds was designed for children, not adults, so that was misleading, as well as there was to be a television in there, and there was not.
Kitchen could use a few more amenities in utensils, etc. The screen porch was very nice and overall a good stay! Be advised it is $55 per person for the week to use the swimming pool and the gym area. No pool passes or anything provided with your rental.
