Kathy's home has to be experienced to be fully appreciated! From the moment you open the front door, to the end of your stay, you are pampered and surrounded by beautifully appointed accommodations! Kathy is the most generous, thoughtful VRBO owner we have ever encountered and we highly recommend this beautiful rental.We traveled with a family of 12, (three families), eleven adults above the age of 16 and one child of 9. Everyone had a delightful space to call home and more hosted treats than we could use!Don't miss this one, you WON'T BE DISAPPOINTED!

Hoan thought of everything! From the beautiful decor of the house, the tasty breakfast items, the pool and fire pit for us to enjoy after exploring Niagara Falls. There was plenty of room for the 11 of us. Adults could relax in two of the sitting rooms down stairs while children played upstairs. ( when they weren't in the pool). Kitchen was stocked with spices needed to make our dinners complete.Dining room table fit us all comfortably for meals and family games.We had an amazing vacation made many lasting memories.Would highly recommend this house and host!!

This conveniently located property is a perfect spot for your Niagara Falls get-away! Our family felt right at home in this immaculate and spacious VRBO. Host Kathy did not miss any details. The amazing breakfast treats....2 kinds of muffins, juices, cereal, eggs, bread, milk and half and half, were enjoyed by all....what more could you ask for to start our day! My Grandchildren loved "pool-time" and the provided snacks afterward. Kathy's quick response to any questions we had and great suggestions for places to visit in the area were greatly appreciated. Highly recommend this spot for your next visit to the Niagara Falls area!

We had an incredible stay at Kathy's house! From the moment we arrived, Kathy was fantastic and wonderful to work with—always available and attentive to our needs. The house itself was impeccably clean and incredibly comfortable, making it feel like a home away from home. We were pleasantly surprised by the delicious breakfast that was included; it was plentiful and kept us fueled for our daily adventures. The location couldn't be better—just a short walk to the falls, which made exploring so easy and enjoyable. I cannot say enough how wonderful everything was! Clean, immaculate, comfy, and near the falls within walking distance. The host even provided breakfast staples which our family eat up; I don't know if she baked the muffins but the entire family couldn't get enough and ate them night and day. I highly recommend this host and the house.

I have nothing but amazing reviews to give this home and host. First of all, the home itself is gorgeous. If you like homes with vintage charm but modern amenities, this is your place. From the decor to the furnishings… it was a home run! The kitchen is stunning and our host left us wonderful breakfast treats and snacks which were the perfect thing as we had hungry kids after a long car ride. The kitchen is stocked with everything you could possibly need to cook meals. This home is super clean and had an abundance of fresh linens and towels to use which was important for us since we were here for a family gathering of 13 people. Washer and dryer were available which came in handy for us. All the bathrooms rivaled luxury hotel bathrooms and had shampoo, conditioner and soap available too. The kids really enjoyed the pool and the adults loved sitting around the firepit and chatting. The location is great and walking distance to the Falls and other attractions. If our family is ever in the Buffalo area again, we will most definitely reach out to stay here again. You won’t be disappointed!!!

This was a memorable experience! We came up with our family for my son’s wedding. The house is in a nice neighborhood only a half mile from the state park. Kathleen and her husband have done a truly remarkable job completely renovating this large historical house. Its layout is 19th century, and the original relatively short 1850 banister on the stairs reminded us how tiny everyone was back then. The house that comfortably accommodated our 7 adults and 4 kids for our 4-day stay.. In addition to the nice pool and deck in the back yard, they added a small TV room and 2 bathrooms in a back addition. It was very clean and well maintained. They were sure we had plenty of towels for the pool. The most amazing thing was how well they stocked the house with things like coffee, muffins, bakery bread, chips and fruit, just to name a few things. The gas grill and fire pit out back were also a plus. We felt like welcome guests staying a good friend’s beach house! Kathleen and her family were wonderful hosts. Not only did they give us several insider recommendations about the best places to eat, but they also helped us out when we needed extra cold storage for wedding flowers. We will certainly try to stay here again during our next visit!

The Historic Johnson house was a great place for our 8-person family reunion at Niagara Falls. The host was wonderful, providing quick responses to our questions and many thoughtful touches to make our stay special. The house was one of the nicest we have rented through VRBO and the location is terrific for visiting the Falls and many attractions.

I can’t say enough about this property and the rental process! The house is beautiful, the location is amazing, it slept my family of 10 very comfortably, and the kitchen….THE KITCHEN! So wonderfully stocked with everything you could possibly need as well as an abundance of fresh breakfast foods! We had the greatest time on our family trip to the falls. Perfect location! Host was beyond amazing- the breakfast items provided were soooo good! Fresh juice, local breads, yogurt, eggs, etc.!Minor toilet issue was fixed within an hour of reporting. We will definitely be returning again and will recommend to family and friends.

Kathleen and her family were wonderful hosts! This house was perfect for us. We had a great time. We had a family of 10 and four kids ranging from 5 to 11 years old and the house is very comfy for us. We utilized the pool a lot, it was a 15 minute walk down to the Falls. We were only a 12 minute drive from Duffs for wings and Watsons for dessert. They were so accommodating from the beginning, welcoming us with snacks, fresh baked muffins, and essentials in the kitchen. Kathleen’s son even helped my dad carry his bags into the house. Checkout was a breeze as well, they said “don’t worry about anything you’re on vacation!” We will definitely look to book the historic Johnson house again next time we’re here!!

We had the most wonderful weekend stay at this beautiful property literally within walking distance of Niagara Falls State Park. We own a small farm house in Friendship, NY (a tiny town a little under two hours from Niagara Falls). What was to be a beautiful weekend there with my elderly parents ended as soon as it started when our well pump broke. We were stuck in the middle of nowhere with no water to the house at all. Some quick thinking and a last minute VRBO search led us to Niagara Falls (my parents had never been). Boy were were so lucky to find this place. The pictures are amazing, and they simply don't do it justice. I reached out to the owner looking for SAME DAY availability. She replied immediately letting me know that the property was available, that she was out of town but that her son could handle our check-in. This was at noon on a Saturday. We were checked in by 4:00pm that same day into the most beautiful, comfortable VRBO we have ever stayed in (and we have stayed in many). The house has been beautifully renovated, beds and linens were super comfortable, continental breakfast and snacks were included (as were paper products, spices and cooking oils). And just when we thought it couldn't get any better, the owner's son delivered the most delicious donuts on Sunday morning. The falls themselves were a 15 minute walk (or 2 minute drive) away. Also nearby are a host of delicious restaurants. Thanks for helping us turn some sour lemons into the sweetest lemonade

Gorgeous historical house that has been immaculately renovated and clean. The host was amazing and allowed us to check in early, check out late, and had the fridge and pantry stocked with breakfast items - and she even baked us fresh muffins on our first day! Would definitely recommend this stay.

Walking distance to Goat Island, Rainbow Bridge, Prospect Point etc. Kathy suggested Polish Nook for dinner. It was great! [If you go on Friday night - make a reservation.]

This is the best Vrbo we’ve ever had. This was a wonderful location for Niagara, the aquarium, the Underground Railroad museum. We had 3 kids 6,9,10yo and it was perfect for them. Heated pool was so fun! The home was stocked with groceries, muffins, snacks! My kids just kept saying “oh wow!!” (And so did the parents). We’ve done plenty of Vrbo homes. We’ve given some 5-ratings in the past. But we wish we could take those back because THIS ONE is a true 5-star.

All ten members of our extended family loved this beautifully decorated, spacious, but cozy home. Wonderful amenities! We enjoyed the pool after our adventures at the nearby Falls, and even pulled out some of the board games for some evening family togetherness! The ample breakfast and snack items provided were a welcome surprise. Suggestions from the owner for tourist sites and restaurants were very helpful. This home was so much better than staying in a boring hotel!

The best rental stay I’ve experienced to date. The house was clean and well stocked with essentials and breakfast food options, comfortable beds. We enjoyed the pool and using the grill. Plenty of space for our extended family of 10. Easy walk to Niagara Falls and border crossing. Kathy gave great recommendations for activities and provided several local guide books as well. Kathy is an amazing host. She met us with a bright smile and gave us a quick run through of the house. She catered to our food allergies and prepared amazing muffins. She also had available for us a variety of breakfast items and a selection of teas and coffee. When we asked if there was decaf tea, she realized she didn't. Then about 30 minutes into our stay, the door bell rings to reveal Kathy with a box of decaf tea. She didn't want us having to go to the store! The house was spotless and comfortable. Plenty of space for 13 people. The kids loved the pool. I really appreciated the thoughtfulness of Kathy in the details of how she caters to her guests. Life vests, pool towels, even shampoo and body wash were stocked for guests. I've already recommended this home to my friends. I Will definitely stay here again.

This is a historic property that has a short walk to Niagara Falls park. The host could not have been more helpful! Beds were cozy and plenty of room for our large family. This property was perfect from check-in to check-out. The host was wonderful, easy to communicate with, thought of everything, and even met us at the house when we arrived. The house had exactly what we needed, nothing more, nothing less, which I love when traveling. It is very large and we could have easily fit 6 more people with all of the living space. And the best part-you are walking distance to everything Niagara Falls on the USA side-Prospect Point, Maid of the Mist, Goat Island (Terrapin Point, Cave of the Winds, Three Sisters Islands, view of Queen Victoria Park), the official visitors center, pickup for tours, helicopter rides, observation deck, Rainbow Bridge, Seneca Casino, everything. And while walking, you will get a great view of the rapids leading to the American Falls. And very close driving distance to things like Whirlpool Park & Niagara Gorge, Lewiston, Lockport, power plant, etc. This is actually one of the better neighborhoods in Niagara, NY, as all are very run down. The house was very clean, organized, and just beautiful. And the swimming pool was just perfect for our 3 kids, and very warm for the time of year. Definitely make sure to try out De Camilo bakery for food and all things Italian, it was by far our favorite eatery! Overall, I cannot say enough good things about this lovely house.

It was the perfect stay! The house was gorgeous and had everything you could think of or want! Toys for the toddlers up to preteens. Even books for the adults! Kathleen was very prompt in answering any and all questions and had great recommendations for places to eat and sight see. It was the perfect trip! We had a very nice stay for two nights at this property. We stayed with another family (total of 9 guests - 4 adults and 5 kiddos). The location was perfect for us- we were able to walk or take a short drive everywhere! The house was well stocked with everything needed from breakfast items to pool towels to games for the kids.
