~Newly remodeled, 1500 square foot home & 490 square foot cottage with queen size bed and full bath
~4 Bedrooms (3 in main house + 1 in cottage) 1 King bed, 3 Queen beds
~Sleeper sofa in the main house
~Back Deck with river and mountain views
~Horseshoe Pit
~Firepit
~Smart TV with Starlink & streaming
~1 well behaved dog is allowed**
~Owner does have outside monitors in place- Please do not touch/adjust cameras. Failure to respect house rules will result in cancellation at cost to the guest.
~This home DOES NOT have air conditioning.
**Over occupancy of pets will result in an additional $150 being charged. Please respect the wishes of the owners, who are graciously allowing one pet.
All Pinon homes are "vacation ready" with a fully appointed kitchen, towels and linens. Hand, dish and shower soaps are provided, as well as toilet paper, trash bags, paper towels, salt and pepper, coffee filters and laundry soap.
Pinon Vacation Rentals provides guest support from 8:00 a.m. to 8:00 pm.
All guests are responsible for reading Welcome Book “Check-In and Check-Out instructions.
~Acceptance of the terms of the Rental Agreement and all Rental Policies is ASSUMED at the time of reservation. 24 to 48 hours before arrival, check-in instructions will be sent to guest.
**This home is rented for personal vacation use only. Any other use including large gatherings or parties is not allowed. Renters must abide by all rental terms and policies, as well as all local applicable property covenants, restrictions, regulations and laws. Any evidence of smoking, use of firearms, driving ATV's other than in the driveway as access only, unapproved pets, unauthorized use of property grounds, damage resulting from violation of rental policies, and/or excessive mess may result in charges up to $3000.00 to the Guest's credit card on file, as authorized by Guest's approval of the terms of the Rental Agreement.
Reservations may be canceled more than 30 days prior to check-in with full refund. 14 to 29 days prior to arrival 50% refund. No refunds will be issued after this cut-off date for any reason. No refunds will be issued due to weather conditions, spotty internet service or interruption of service.

Overall very happy with the stay and experience. My only complaint is it is posted fly fishing only on the property, which was not very clear in the online description. We like to fish with spinner rods and lures on occasion, which once we got there we learned was not allowed. You can still walk up the canyon and fish public areas so it wasn’t a huge deal.

Everything about this home and the entire experience renting it was well beyond exceptional. A newly renovated home with top-of the-line furnishing in a beautiful historic river setting made our family Thanksgiving gathering one to remember. Thanks to Pinon Vacation Rentals for accommodating our every request. The freshly snow-capped mountain views from the house were the perfect bonus.
