Welcome to Innsbruck in Granby Ranch...
Enjoy all the comforts of home in this spacious 3 bed / 3 bath home surrounded by nature on 1/3 acre. There is nothing like sitting in the light adorned family room in front of the stone fireplace with vaulted ceilings, while enjoying some peace, quiet and fresh mountain air. Our open floor plan is perfect for enjoying mountain life with family and friends while cooking and eating.
With a grocery store just 10 minutes away, you will have everything you need to make a special meal in this well equipped kitchen which features a stainless steel fridge, stove/oven, microwave and beautiful granite counter tops. If you enjoy grilling, you will also find a grill located outside on the large deck located right off the family room. With the deck facing West, you have maximized daylight and the perfect setting for magnificent sunsets.
The main floor features a full bath, the primary bedroom (1 King), 5-piece bath (including a whirlpool tub), another bedroom (1 Queen), gas fireplace and large deck. The downstairs features 1 bedroom (1 Queen), a full bath, pool table, wet bar, and walkout deck. There is a full-size washer and dryer just inside the mud room as you enter the house through the attached garage.
This mountain home is less than 3 miles from Granby Ranch (Skiing, Mountain Biking, Golfing, Hiking and Fishing) and the Granby Rodeo Flying Heels Arena. Hiking and mountain biking begin right out our front door with access to many nearby trails.
It is perfectly located just 20 miles away from Winter Park and Grand Lake, and 15 miles away from Devils Thumb Ranch and Hot Sulfur Springs. The local YMCA of the Rockies offers a multitude of summer and winter activities for all ages. Our friendly MHOA has just a few rules and regulations -
Trailers, campers, RV’s, boats cannot be parked on the property for more than 24 hours. No more than 4 vehicles, and all vehicles must be parked in our driveway or garage.
ATV’s, dirt bikes, snow mobiles and any other off road motorized vehicles may not be driven on community roads or properties.
No loud outdoor noise between 10 pm to 8 am daily.
Outdoor lights should be turned off by 10 pm.
Guests must adhere to all county fire bans. Fireworks are NEVER permitted.

We stayed in Granby for an 80th birthday celebration. We rented two houses for the families and both were great. We wouldn’t have changed anything and would stay here again. Scott was great with communication.

What a perfect house! Accommodated all 9 of us. Having a bunk bed room downstairs was perfect for the 4 kids. We have rented several houses over the years and this was by far the most well-equipped, very clean. A large table, (as well as the smaller one for the kids), lots of kitchen equipment, garage door opener, sleds in the garage. Beds were good, seemed new. No issues with heat on either floor - even though the weather was freezing (27* at 11 am). We only stayed 2 nights right after Christmas. It is close to Winter Park where we went tubing. [I can’t recommend that highly enough.] Granby is a nice little town with every amenity you would want. We would definitely consider this house for a summer vacation because there is lots to do for the kids. The owners are friendly and respond immediately. Very nice house! Nice people! We had a wonderful time!

We rented the house because of the description that stated peace and quiet. It was far from that, construction next door was so loud we couldn’t enjoy the 2 decks. This went on for the whole time we were there. Inspite of this we did enjoy the house.
