RP-25-196 Welcome to Sound & Vine, a recently renovated and redesigned 110 year old farmhouse on a spacious acre in the heart of North Fork wine country, just down the road from Hallock State Park and Harbes Farm and Barnyard Adventure. Fresh produce is around every corner at countless local farmstands (or pick up a pie from the famous Briermere Farm), and you are minutes from a number of beach accesses, both on the peaceful Peconic Bay or the rockier shore of the Sound. An easy 2 hour drive from NYC, the house is conveniently located between Downtown Riverhead (the Tanger Outlets are a shopper’s paradise and the kids will love the Long Island Aquarium) and downtown Mattituck and it’s charming Main Street, Love Lane. Southport and Greenport are also a quick 15-20 drive and boast a vibrant restaurant and boutique-shopping scene.
At once spacious and cozy, Sound & Vine has Hamptons-like amenities with a farm view and feel. A *heated inground pool* sits in the gated portion of the backyard, partially in the shade of a huge Catalpa tree, with four chaise lounge chairs along the side. When you’re done with your swim, grab a glass of wine and watch the sunset over the neighboring RGNY vineyard which surrounds the property. Inside the house there are five bedrooms, 3 full baths, an eat-in kitchen with bistro table that seats four, plus a separate dining room that easily seats eight. Just off the dining room is a den stocked with games and some children’s toys, plus a pull out sofa. The main living room is adjacent to the kitchen and has plenty of seating and a large flat screen TV, perfect for movie nights. The house is equipped with central heat and AC (2 zones), washer and dryer, wifi, outdoor grill with large picnic table and a firepit with lounge chairs. We had a wonderful stay at this house. The location was perfect with easy access to everything on the North Fork, and the property itself was spacious and comfortable for our whole family. My grandkids absolutely loved the backyard, and we had a great BBQ our first night there. The dining room easily fit all 10 of us, which made family dinners really enjoyable. Every bedroom was very comfortable, and the open kitchen and den layout was perfect for keeping everyone together throughout the stay. We all agreed that we would definitely stay here again.

Our family truly enjoyed our Thanksgiving weekend stay at this beautiful farmhouse that is updated, but still full of charm. The rooms are very spacious and the backyard is large and private. Holly was a very responsive host and we appreciated her quick assistance with questions before and during our visit to the North Fork. Thank you!!

We stayed at this renovated farmhouse from November 14–17, 2025, and had a great experience. Our original trip was scheduled for October 10–14, but a storm came through that weekend. The host was very accommodating and kindly allowed us to reschedule to November, which we really appreciated.The house itself is beautiful and very comfortable. It feels recently updated while still having a lot of charm. Everything was clean, the beds were comfortable, and the common areas were perfect for relaxing, talking, and enjoying a glass of wine. The kitchen was well equipped and made it easy to cook and eat in.The setting on the vineyard is peaceful and scenic, and the location is convenient to nearby beaches, farm stands, and wineries. One small note for future guests: the pool is closed for the season starting in early October, so if using the heated pool is important to you, it is worth planning your stay for the warmer months.Overall, we were very pleased with our stay and would be happy to return. This is a lovely property with a very responsive and thoughtful host.
