Kitchen: Fully equipped gourmet kitchen, blender, juicer, crock pot, pots/pans, spices, milk frothier, Keurig, coffee pot, electric tea kettle, nespresso machine, toaster, plastic and glass dining ware.
General: Linens/Towels, complimentary Beekman toiletries, hair dryer, ironing boards, washer/dryer. 6 GUESTS MAXIMUM AT HOME AT ANY TIME. No exceptions.
CHECK IN IS AT 4PM – CHECK OUT IS AT 10AM.
Please adhere to these times as the cleaning crew needs to have enough time to properly clean and sanitize the home between guests.
Guest Responsibility for Additional Occupants or Visitors
The primary renter ("Guest") assumes full financial responsibility for any individuals they bring onto the property during the rental period, including but not limited to invited guests, visitors, or service providers. (ie. Chefs, Masseuses, DoorDash, etc) The Guest shall be held liable for any and all damages to the property, furnishings, appliances, landscaping, or common areas caused by such individuals, whether intentional or accidental. By booking this property, the Guest agrees to indemnify and hold harmless the property owner and its agents from any claims, damages, or losses resulting from the actions or negligence of any person invited to or permitted on the premises by the Guest.
IT IS A WORKING GROVE
You are on a working Avocado Grove. You might see someone checking water lines from time to time.
There is wildlife in the area and on the property.
It is not unusual to see some wildlife like bobcats, coyotes, snakes and lizards. So be very mindful of your surroundings all times also look under chairs and by bushes when you are outside.
ALWAYS MAKE SURE ALL EXTERIOR DOORS ARE CLOSED WHEN NOT IN USE AND THAT THEY ARE CLOSED AND LOCKED IF YOU LEAVE THE PROPERTY
DO NOT PICK THE AVOCADOS
Do not pick the avocados. They will not be ripe while you are there and water is very expensive and the yields have been low so please do not pick them.
SEPTIC SYSTEM.
Our home is on a septic system so please ONLY flush toilet paper down the toilet.
Please NO feminine products, paper towels or face wipes.
Open Flames / BBQ
NO OPEN FLAMES OR BBQ GRILLS ALLOWED ON PROPERTY.
FIREPLACE
Only run the fireplace for 2 hours at a time to not overheat the television.
DO NOT LET IT RUN ALL DAY OR LET IT RUN OVERNIGHT WHILE YOU SLEEP.
This will empty the propane tank quickly.
THE POOL IS ONLY 4 FEET DEEP AT ITS DEEPEST POINT.
NO DIVING OR JUMPING INTO THE POOL. SWIM AT YOUR OWN RISK.
The pool is very shallow so please do not let anyone dive or jump into the pool.
Minors in the pool must be supervised at all times.
Pool maintenance is usually done on Wednesday Mornings. He will come and go on his own. Just know if someone walks in the back yard… that’s who it is.
NO GLASS AROUND POOL OR SPA
Absolutely no glass around the pool or spa area. We provide a substantial amount of high-quality plastic glasses and wine glasses. If Glass breaks in the hot tub or pool, you will be responsible for paying for the draining cleaning and refilling and rebalancing of the chemicals.
Pool Umbrella
DO NOT MOVE THE UMBRELLAS more than 5 feet from where they are when you arrive. PREVIOUS GUESTS HAVE DAMAGED PROPERY WHEN THEY HAVE MOVED THEM. Thanks.

PLEASE TAKE IT DOWN AND TIE IT EVERY TIME YOU LEAVE THE
POOL AREA FOR LONGER THAN 30 MINUTES. WINDS CAN KICK UP
QUICKLY. PLEASE DO NOT LEAVE IT OPEN WHILE NOT IN USE.
POOL HEATING
The pool heating is $25 per hour and available in the late spring and summer months. This is weather dependent as it gets very cool at night and might take 8 hours to reach 80 degrees.
HOT TUB HEATING
The hot tub is controlled remotely and is purchased in 2 hour blocks.
It is $50 for 2 hours of heated use. The tub will warm for one hour to get
to temperature and you do not pay for that. Payment for the tub is made
through Venmo. If you wish to use the hot tub in the evening all requests
must be made by 6pm pacific standard time. We are mostly on Eastern Time
so we are 3 hours ahead. Any request made after 6pm PCT may not be seen.
Do NOT touch the pool equipment under any circumstances. This will lead to immediate eviction.
BOCCE COURT
The balls to the Bocce Court are at the end of the long hall on the shelves to the left.
If you use them to play… please wipe them down and put them back in the black bagd.
LOCKS ON THE DOORS
All the locks on the doors pull UP to lock.
Be mindful of this on all doors leading to the pool and back yard area.
Please spin the deadbolt to lock the doors when you are not using the pool area.
There are instructions on each door on how to lock it.

TRASH BY GARAGE
There are 2 trash receptacles by the outside garage door.
Please make sure all trash is fully inside with the tops closed tightly if you put out any trash. This will keep the wildlife and rodents away from it.
NO NOISE IN BACK YARD AFTER 10PM
THIS AREA HAS A VERY STRICT NOISE POLICY. MUST BE QUIET AT 10PM.
Although you are on a grove we still have neighbors that are close and loud noises
carry into the valley below. Please be mindful of this and cease any loud music or noises at 10pm.
SECURITY CAMERAS
We have ring security cameras at the front door and around the entire property.
This is for your safety as we have wildlife in the area. There are no cameras in the interior of the home and no outside cameras view into the home.
