Our washer and dryer, stocked with detergent and dryer sheets, are at your disposal for added convenience during your stay.

Your rental includes complimentary access to Netflix, Hulu, Amazon, HBO Max, and Disney+, as well as a Nest thermostat and Nest Smartlocks. Enjoy coffee and tea throughout your stay. Did we mention the hot tub? :)
GENERAL REQUIREMENTS
a) All Guests (and any Visitors) must comply with all House Rules and any other instructions from the Owner during their stay; and
b) Guests must notify the Property Manager of any disputes or complaints from neighbors as soon as reasonably practicable.
c) Guests are fully responsible for the safety and security of their children at all times, as well as any disturbance caused to other residents in the Neighborhood;
NOISE AND THE NEIGHBORHOOD
a) Guests and Visitors must keep noise to a minimum as not to disturb the occupants of neighboring properties – especially during nighttime hours (e.g. 12am – 8am), and upon arrival and departure;
b) Excessive noise is prohibited at all times and may result in termination of the vacation rental agreement, eviction, loss of rental paid and extra charges which may be deducted from the Security Deposit;
VISITORS
a) Guests are allowed a maximum of 4 Visitors at any time during their stay.
b) Guests are responsible for ensuring maximum visitor numbers are not exceeded; and that visitors are complicit with these House Rules.
c) Any additional overnight Visitors must be approved in advance during the booking process and are subject to an additional fee as noted in the price.
FUNCTIONS
a) Parties and large gatherings of any kind are strictly prohibited at the Vacation Rental; and
b) Any small gathering must comply with other rules set regarding Noise, the Neighborhood and Visitor numbers.
PARKING
a) Guests and any Visitors are to comply with parking regulations and other requirements set out below and show consideration to neighbors and other vehicles; and
b) Parking arrangements at the Vacation Rental are as follows:
• Street Parking
• 2-Car Gated Parking
Street parking is allowed in front of the or on the side of the vacation rental.
SECURITY
a) Any time Guests leave the Vacation Rental, it is their responsibility to ensure all windows and doors are closed/locked to maintain security and prevent rain and water damage.
b) Guests must supervise any babies and children at all times
DAMAGES AND BREAKAGES
a) All Damages and Breakages must be reported to the Property Manager as soon as reasonably practicable. Failure to report them will likely result in a penalty deduction from the security deposit. And;
b) To avoid Damages and Breakages, no furniture is to be moved from one room to another without prior agreement. Also;
SMOKING
a) Smoking is not permitted inside the Vacation Rental. There will be a $200 fee for smoking inside the house.
EMERGENCY CONTACT DETAILS
a) In the event of an emergency relating to the Vacation Rental, you can reach local emergency services by dialing 911.
COMPLIANCE
a) Breach of any of these House Rules is a breach of the Terms and Conditions of occupancy as per the Rental Agreement.
The Owner and Manager reserve the right to terminate permission to occupy and to evict from the Vacation Rental, any Guests or Visitors who refuse to follow these House Rules or who cause a nuisance to neighbors or other residents of the community.

We had a great stay at the luxury modern Dallas Oasis. Check-in was smooth and the townhouse was clean. Location was convenient to get an Uber to various areas of Dallas but did seem to have some parts of the area that were nicer than others and not very walkable. Overall we were happy with the stay and would stay again

We enjoyed our stay here. House was clean and it was close to the event we were attending at the fairgrounds. Unfortunately we had some difficulty with the remote to open the gate to park our cars, but we figured out how to make it work. There was no detergent for the washing machine. No tissue boxes, the door leading from the kitchen into the garage wouldn't stay closed, and we couldn't get the garage door to open. I attempted to message the owner multiple times about these things during the stay without receiving any responses. Two days after we left they got in touch apologizing saying they were logged out of VRBO and didn't receive the messages. First time I've used a rental service and had not received responses to message requests from the owner or property manager while we were staying at the house - pretty basic and disappointing that there was not an alternate option for contacting someone if we needed assistance.

The house was very comfortable. Felt safe being inside of the fence. Located close to downtown, and uber rates are very reasonable to Main Street and any entertainment.

Overall, we enjoyed our stay here. There were definitely some areas that could have been more clean - the second bathroom upstairs, there was a sock and blanket on the ground in the living room when we arrived. There wasn’t enough soap, dishwasher pods, or toilet paper for how long we were there. The hot tub wouldn’t heat past 94 degrees. For 6 adults, it was sufficient space.
