In the very select estate of Cap Bénat, magnificent property with panoramic views starting with Bormes-les-Mimosas passing through the port of Lavandou then extending to Cap Nègre to vanish off Cap Lardier towards finally the setting sun and the Golden Islands....
This villa was freshly renovated in 2021 with the desire to preserve its Provençal spirit embellished with different Lounge and Hippy chic touches.
Facing north-east, it is sheltered from the Mistral. Located on the heights of the estate, it also benefits from beautiful sunshine throughout the day.
THE PLOT - 2550m² approx.
It is a varied plot of land with different universes where different Mediterranean species are planted. Access is from the top of the property and opens directly onto a parking area that can accommodate several vehicles and on one side, a petanque court with full sea and sunset views.
Your property is composed of two universes of 3 and 4 bedrooms all air-conditioned, i.e. 7 bedrooms in total. This will provide you with great comfort and unique privacy.
A landscaped patio connects the two spaces and offers an unobstructed view of the open sea and the coast. This architectural link constitutes the real "heart" of the property with its sheltered bar, lounge and dining room.
In summer and winter, the sun's rays pass through the garden from one side to the other.
The property benefits from a 10 x 5m heated and tiled SWIMMING POOL.
Tennis, sailing school, grocery store, beaches and restaurant in the estate.
Close to Bormes les Mimosas but also to the beaches of Brégançon, Estagnol, Pellegrin, Rayol...
The place is unsecured, including the pool which only has an alarm.
This residence is therefore not suitable for young children without supervision also because of the configuration of the premises and the absence of a security barrier.

The beaches: Four beaches are at your disposal in the Domaine, none of which are supervised. The beaches of Les Cigales, Portofino and Port du Pradet are equipped with showers, but not the one of the Calanque Saint Jean.

This estate is located at the south-eastern end of the Cap Bénat massif, classified since 1976. The massif covers 2500 hectares, characterized by a remarkable balance between forest, vines and olive trees.
It is the most maritime projection of the commune of Bormes les Mimosas, department of Var. Cap Bénat proper contributes to closing the Bay of Hyères to the east, which is the southernmost part of Provence, since it is located at the same latitude, 43° North, as Cap Corse.
For centuries, the lordship of Cap Bénat, with an area of more than 400 hectares, with its castle, was attached to the Barony of Bormes.
After the revolution, this territory continued to belong to aristocratic families until it was sold in 1925 by the Marquise Marie Louise de Retz to Georges Marie Haardt, a hero of modern times, known for having designed and directed the famous Citroën Cruises, the Black Cruise in Africa (1924-1925) and the Yellow Cruise in Asia (1931-1932). The latter was fatal to him since he was ill and poorly cared for in Beijing, and died a few weeks later in Hong Kong.
His heirs sold this property, which he had largely developed, to real estate developers who built four housing developments in the fifties, including that of the Domaine du Cap Bénat.

Incredible home - views are priceless and the pool was incredible. Lovely host and the beaches near the home were once in a lifetime. There are a lot of flowers and greenery around and with that comes bees. We did get a sting or two. So word of caution for anyone with a serious bee allergy.

We had a wonderful stay at this absolutely amazing place. We had been attentive to the Excellent Reviews left by former tenants, but also by the last negative review that was published. We specify that the city has many rooms which are all air-conditioned, it is of an absolutely irreproachable level of comfort, a very neat decoration, and a perfectly maintained garden.
The sea view is breathtaking, we are used to frequenting very beautiful villas, but we had never been able to enjoy such a rendering
We went to the beach on the estate which is a private beach and is a four minute drive away. Even in this month of August, there is no problem to park a car, since it is a private domain. On the beach, there are also very few people, we had the impression that it was for us :)!
We plan to return for a longer stay in this city, five stars!

Arriving at the house, you will be met by a truly breathing view over Le Lavendou and the Mediterranean.
There are two beautiful houses separated by an open breezeway and teak deck with an outside dining space, bar, BBQ and sitting area. We had all our meals "al fresco" here at the large table. This upper deck looks over a stunning lower deck with pool, seating areas and sunning beds. Believe me, the pictures don't do it justice.
Both houses are stocked with everything you need for your stay. This is NOT a minimally stocked rental!
Finding this house the first time can be challenging, so make sure to meet the host at the community guard shack. (Advice: use Waze, not Google or Apple maps to find the address. Both Google and Apple took us to the wrong area.) Once found, it is easy to get to.
The property is at the very top of Cap Benat and while the house itself looks out over the town and bay, the pétanque court looks the other direction with another stunning view of the islands and down to the Fort de Bregançon (the French president's private residence).
We were met by the very charming Laura, who showed us the two houses and made sure we had everything we needed for our stay. She was always available for any questions.
Monsieur Marechalle, the owner, checked in via text to make sure everything was to out liking and see if we needed anything.
I really can't say enough about how beautiful this house is with it's magnificent views. I would love to return.
