About this house rental

Permit: 2018-02

Behold Wimberley Waters. Located along idyllic River Road, this Texas Hill Country getaway is an absolute gem of a private retreat—a perfect escape for large families and old friends. Extensive 2022 renovations brought new levels of comfort and grandeur: luxury furnishings, sleek and stylish bathrooms, Spanish tile, micro-cement countertops, cozy little nooks for quiet thought, and big congregant spaces for those feeling festive.

Wimberley Waters offers the best of both worlds: peaceful seclusion and easy access to culture, adventure, and nightlife. This modern river lodge is perched on the tranquil banks of the Blanco River, just a short scenic walk from Wimberley’s charming downtown square.

With five bedrooms, each with its own external door so guests can come and go without disturbing others, and five baths, the property will comfortably sleep 18. An offset guest house gives additional privacy and flexibility. Each of the custom-made built-in bunk beds has its own dimmable LED light and USB charging port.

The perks of Wimberley Waters spread well beyond its walls. Step outside and across River Road to an expansive, private park on the Blanco River. Dip your feet in the water or simply lounge in the shady yard full of hammocks, rocking chairs, and Adirondacks, all perfect for long hours of Hill Country fun.

Or maybe you’re feeling a little competitive. Challenge your family and friends to games of cornhole, horseshoes, ping-pong, foosball, Jenga, hook & ring toss—all are here, and all available at any hour thanks to the spacious lighted pavilion out back. Fire up the grill, spin the ceiling fans, and gather around the big banquet table to share something delicious and reminisce as late as you like, at least as long as the fireplace is lit and the s’mores are toasting.

Both the main house and guest house are generously stocked with every convenience you’d want in a home: modern spacious kitchens, quality cookware, fresh linens on every bed and plush towels for days. On lazy mornings or rainy afternoons, just stay under the covers and watch some TV, or screen a movie for the kids in one of the living rooms while the bigger kids mix drinks and deal cards in another.

On beautiful days a wonderland of adventure awaits. The crystal-clear Blanco River is unmatched for fishing, canoeing, and kayaking—whatever your speed. Take a daytrip to Canyon Lake and rent a boat or a pair of jet-skis. Float the majestic Guadalupe and soak up some sun, then cool down after dark at the Whitewater Amphitheater for live music under a canopy of trees.

An easy walk to Wimberley Square drops you right in the middle of Hill Country culture, with boutiques and antique shops, restaurants, and bars. Explore New Braunfels and Gruene just down the road, each boasting fabulous restaurants and music venues. The 200+ shops at the San Marcos Outlet can fill an entire day, and don’t forget to bless the kids with a visit to Schlitterbahn Water Park or Landa Park, where they can swim, slide, run, and hike until they’re spent.

Blanco has several attractions for outdoorsmen, history buffs, and foodies. Blanco State Park offers fishing, swimming, and hiking. For those interested in the Old West, the Buggy Barn has over 140 restored covered wagons. Real Ale Brewing Company offers guided tours and a taproom tasting experience.

Farther down the road is historic Fredericksburg and its numerous wineries, all within a few miles of each other. Stroll the grounds and dip into as many as you please. Or visit one of Fredericksburg’s two amazing museums: the National Museum of the Pacific War and the Pioneer Museum. Make sure to stop by a fruit stand during the summer months to grab some famous Fredericksburg peaches.

Few issues.. lots of flies in the house and dead flies and cobwebs in most windows. No outiets worked in master bedroom. Otherwise, the house was fine.

We had high expectations of this property based on the description, but unfortunately it fell short, especially for the price. Pros: Layout is great, we were a group of 8 and the teens loved having their own spaces. Short distance to town. Comfortable beds.Cons: listing states "a short scenic walk from Wimberly's charming downtown" - technically you can walk if you don't mind the 15 minutes down River Rd. with speeding cars and no shoulders; "step outside and across River Road to expansive private park on the Blanco River. Dip your feet in the water" - it's a small area of non-maintained land with high grass, snakes and a pile of rusted chairs that were possibly dumped and not meant for use, leads to stagnant water and moss covered slippery rocks - Blanco River where you can actually dip your feet in is just on the other side of signs that say private property and isn't accessible; outdoor games like ping pong and foosball - couldn't play because they were so filthy and didn't come with any of the actual balls needed to play. AC wasn't working when we arrived, they did send someone out quickly to fix it. Two of the bedrooms were under the oak tree dropping acorns consistently - crazy loud on the metal roof and impossible to sleep (teens in one room used earplugs). Roku in casita didn't work due to poor internet connection. Cable in main living room didn't work. Minisplits in 3 bedrooms have a fan function that clicks loudly at night making it again too loud to sleep.

Beautiful property!! River access is not that great, but we found Cypress Falls not far from the house. So that wasn't a deal breaker. The biggest problem was missing small daily items we've never needed to bring to a place with a full kitchen. For example foil, paper towels, kleenex, more than 2 dish towels. Its a fabulous kitchen but each time we'd get started cooking we'd need some basic staple from the store! Oh! and the grease trap on the grill needs to be changed! There was shampoo and conditioner but no bath soap. We may be spoiled, however with a home of this caliber and cost we expected a little more.

We had a great time both in the house and the river. The house distribution was perfect for us. It was super clean and the manager was always available. We thought it has direct and private acces to the river, but it didn’t. We needed to croos a small street to get to the river.Overall we had a great time and should come back soon.

The home itself is lovely, but unfortunately, several aspects of our stay were disappointing. We arrived to find cobwebs under the couches and quickly ran out of paper towels, with no extras provided. One of the showers was completely clogged when we arrived, and when the rental agency came to fix it, they told us it was “a lot of hair”—despite no one in our group having used that shower yet. Clearly, the cleaning crew missed it.The bathrooms overall were not well maintained—there was visible residue on the sink handles and in the shower itself, which made the space feel less than clean. The internet/TV didn’t work for two days, and while it was eventually fixed (the modem in the attic had to be reset), it was a frustrating delay—especially during a rainy day when indoor entertainment was our only option. Unfortunately, the home had no games, books, or family-friendly activities, which made it even tougher with small children.Even more surprising, there’s no washer or dryer. We missed that detail when booking, but it would have been a deal-breaker had we realized. Additionally, not all bathrooms were stocked with basic toiletries like shampoo or even soap—we had to go out and purchase essentials ourselves.Lastly, this home is not particularly kid-friendly. If you’re traveling with children under 5, I wouldn’t recommend it. We’ve rented homes for nearly every vacation we take, and sadly, this experience fell short of expectations.

My husband and I stayed here with three other couples and their families. The property was really close to town, which was nice since the river near the property was a bit of a walk and was dried up. We did however enjoy visiting Blue Hole, which you have to pre-purchase passes to, because they sell out, as well as 7A Ranch. Make sure you bring a canopy for 7A as there is no shade. The house was laid out nicely for each family to have a room, with the kids sleeping on the bunks. Loved having the pavilion for making s'mores and hanging out with the whole group outside. The grass was too high when we arrived, but after letting the owners know, they had someone come trim it in a timely manner. With 18 people staying a washer and dryer would have been nice to have access too, and the internet was a little spotty. We also would have loved if the large fan in the main area to worked, but after many tries we gave up. Overall a great stay for a large group.

Amazing that you charge over 1250 each night and there were no cleanex in bathrooms. Only two trash bags, really??? You should be ashamed!
