Just two homes from the sand, this downstairs 4BR/2BA beach retreat offers the perfect setting for your Newport getaway any time of year. Ideally located just steps from one of Newport’s best beaches, you’ll enjoy easy walking access to restaurants, parks, a coffee shop, a mini mart, and more. Spend your days by the ocean, then unwind on your private, secluded front patio, perfect for relaxed evenings and family BBQs.

The open-concept living and dining area features two comfortable couches and a TV, with patio doors that open to the private front patio, along with a dining table for 6–8 and a breakfast bar with seating for two at the kitchen.

- Guest Bedroom 1: King-size bed; ceiling fan
- Guest Bedroom 2: Queen-size bed; ceiling fan

The kitchen is fully stocked with dishes, utensils, cookware, and bakeware. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.

GUEST ACCESS:
Guests will have private and exclusive access to the entire ground-floor 4BR/2BA residence. This includes all interior spaces and the private front patio. The upstairs 2BR/2BA residence is not included in this listing, but can be rented simultaneously, when available, to accommodate larger groups. See separate listings or contact our office for more details.

We are committed to ensuring you have a wonderful and seamless stay. While we respect your privacy, our team is available to answer any questions or address any needs that may arise during your visit. We will not be present at the property during your stay unless assistance is requested.
ADDITIONAL DETAILS:
No Air Conditioning: Like most homes in our moderate coastal climate, this property does not have air conditioning. Ceiling fans are provided for your comfort.
Pets: This home welcomes a maximum of one pet (dogs only). Size and breed restrictions apply. All pet arrangements must be coordinated with our office in advance and approved in writing, and a non-refundable pet fee will be assessed.
Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.
Laundry: A washer and dryer are located in the residence, with complimentary laundry supplies provided.
Parking: One space in the shared garage. Garage dimensions: 6'7" height clearance with 18' depth - small to mid-size vehicles recommended. Parking behind the garage is not permitted. General street parking, both metered and unmetered, is also available.
Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.
Rental Agreement: A signed rental agreement is required to complete your booking. This property may only be booked by a guest aged 25 or older.
Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.
City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.

The location of this cute beach house is perfect. Close to coffee and food. And steps from the beach. We loved this house so much. There was plenty of space for our big teenage boys and my husband and I. Beach chairs, boogie boards and bikes that were provided made for a lot of beach fun and family activity. Everything was just easy and enjoyable. It was hard to leave.

Perfect for family of 6 plus 2 children. We enjoyed the ample space to spend time together plus private space for down time. The outdoor patio was a favorite gathering place to enjoy the sunshine and ocean air. The beach is so close and we all walked over to see the stunning sunset each day. The bikes and beach toys were perfect for us to enjoy. Great bike rides along the bike path. Close to freeway access for our Disneyland fun! We plan to visit this house again as a favorite stay!

Lovely property a block-and-a-half from the beach. Great out door and indoor dining areas - and a nice living room area adjacent. Great for a small reunion. Dana was very helpful and kind. I hope to return someday.

The location was great. The ants were quite annoying along with the people who rented the place above us. Garage space is an issue. Two standard cars will have trouble getting into and out of the garage - between cars requires your BMI <23. SUVs, regardless of size, will NOT fit. Lots of other cars and trash cans from the neighbors take up a lot of the open space. If you are planning to have a car this will be an ongoing issue. The house had limited supplies and of you love nice towels bring your own. If you are 5'4 or shorter, the showers will be enjoyable. Tall people need to bend over....just crazy. On rainy days, water does come in the front doors you see in the picture so do leave anything cloth on the floor.. This is not a 5 star rental.
