Our waterfront home is conveniently located in Heathsville, Virginia on the Coan River. A short drive away from restaurants in Reedville to the East, Lively to the South, and Callao and Hague to the West. The direct neighborhood is private, peaceful, and friendly. You can come here to fish, crab, eat oysters, have quality fun with your family and friends, or just get away.

* Speaking of office space, this winter we added 2 private workspaces for those who need fewer distractions. Perfect for remote work and school needs.

* UPDATED stainless APPLIANCES.
* FIRST FLOOR MASTER BR. 75" Smart TV and private bath.
* Guest 1 - Brand new Queen bed suite; 40" Smart TV. This room also has CRIB for our youngest guests!
* Guest 2 - Kids Twin bunk bed plus 1 Full bed. 40" Smart TV.

* You enter the home on the first floor; the master, living, dining, sun porch, and kitchen are present. Guests have rooms downstairs, with the game room...and a walkout ground-level patio.
* Each room has a closet, dresser, and tv.
* Kayak life jackets and paddles are hanging in the game room.
* The main floor living room has an extra-large tv.
* From the living room, 2 doors open to the deck. Deck furniture is kept undercover and the pillows are on the sun porch. The kitchen is new from the floors to the appliances. Food Lion to-go and Instacart work here!!
* Plenty of room on the sun porch with a selection of family games.
* There is a bassinet, pack-n-play, and high chair available.
* Management is always available to help or answer any questions/or address any issues;

We the best time enjoying the dock, kayaks and paddle board, the fire pit with s’mores, just being with family and having our pups with us. A fantastic trip for sure!!

We had an absolutely amazing and relaxing stay at this riverfront property! From the moment we arrived, everything was perfect. The home was spotless, cozy, and well-appointed with everything we needed for a comfortable getaway. The beds were incredibly comfortable, and waking up to the stunning river view each morning was a dream.The hosts were fantastic—super communicative and helpful leading up to our stay and made check-in a breeze. You can tell they really care about creating a great guest experience.One of the highlights was taking the kayaks out on the river on our last day—it was peaceful, scenic, and the perfect way to wrap up our trip.We also loved relaxing on the deck with a cup of coffee in the morning and enjoying dinner while watching the sunset over the water in the evenings. The location felt private and tranquil, yet still close enough to everything we needed.Highly recommend this spot if you’re looking to unwind, reconnect with nature, and enjoy a beautiful setting with top-notch hospitality. We’d love to return!

The home was clean and well-kept inside. The owner was friendly and responsive, and we loved the privacy and seclusion. The private dock, board games, game room, and decently stocked kitchen were great touches.That said, there were several issues. The outdoor areas need upkeep, messy yard, dirty deck, and the walk to the dock was on very uneven ground, which made it difficult to navigate safely, especially for anyone with mobility concerns. The dock itself had splintering boards, popped nails, and twisting wood. I had to pull splinters from my dog’s paw.During a storm, the power went out. While flashlights were provided, the candles were mostly burnt out. We found tea lights, but better stocking for outages is needed.The listing says every room has a closet, but the master bedroom’s closet is locked. Understandable, but there should at least be a rack or hooks to hang clothes.Also, personal/family photos made it feel less like a rental. The two large portraits in the living room were a bit much. The smaller ones in the entryway were more out of sight, but ideally, no personal photos should be displayed.With more attention to outdoor maintenance, power outage prep, and guest comfort, this could be a great stay.
