Icy and snowy conditions do exist at the property so guests must be careful when walking and driving. We highly encourage guests to be prepared with access to chains and/or 4-wheel drive in winter months.
Please remove shoes in entryway and do not wear shoes indoors.
Do not feed wildlife or leave trash outside.
Please do not move furniture within the unit.

Check-In:
Check in is at 4:00 PM. Early arrival is an option (with an added fee), if housekeeping has completed cleaning from previous guests. Early arrivals MUST be arranged in advance. We strongly encourage you to check into the property before 7:00 PM. We are a small community with limited services available after hours.
Check-Out:
Check-Out is at 10:00 AM. A late check-out IS available for an additional fee as long as no reservation is scheduled to arrive the same day. Late check-out will be considered but MUST be arranged in advance. Refunds will not be available for departures earlier than reserved departure date. Unapproved late check-out may be subject to late check-out fees, additional night stay charge added or, potential removal of belongings from property after reasonable attempts have been made to notify you of unapproved late check-out.
Trash:
All trash must be put in secured plastic bags and placed into the dumpster facilities, located just a few minutes from the property. If trash is left in the unit you may be charged an extra cleaning fee depending on the amount of trash left behind.
Quiet Enjoyment:
You are responsible to observe and respect the quiet enjoyment of neighboring property. Loud music and/or vehicles are not permitted. Complaints against your group may result in loss of your reservation and you may be asked to leave the premises should it persist. Quiet hours start at 10:00 PM.
Conduct of Children:
Parents are responsible for the general conduct of their children at all times. Damage to the rental property or personal property at the unit is the responsibility of the parent. Children must respect quite enjoyment of neighbors.
Reasons extra charges may be incurred or requested from VRBO:
– Any abuse, damage or theft.
– Any indication that a guest has been smoking indoors.
– Any indication that a pet was brought without permission.
– Any need for housekeeping beyond what would be considered “normal”. (This includes but is not limited to trash, dishes, etc.)
– Moving or re-arranging furniture.

We stayed in this house during New Year’s week and had a wonderful overall experience. The home has four good-sized bedrooms, and one of them features four twin beds and a TV, which made it a perfect space for the kids to stay together and enjoy having their own room and bathroom. That setup was a big plus for our family.We also really enjoyed spending time in the living room, especially with the beautiful mountain views.The house was exceptionally clean, truly one of the cleanest properties we’ve ever stayed in, which we greatly appreciated.One small recommendation would be to upgrade or service the stove. It has coil electric burners, and only three of the four were working during our stay. The raised, uneven coils made cooking a bit challenging, as pots tended to wobble and food cooked unevenly. We managed and made the best of it, but improving this would make the kitchen experience much better for guests who plan to cook.Another helpful improvement would be clearer instructions on where the trash dumpster is located. The information mentioned it was only a few minutes away, but despite driving around, we couldn’t find it. To avoid an extra fee, we ended up taking the trash with us.Overall, this is a lovely, comfortable home with great space, amazing views, and outstanding cleanliness.

This was a great home to enjoy with family. It was nicer than I expected and the view off the back was fantastic. Everything we needed was provided including games and puzzles. We were not able to get the coffee maker to work and we needed more than a one-at-a-time Keurig so we purchased one and left it behind. We really enjoyed this place very much. I’d gladly stay again!

We wanted a quick getaway to escape the Texas heat and this property was perfect! They kitchen is perfectly set up if you want to cook your meals at home and plenty of seating for everyone to relax. We will stay here again!

The location was perfect just between Ruidoso and Capitan. The home is spacious and clean. Loved the layout with the 2 masters on one side and the kids rooms on the other. The view is picturesque outside the back patio. We saw elk walking across the street just outside the patio door and had views of the forest and mountains.
