You and your family will enjoy a tropical Florida vacation in a beautiful,

spacious home which is **perfect for all ages** (**and kid-friendly including

pool safety fence**). Less than a five-minute drive from the Gulf Coast’s

white sandy beaches. Located a short drive between St. Pete and Clearwater.



Those with limited mobility can still make full use of most of the home. On

the ground floor, there are two bedrooms, a bathroom (with walk-in shower),

laundry, a game room, and bar. The pool, outdoor dining table for 12, and

backyard are all on this same level.



We provide a beach wagon, a wheeled Igloo cooler, Tommy Bahama beach chairs,

umbrellas, beach towels, a bodyboard, a fishing rod, sand toys, a toddler life

vest, and more. Everything you need for great beach fun!



The fully-fenced private backyard offers an oasis of fun and relaxation.

Lounge in one of several reclining chairs by the newly-refinished, private

saltwater heated pool. Go for a dip (year-round)! Play a game of cornhole.

Fire up the Blackstone gas griddle (free propane) and gather the whole gang.

12 people fit easily at the poolside dining table under the covered deck,

making meals together easy.



Off the pool deck, you’ll find the game room with its Xbox Series S, a full-

size foosball table, and a wide variety of board games for all ages. There are

books for kids and adults, a table for games/cards, and a wet bar where you

can enjoy a glass of wine or a cold beer.



On another floor, five steps up, enjoy the comfort of the great room’s large

sectional while streaming your favorite shows on the 65” Roku TV. The dining

table seats 8 to 10.



The chefs will love the newly remodeled kitchen, which is fully equipped with

stainless steel appliances, a double oven and many amenities to prep a meal.

For the coffee lovers, we offer an espresso maker and a traditional drip pot.

For tea lovers, we have an electric kettle and a selection of teas. The bright

breakfast nook is a great place to start the day.



Need to do some work or study? There is an office space on the lower level, so

you can concentrate and get the work done. You’ll find robust internet

throughout the house and even around the pool.



Upstairs you will find four bedrooms, including the master suite with its

king-sized bed. The other three bedrooms include another king and two queens.

There are Roku TVs in ALL six bedrooms. Two smart thermostats control the

central air and heat (one for the ground floor, one for the top floor). Each

room also has a ceiling fan.



Our area is a vacation paradise! Dine at the beach, shop at the mall, check

out some of the “foodie” destinations, take a car ride to theme parks, go to

the aquarium, go kayaking or just relax in the beautiful Florida weather. The

options for fun are endless!



**Guest access**



Guests have access to the entire home and grounds and an easy check in with

keyless entry.



**Other things to note**



The home is pet-free, and non-smoking. The neighborhood is quiet and

residential – please be respectful of our neighbors.



QUIET HOURS ARE FROM 10 PM TO 9 AM. POOL HOURS ARE BETWEEN 9 AM AND 10 PM

ONLY.



Parking is in the driveway and only 4 vehicles are allowed. More parking is

available nearby at Publix.



NO STREET PARKING PERMITTED AT ANY TIME (Pinellas County Rule)



We have a landscaping company and a pool guy that comes every week. Usually

they come on Mondays and Fridays, respectively, but if we have had bad weather

their days may change. They will enter the backyard without notice to do their

job And leave.



House Rules



This is a family neighborhood. Be respectful of the neighbors.



_If you are planning to “party,” our house is not for you._



Must be over the age of 25 to rent



· **Noise:** **From 10:00pm to 9:00am** \- Quiet hours – they are strictly

enforced by the county:



No music or loud conversation outside Outside activity must conclude by 10

PM.



· **From 9:00am to 10:00pm** : No loud music, shrieking or being so loud that

you are disturbing the neighbors. If you play music outside, it must not be

loud, where it would disturb the neighbors. Please respect our neighbors by

keeping volume down by the pool.



NO SPEAKERS OF ANY KIND INSIDE OUR OUTSDIE THE HOME



· We have a noise monitor in the house (this equipment doesn't record voices)



· **Smoking:** No smoking of **any kind** allowed inside the house (this

includes vaping). If you smoke outside, make sure to collect all cigarette

butts and dispose of them. Weed smoking is not allowed inside or outside the

house.



_*Any illegal substances and activities are prohibited on the property._



· **Parking:** _Parking on the street is prohibited_ for short-term rental

guests in this neighborhood (this is a County rule - Only Homeowners are

allowed to park on the street. Guests are not). All cars must be kept in the

driveway (day and night). Only 3-4 cars will fit depending on the size/model

of the car. **MAX of 4 cars allowed** (by County rules) Parking on the grass

is not allowed.



· **Trash:** _Trash cans must be kept with the lid tightly closed_ to avoid

critters – please place trash cans by curb for trash days: Mondays and

Thursdays and before you vacate the home. P.S. There are different trash

collection companies that service the neighborhood, so if you see a truck come

by and they don’t grab our trash, don’t worry – they will come before the end

of the day 



· **Pets** : No Pets are allowed (we have family member with allergy)



· **Abide by the booking** : The number of guests MUST match the number in the

reservation. No additional guests are allowed unless agreed in writing by the

host. The host reserves the right to deny any additional guests.



· **No weapons allowed** : Entire booking is subject to cancellation without

refund if this rule is broken.



· **Tampering with, turning off or disabling any security equipment is not

allowed** at or around the house (WiFi, router, ring doorbell, noise monitor,

etc)



· **Furniture:** Please do not move furniture, particularly heavy items

including but not limited to sofas, tables, beds, dining table, etc. _Bringing

any furniture, including mattresses into the house is prohibited_



· **Roof:** It is Expressly Prohibited to go on the roof (including the flat

roof)



· **Pool:** Pool is deep, Kids need to be supervised at all times. No

lifeguard so use is at your own risk.



· **Griddle:** Propane must be turned off when not in use. Kids are not

allowed to work with the griddle. Please clean the griddle and throw the

grease from the grease cup in the container provided. (that helps to avoid

critters roaming around)



· **Fire Pit:** Fire can’t be left unattended. Kids must be supervised. You

must make sure to put the fire out before moving away from it.



· **House:** Be respectful of the house. We have put a lot of time, effort,

and resources into making this a beautiful, comfortable, and fun house for our

guests. Please take care of it as if it were your own.
