AVOID AT ALL COSTS This property engages in clearly misleading and dishonest practices. The room I was given was not the one I booked, despite what the property later claimed. This appears to be a deliberate and premeditated attempt to mislead guests once they arrive. The description and photos do not reflect reality. The bathroom, advertised as private and inside the room, was in fact external. On top of that, the building is located in the middle of an active construction site (they are renovating one of their rooms), with constant noise and heavy dust, making the environment unhealthy and unacceptable for a stay. Because of the construction dust and overall conditions, I was forced to leave immediately and change accommodation, incurring additional costs and losing valuable time. Despite the obvious mismatch with the listing, the property refused to provide any refund, showing a complete lack of professionalism and respect for guests. I strongly discourage anyone from booking this place. This was an extremely negative experience based on false information and opaque management. This property should not be listed on Booking.

Bed bugs

It’s a good location

My bed had bed bugs. Woke up with lots of bites, reported this, but can see reviews following my stay with photos of bed bugs. Really frustrating and have had to deep clean all my belongings + I’m super itchy!!

Central room in condensa

In a nice area of condensa. Kitchen was good. Staff were friendly and helpful

Building work ongoing at the property, so maybe just caught it at a bad time. Terrace wasn’t open for us unfortunately so didn’t have anywhere to chill out in the day. Our room had just been finished and the bathroom door didn’t exist. They fitted it one day during our stay but means they had to go in our room.

Value for money!

The location, the room, the facilities and the host were amazing. They were so helpful and 24/7 reachable!

Everything was great. Like any place in Mexico, it’s a bit hard to maintain the same water temperature for a long time, but it was always warm! No complaints!

OK for the price, BUT...

Very good location. Nice, large bed. The staff member we met at the property was very kind.

The room had a persistent humid smell. We found a cockroach running in the bathroom. Communication was very intense and excessive: we received more than 20 emails for a one-night stay, mainly promoting paid early check-in or late check-out, rather than offering flexibility. Despite the stated 3:00 pm check-in time, we had to send several messages and insist before receiving the room code, which we finally received around 5 pm.

Worst of the worst

Best part was to leave this place

READ THIS BEFORE BOOKING!!!! I travel a lot and this is easily one of the worst places I’ve ever stayed. Even before arrival, there were 15+ messages on Booking.com and 5+ on WhatsApp, with no issues on our side! Very intimidating. The room given was different that on the pictures and was sold as an upgrade, but it felt like an unfinished monastery cell: no mirror, shelves, hooks, hangers, desk lamp, or any place to put clothes, and no bathroom door and mirror despite that being hard-sold as a upgrade! Needless to say the original room had double bed, while this one had twin bed that had to be put together. It was cold at night, 8C, yet there was no warm blanket, only thin sheets! When we asked, we were given a dusty synthetic used cover. To top it off, there was literally a construction of top of our heads (hammering, drilling, dust all over the place), followed by non-stop washing machines next door and some bar/club blasting music till 3 or 4am. Good luck sleeping! The best thing is that we spent only one night and even that negligible $50 felt like complete a ripoff. I’ve seen better places where people have very little idea of what hospitality is for 1/3 of this price. The owner will claim we got an upgrade, but look at the pictures and you be the judge. He’ll also note that he offered to refund me, and he did, but after 17h flight looking for another place isn’t exactly ideal either.

Great Place to Stay

Great place to stay, great value, met my expectations in a positive way. I stayed in room Alpha, right next to the front door, but did not have any issues with noise from other guests coming or going while I was sleeping. Had very positive interactions with the staff and other guests at the property.

The bedding was not as clean as it should have been. The location while good, isn't the most central in Mexico City.

The location is excellent for restaurants and stores. Banks nearby as living here is almost the same prices as Canada.

I will never come bak!

It was the worst experience in my life. I booked a double room, a bathroom attached to it. When I got the place, the recepcionist explained this room does not have a bathroom attached. It was a shared one or something similar. I was really exhausted because I came from Europe and I just wanted to rest but every time I needed the bathroom I have to go upstairs. It was horrible! Besides, gamma room has a noisy location in the entire building. I will definitely never come back.

Location is great, but if you dont wanna rest and sleep this is your opportunity. If you wanna rest and sleep. Then, avoid it!

Great location, communicative property management, well organized check in/ check out. Room had everything- from bath robes to make-up remover which I did not expect in this price range.

I found bed to be too soft and uncomfortable so I had hard time sleeping. I did not like having to sign rental agreement that was so long that I signed it without reading. I never had to sign rental agreement through Booking before.

Communications were excellent, the housework, extremely welcoming, and it was a great experience. The location is fantastic. The place is extraordinary value and exceptionally clean.

All of the instructions, the codes and details were quite lengthy. I wonder if it could be more concise? Also, my particular bathroom facility probably needed just a little bit of updating, but also was off the laundry room so it was a bit awkward to access at Times when people were using the laundry.

Condesa home

The kappa room is perfect for a solo traveler, with a window that opens to a peaceful street, lots of restaurants within a few minutes walk, and a personal fridge in the room. There's a shared washer&dryer and a good shared kitchen with drinking water&freshly ground coffee and a lovely terrace.

The shower takes some getting used to, but works fine once you get the hang of it

Small cozy room in calm neighbourhood

Very nice room with a great shower, very central location and good neighborhood. Super friendly host and good communication. Easy check-in.

The room and shower were clean overall, but there where multiple cockroaches in the room during multiple nights. This is the reason for the lower score for cleanliness. Perhaps it can be fixed with a net or lid for the shower drain (?). If this is fixed, I would highly recommend staying there again.

Terrible

It’s really annoying that this kind of hotels just lie and try to deceive. There are some rooms that do not count with a bathroom inside the room… the room details say it counts with a private bathroom. But there is a hidden surprise is not inside the room. Is downstairs outside the room. Shame on everyone that allows this deceiving to happen

Perfect Location. MexCity is nothing but beautiful around this neighbourhood. Very impressive. Never been in such a place. So much nature. God, the treeeees and the architecture - a Dream. Communication with staff (everything online, Never saw a staff member in real) Waas easy and very convenient.

Room was actually very small, almost to small for two people. Square Meters mentioned online are (according to my experience) a bit of a lie. Would have loved to know the actual size beforhand ( guess around 9m2 plus small bathroom)

I stay in this place for the second time and I really like it. Room is very comfortable, there is always hot water in the shower, and Gerry is very nice and helpful! The rooftop deck is really nice to hang out on sometimes. Location is very convenient.

Comfortable and in a great location. La Condesa has amazing choice of cafes / restaurants and it’s relatively near the park. Staff seem very friendly.
