Tranquil location, views out over the fields. How modern the property is, perfectly thought out.

Absolutely loved it!!! So nicely decorated and equipped with everything you need. There was fresh milk for us when we arrived and the hosts kept us updated with everything over messages. Was lovely and warm too!!
Nothing!

Perfectly met on arrival even though I was later than planned and the pub was calling
One or two cobwebs …. In an old chicken shed… in the middle of the country…more than acceptable. Definitely a great location.

Great location, beautiful views, clean & modern whilst still giving a farm cottage vibe!
This isn’t even such a bad thing but the bed was so soft that I found it a little hard to sleep😅

It was a great location, cozy but spacious for 3 adults.
Lovely and warm inside and very well kitted out in the kitchen area.
The fresh milk was a really nice touch.

The location was perfect — peaceful and exactly what we were looking for. There are a few cosy pubs about a 15-minute walk from the property.
The hosts were very friendly and made sure we had everything we needed for a comfortable stay.

I’ve never been to ribble valley so everything was new and I loved exploring the area. Location of accommodation was great.
Dogs loved the paddocks to go off leash however, it would be great to have a completely enclosed area next to barn/shed (not cottage) for them to explore in a safe environment. Could do with a proper wardrobe and long handled brush to clean floor, especially after paddocks were mowed. Hard not get grass in living area.

The property has everything you need as is a really comfortable and cosy little get away.
Even with 2 children we managed perfectly fine and the space is more than enough!
Definitely recommend the stay and rich is a really nice guy, genuine host.
Maybe add a guest book just to sign before you leave :)
Everything was perfect :)

Very hospitable host, came to greet us and gave our dogs a big welcome. (We like people who like dogs)
Loved how the host explained the place was a conversion from a chicken coop.
Loved how there was space for the dogs to run around outside with it being fenced off
The bathroom was a walk in shower room with a small corner sink with a toilet in front so it was a little difficult to brush our teeth and wash our faces. But only because my husband is a giant.

It was an attractive self contained property in a lovely location. We had a comfortable night and appreciated the fridge and kitchen - and the fresh milk left for us.
We found the (foam) bed a bit too soft for our liking (and a little ‘sinky’ in the middle…). NB - there’s no WiFi in the property but our phone signals were adequate…

It was very cosy, really enjoyable.
The garden could be enclosed, but is still quite private.

The location is lovely in Waddington, lovely pubs for food and pet friendly.
Bed was extremely comfortable and lovely seating area at the back.
Beautiful rainforest shower. Lovely owner communication
The only things that were minor was no WiFi and the garden isn't enclosed so we had to keep the dogs on a lead just in case for our first day there but day two they were okay. Just a minor detail for those who may have dogs who like to houdini !!

We loved the location as it wasn’t too far from Clitheroe but felt like you were out in the countryside. My 2 dogs loved running free in the garden and paddocks !
It was so comfortable and had everything we needed for our nights stay !
The hosts were so helpful and welcoming . We were able to contact them straight away & they were so friendly !
We liked everything ! Just a suggestion! To have an outdoor bin for doggy bags !

What a lucky find! Stayed in the tool shed, dog friendly, spotlessly clean, well maintained and equipped.
Stunning setting , 10 minute walk from local village and pubs which was picture perfect.
Prompt communication really friendly hosts will definitely be staying again.

Absolutely beautiful little cottage.
Host's very friendly and helpful.
Perfectly located for a peaceful getaway.
Utensils etc well stocked with everything we needed.
Would highly recommend and stay again.
The only issue we had was with the bed. Though the matress, pillows, quilt etc were very comfortable.
The bed itself was very creaky and made a loud cracking sound each time one of us moved. Did interfere with sleep a bit.
The water pressure was pretty poor in the shower.
Everything else was great.

Lovely location, area to run around was great for the dog.
On closer inspection the property could do with a bit of TLC and a thorough clean.

Modern, clean and self contained. The hosts were brilliant.
The look of it when we saw it from the back - rusty corrugated iron sides.?

It’s very easy to go to the place, probably an 8-minute taxi ride from Clitheroe town centre. The hosts gave us detailed directions to reach the property with ease so that was very handy! We arrived to a spotless cottage that is located in a peaceful neighbourhood, and it has everything a guest would hope for (from facilities to toiletries, and also with free coffee/tea/milk) — thus, we had a very comfortable and enjoyable overnight stay all throughout. We chose this property since it’s very near the wedding venue, Eaves Hall. Thanks a million, Kate & Richard!
None that I can think of — everything was perfect 👌

Lovely little place, it had everything we needed as a couple taking a little break with our 2 pups. Great size for a couple, lovely bathroom, kitchen is just right with an oven and microwave combo, full size fridge, all kitchen wear is available too. The bed is very comfortable and there is a little space to hang up your clothes too! Tv is in the living area, but can be watched from the bed too at the right angle! 😊 Little table and chairs to eat at and outside there is a table and chairs set, which we had our fish and chips at while enjoying the view across the fields 😊. Parking space is great, lovely little garden area for the pups to potter about in, and the 2 paddocks are able to be utilised too. This is located in a lovely little village. We ventured our to Skipton, Harrogate and to Hardcase Craggs National Trust, which were lovely days out. We had fish and chips from Clitheroe centre which was lovely. Places around here were very dog friendly which is a massive bonus. The owners were lovely too and the gentleman met us as we arrived, and gave us a little tour of the facilities. Also they left us some milk and some tea/sugar which was a very lovely touch. Fabulous place, recommended and would definitely return 👍😊

Stayed one night whilst attending a nearby wedding. Rural location, well appointed, spotlessly clean and very quiet location at night.
Only the side exterior, rusty metal panel but this was a minor issue.

Very Comfortable. Great decor, brilliantly converted.
Only minor problem was working out how to use the cooker for making toast. Might be an age thing!

Greeted by Richard, which was really nice, and he was very kind and helpful. The cottage was beautiful, everything you need for a stay away was there. The bed was exceptionally comfortable too and the views were beautiful. Would definitely go back.

Lovely holiday cottage for one man & his dog. Rural location but within walking distance of 4 pubs - one in West Bradford and 3 in Waddington.
Quick drive into Clitheroe for all the shops, bars, restaurants you could want. The castle and park grounds are definitely worth a visit.
Bed very comfy, smart TV, own garden leading into paddock (doggy heaven) and great wet room.
I'll definitely be back.
I'd brought some tinned fruit for breakfast and despite a very well equipped kitchen, the one thing missing was a tin opener...
Quick trip to Tesco's sorted that and I left it there for the next tinned food lover 😂

The location was very good for the wedding we attended at Eaves Hall. The surrounding countryside is lovely; Waddington is only 15 minutes easy walk away. The property was very clean and bright and had everything needed for a short stay.
The property was small so would be more restricting for a longer stay or for more than two people. There was however, outside space available for warm weather.

The location is absolutely perfect, very quiet, lovely little seating area outside in the sunshine. Everything you need inside and The layout is fab. Close to Eaves Hall so great for wedding guests. Nice pubs nearby. Hosts very welcoming.
Could do with a little deep clean and The mattress is very very soft, my partner struggled to sleep in it but I was fine.
