Two positives, Xmas decorations were beautiful and very close to town and the beach

If you're coming in the winter months, bring warmth with you We came for xmas and the heating didn't work, only the rads on the first 2 of 5 floors worked. A plumber turned up, did some "repairs" and then completely broke it so none of the radiators worked at all. Spent ages trying to figure the Google Nest in case that was the problem to no avail as had no instructions. So we had no central heating for 3 of the 4 days we stayed over Xmas. Host tried to send a plumber on xmas day but didnt communicte this despite me asking to communicate via booking.com or telephone, so he turned up with no notice and we didn't know he was there so couldn't let him in, to which the owner said "oh well, will have to wait now" and left us with 4 tiny 30cm storage heaters for a 6 bed house over 5 floors. Shocking when we've paid a small fortune to stay over Xmas and one of the coldest months of the year with two small children. Appreciate there is a suggestion to leave keys in the keysafe at all times, but with two small children, not a risk we could take. Very disappointing hosting, could have been avoided with better communication. Central heating should have been checked before we arrived. If this was me and I had a property where the heating wasn't working, I would attend personally out of courtesy. My 2 Yr old daughter became really ill and the rest of us got stinking colds. Additionally, its a poorly equipped kitchen when at full occupancy, had to buy extra baking trays, no Scissors, not enough pots or pans, no proper carving knife or knife sharpener, it's poorly lit, and very narrow. A full load of towels and bed linen left dirty in the machine. The tumble dryer got an error code and we had to de fluff the filter. No door on the lounge so it was freezing. One of the bathroom doors was nearly off its hinges and wouldn't lock.

Fabulous location, fantastic kitchen space and rooms.

The heating was inconsistent within the house, some rooms hot and others cold. We would have appreciated the heating to be on on arrival. There were no logs for the fire as described. The quilts were thin, and we all agreed could have been better quality duvet/pillows. Top floor toilet needed attention, and some of the electric points needed attention including the lights outside the property which one of our party fixed. We also noticed the toilet brush was dirty and needed cleaning.

The property was lovely and very close to all amenities in Cromer. The kitchen was huge and very well equipped. Having a choice of lounges was amazing and parking was great too.

Unfortunately there was a problem with the lights in the kitchen that the owner was aware of but had not fixed. We were offered an emergency electrician on the second day of our stay but we had plans to go out. Not sure if this was fixed but it was very dark in the kitchen without them. The cleaning was quite poor, the hob and trays were very greasy, bedside tables were not clean and the skirtings and window sills were dusty. When we stripped the beds to leave, some of the bedding was stained. The owner may not be aware of any of these issues. Also the bathroom door was hard to close as the hinges had come loose.

Location was fine. Lots of space.

Dust and cobwebs everywhere, stained pillows, unwashed linen, dirty trays in the oven, old coffee left in the machine. The owner blamed the cleaner, but some things were just pure neglect, for example nails sticking out of floor boards in multiple places (my 1 year old nephew almost put his hand on it), loose decking, unfitted kick plate on the steep stairs from the spa, rusty handsaw and industrial fluids in reach of children, houseplants dead or dying, and the unmaintained bush encroaching on the seating area outside. There wasn't even toilet paper for us, let alone coffee or tea! The owner mentions multiple times about keeping quiet due to "elderly neighbours". The only neighbours we saw were the ones smoking weed and blasting music into the night. The owner offered us an additional night's stay in the unkempt house but, realistically, which family of 9 do you know who can all take a day off work at the drop of a hat? Avoid. EDIT: The owner has replied to my review calling me a liar, despite us sending many photos as evidence. They did not offer us a refund if we were check out. They said they tried communicating with us - my last message to them got no response from them. I have videos, photos, and chat logs as proof of their negligence and bad service. I wish I could add more than 4 media to this review. Perhaps the 9 and 10 star reviews are from the guests who warrant the noise warning or just don't care about cleanliness and basic safety for their families. Downgraded to 1 star after this interaction, very unpleasant.

Excellent location close to the beach the pier and town very good size for our party of 8 and 2 young children parking was at the rear also lots of parking nearby. A very well equipped kitchen ,2 large sitting rooms,showers were excellent. Very good communication from the owner👍

Lack of wardrobes

The size of the house was fantastic - could easily fit everyone in and we had loads of space to relax and have fun. The closeness to the sea and the town centre was also really convenient. The games room and hot tub were also added bonuses. Beds and bathrooms were clean and comfortable.

The dishwasher is broken or needs a deep clean, some of the glasses and plates were dirty in the cupboards and it put a slight dampener on meal times as everything had to be washed by hand every time. This was made more difficult as only one tea towel was provided, so we had to go out and buy additional ones. The BBQ was also a bit dirty on arrival and there were no implements in the house to clean it after use (wire scourer etc.). Each toilet only had loo roll, which was used up quickly - we would have happily brought our own if it was put in the welcoming message.

The outside decking area and hot tub, the kitchen and the interior decor. Perfect sized communal areas for a large group. Loved how close to the beach you were.

The cameras everywhere! Bit creepy. The house wasn't very clean, there were cobwebs everywhere, the kitchen floor was sticky when we arrived and the bin was full and hadn't been emptied. Expected a higher standard of cleanliness for the price of the stay! A hole in the floorboard in the games room It was advertised that there was a hairdryer but the only one we could find was a very old travel sized one which smelt like burning when we turned it on so we didn't use it! I did message the host asking if there was another one but didn't get a reply!

Beautifully furnished and spacious. Hosts were very communicative and set up the hot tub in advance of our stay as well as allowing an early check-in. Very close to beach and all local amenities.

Amazing house. Well designed for a large group of people. Plenty of room. An amazing hot tub and even a games room. The house is in an ideal location. Near to the sea.

We noticed that there were several cameras in various rooms (not the bedrooms) and felt that these were an invasion of privacy. You need to tell guests that you have installed cameras or take them out!

The house was beautifully presented, had everything you needed. Very close to the supermarket and the beach. Great value for money, I'd definitely stay again.

The property is spacious, clean and beautiful. There is plenty to do in the property and it is in a great location. The host sent a useful guide with important information in before we reached the property.

Considering the house facilitates larger groups the BBQ is really small. It would of been helpful to have more cooking utensils, pots to cook with and guide for the appliances, for example the oven and dishwasher.

House was lovely & comfortable. We loved the hot tub and games room. Very nice to be so close to the beach and supermarket.

It was hard work to go up and down the stairs . Could have done with an extra toilet downstairs and maybe 1 more shower.

My son was playing in a match at Norwich. The hot tub was a big draw in all fairness as after the match he and a couple of his teammates wanted to visit the beach and eat fish and chips. It was the perfect stay and we had all we needed for our stay. The weather wasn't great for most of Day 2 which is a shame, but we still had enjoyed our stay.

Could have done with a loo downstairs and if there was one more thing to make this place 100% it could be a cover over the hot-tub? Not being picky, but just making a suggestion.

Could do with a down stairs toilet, quiet a lot of steps to the various floor levels, and steps to hot top very steep, if your fit you will be fine , but our age group varied from 50 to 70

The house was really nice and very well decorated, the host was very helpful at every step and have good advice on places to visit. the host even located and posted us back a ipad we left at the property. very nice people and would certainly re visit.

What an excellent location, we all loved the 1st floor living area, what a great space it was for our family get together! The bedrooms were very spacious & the beds extremely comfortable. The pillows were so clean & fresh too, which isn't always the case in even the best hotels! The hot tub was a great addition & very easy to work. A great size kitchen, with a large dining table which was perfect for all our family to gather round. Hosts were very helpful and welcoming, replying quickly to messages. The location is great as it's so close to the beach and pier.

We felt the layout wasn't as ideal as some other properties we have stayed in. 3 bedrooms are very close to each other with them all sharing a small upstairs toilet, or sharing the bathroom next to the twin room (8 people sharing 2 toilets & 1 shower) There was another shower on a lower floor but it wasn't next to the 3 bedrooms. The house was beautiful but the cleaners had missed a few jobs, nothing major but just smeared mirrors, stained kitchen units & sticky kitchen cupboard handles. This shouldn't put anyone off booking as it's not a reflection on the hosts, just the cleaning company could do a better job to give this beautiful house the attention it deserves.

beautiful house! So perfect for our big family to get away. the kitchen is a great size including a big table we could all fit and eat round and the underfloor heating is a great touch to keep warm. The decor is beautiful. Beds and sofas very comfortable! Love the fact is had a hot tub although we didn’t use it due to the storm!! Location is perfect in terms of distance to the town and seaside.

We had some issues with the wood burner in the middle room. It let put a lot of smoke which it shouldn’t have, we all have log burners in our house so know we were using it correctly. On further inspection there was issues with the seal which leaked the smoke and the wind from the storm certainly didn’t help. we put the fire out immediately as even for a short period the smoke smell got into the bedrooms. Should be looked into before anyone else uses the log burners. Due to this issue I went to shut one of the bedroom doors as I was going to put my baby to sleep in there. I shut the door from the outside not realising they have locks. There was no key in the door (there were in the other bedroom doors we realised after). This meant we could not get back into the bedroom with all our things. Thankfully our baby wasn’t in the room. We raised this issue with the owners and they promptly sent help and sent a locksmith. Generally the house was clean but in some of the cupboards we did find bits of food/crumbs etc from previous stays.

It was beautifully decorated and the rooms were all spacious. The first floor living room was a wonderful family space to relax and the location was very close to the sea front.

By virtue of it being a townhouse the bedrooms were on different levels with the exception of 3 at the top which were close together. There were only 2 bathrooms which didn’t quite feel sufficient for the number of people the house could accommodate.
