Basic, good location and clean, but poor management and service.

Spacious and well-located in proximity to city. Well equipped and clean, albeit basic. Appears similar to ex-student housing. Cosmetically ok and very secure.

We stayed in November on one of the coldest weekends and a broken window made one of the bedrooms unusable. A partial refund request was refused even though video evidence of the problem was provided. Communication with management company was also abysmal. Inconsistencies between listing and contract, for example check out time. Even when these inconsistencies were raised the team provided the incorrect information and then tried to backtrack. No signage for the external bins attached to property and lots of rubbish in the front garden. Property could do with some general TLC as both bathroom and kitchen taps had issues.

Very average.

Given we were running the marathon and this accommodation was a mile from the start at Old Trafford, the location was ideal. It was reasonably priced too. The BEVOLVE team were very responsive online and on the phone although didn't actually do what they said they would i.e. arrange for house keeping to pop in to attend to issues mentioned below.

For a property for 8 people, 2 pans in the kitchen was far from adequate and there weren't 8 bowls, a bread knife, a tin opener that worked, a plug in the sink or a tea towel etc. We needed to cook and eat the night before the marathon and hence had to take it in turns which was far from ideal. The extract fan in the main bathroom (without windows) was ridiculously noisy, not great when you need good sleep the night before running 26.2 miles! We had to sign up to an 11 page contract which made us suspicious and feel like we had no chance of getting our deposit back, however, the property wasn't very clean when we arrived. We have received all of our deposit very swiftly thankfully. The property had a small garden but nothing in it so was unusable which seemed a shame. There was only one secure parking space but plenty of parking closeby on the streets. The Agent, BEVOLVE did promise they would send someone out to bring a tea towel, plug and clean up but they never arrived. The property is right on the road and hence quite noisy as the windows weren't great. The owners really need to maintain the property better else they are going to have some big bills e.g. there was a small garden growing in their gutters! (see photo). This obvs didn't cause us any problems but there are already signs that the lack of maintenance is causing damage to the building.

Basics like a pan and plug for the washing basin in kitchen to wash dishes, weren’t there. Throughout our stay we asked agents for these items and they kept telling us it is there, but it’s NOT and they didn’t bother to make a plan.

Cozy house but not enough to fully chill

I love the cozy feeling and that was very fast to get in contact with them if we had doubts! Was clean, all the facilities working properly and confy beds. Rooms were very big and nice, close to Manchester Piccadilly. Had everything that we needed ✨

Some parts of the house could have some fixing work to do but nothing huge that made the stay unconformable. Some working to do are: toilet seat on the upstairs room, door handle also on the upstairs room, Kitchen sink tab leaks... Nothing major as you can see. We were a bit self-conscious about loud noises since the agency was very pushy on "no parties". This self-awareness made us not really fully chill as we could be talking and catching up very enthusiastically but then be like "oh yeah neighbours". This is more of a personal point since we are a very considerate group of friends and the last thing we want is to annoy anyone and I also understand they might have got not the best bookings before but still a point that we did not chill as much as we could 🌼

Easy access to Manchester City Centre and Old Trafford venues

Great location and fantastic value for money. Nice having a bit of outdoor space in a city centre. Good for groups/families. Excellent TV and connectivity. Lovely neighbours. Very beneficial having a dedicated car parking space.

A little bit run down in places, could do with a bit of TLC, but still clean. Noisy floorboards and main bathroom extractor fan, can be tricky for light sleepers.

Great

The house was comfortable, very clean and the gated parking was a big bonus for peace of mind. The location isn't the smartest in Manchester but we felt secure, comfortable and well looked after. The neighbours were friendly and helpful.

Good location for exploring Manchester, clean, well equipped. The staff were responsive with communications. The gated parking felt secure. Quiet neighbours.

The maintenance let it down : there were a very large number of small issues that need fixing in order to make the property really good. Eg sliding door into kitchen that didn’t slide, hooks needed for curtain tie backs, bedroom door handle coming off. I kept finding things up until we left. Individually they weren’t a huge problem but having paid a hefty £300 damage deposit I was concerned we’d not have that returned but would be blamed for causing some of these issues (which we didn’t). However I emailed Emilia who returned the deposit in full. A thorough maintenance check of the property would make it much better. Also the house sleeps 8 but needs at least another 2 seater sofa in the lounge to provide enough space to relax together.
