Pet Friendly - pets less than 40 lbs - additional cleaning/pet hair removal fee required. (Max 2) Pets must be disclosed in advance. Fee is per pet. All dogs are to be treated with Advantage or similar topical flea and tick repellent three (3) days prior to arrival. Fleas and ticks are very rampant in this area and can cause harmful/fatal illness to humans and pets. All items above are the sole responsibility of the dog owner. Failure to disclose the pet in advance will result in a $500 fee.
Propane is not included, however a tank is provided. There may be some left over, which you are welcome to use. Otherwise, tanks may be exchanged at any area Home Depot, Lowe's, Ace Hardware, etc. There is also a propane shop around the corner! Some amenities noted are nearby - an additional fee may be required. Golf, Boat Rental, Paddleboard Rental, etc.
**Parties are strictly prohibited - as noted in the rental agreement. Penalties will be enforced. The property is monitored by Noise Aware & Minut as noted in the booking agreement. There are also external surveillance cameras facing the front yard and driveway for your safety & security. There are no cameras anywhere else on the premises.
Names/Ages of all guests staying on property must be provided per the Vacation Rental Ordinance by the City of Orange Park. Please plan on sharing that information with your reservation. Max Occupancy is 8 persons at all times and will be enforced. Make/Model/License # of each vehicle parking on premises must also be provided. Parking must be off-street utilizing the garages and driveway. Max 4 cars per stay. There is also an exterior camera monitoring vehicles/parking for compliance.
Agreement / House Rules: Booking with us means you confirm that the primary guest is 25 years of age or older and that you have reviewed and will fully comply with all booking terms and house rules provided prior to booking.
Please adhere to all safety regulations as noted. Reminder: This is a pool, not a hot tub! :) The pool is 8 feet deep at the deepest point. There are Pool Rules posted. There is a pool safety ring available for emergencies.
There are 2 separate AC units (1 downstairs and 1 upstairs) so the separate control panels are on each level.
Stairs: there are stairs and steps throughout this English Style Cottage House. Two sunken living areas (steps) as well as the 2nd floor (steps upstairs).
**Please note: The pool uses a sand filtration system. The bottom of the pool is a combination tans/browns/blues - so it will not appear crystal clear blue. The pool is serviced weekly by a professional pool mgmt company to maintain chemical balance and the filtration system. The yard is surrounded by more than a dozen trees of various sizes/types - there will be leaves around the area - and when season pollen counts are high - pollen will accumulate quickly. The pool system & waterfalls are scheduled on a timer to run the same time daily, but it is not heated. The indoor fireplace is not operational.

Fun house—old, not modern, but has lots of character.The kitchen was stocked wonderfully—better than any other place we’ve stayed.The beds and sofas were a bit on the soft side (not that comfortable), but not terrible. Wasn’t warm enough to use the pool. It had a lot of leaves in it, but we would have used it if it had been warmer.

This house is amazing, plenty of room, has a very warm feeling to it. We spent Christmas here and it was just the best. The pool area is very nice, we grilled steaks on the gas grill that was perfect in size and easy to use. The upstairs area for the kids to play games was perfect. Everything was clean, plenty of bathrooms, all of which were very clean. The kitchen was awesome, dual ovens that were on the cutting edge of technology, clean and very helpful for Christmas dinner. I cannot say enough good things about this house. We are already planning our next visit

The property was ok, somewhat dated. the two bedrooms upstairs were small and only 1/2 bath in the hallway.I trip was very responsive, brought towels and blankets over immediately and sent a pool repair person over immediately to fix the small waterfalls.
