The property was clean, with fresh linens.
The location was private but convenient to all amentities.
A full kitchen with updated appliances, a new washer and dryer on site and 2 1/2 updated bathrooms
Outdoor grill.
Gunstock was closed due to some political fighting so we could not access the outdoor activities there

The size was great for our group of 18. Plenty of beds. The common spaces are a little tight for a whole group that size. The number of bathrooms was good.
Plenty of parking without a lot of car juggling.
Access to the private beach was nice.
We enjoyed the fire pit.
Plenty of dishes and the kitchen was probably the nicest room. Lots of stuff to use like detergent, paper goods, etc.
NO AIR CONDITIONING. On arrival, we found 1 portable unit in the dining room and that's all. I had reached out a few months prior to arrival to confirm there was A/C and was assured there was. One portable unit in the main floor does not do the job and I feel i was misled tremendously. Sleeping was very uncomfortable.
There was no welcome book or informational guide anywhere. I had to reach out for information about everything.
It was not really all that clean. The kids found odd toys behind tables and under furniture. They even pulled a used water bottle from a previous occupant out of the couch cushions. There had clearly been work done and drywall dust on the floor. In the bedroom my husband and I used there was an open case of beer left behind the door-- glad we didn't give our teenagers that room!
Some of the outside decks look a little unstable. The rug on the main deck was a trip hazard but needed because the surface was very splintery and worn. There was a basketball net in the driveway, but giant holes in the blacktop just in front of it, so it was pretty much useless. On the ground level patio poison ivy was growing up to the concrete and there was a lot of it in the woods at the edge of the yard making it hard for the little kids to be outside without being hovered over to avoid it.
