Bring the whole family to enjoy this clean and spacious, completely renovated, 5-bedroom home in a beautiful golf course community. You will discover 3,700 square feet of warm and inviting space, perfect for relaxation and making memories.

The private backyard pool with outdoor barbecue is everything on a warm Texas day. When indoors, enjoy fast WiFi, large-screen smart TV’s, a game of foosball, tons of board games, or a great book from the house library.

**No parties or loud noise please. We use NoiseAware technology to improve your experience. NoiseAware is a smart home device that measures decibel levels throughout the property and allows us to respond to excessive noise levels without disrupting your stay. NoiseAware is 100% privacy compliant and is required by insurance on this property.**

You will be greeted with a coffee bar, complete with traditional coffee maker and Keurig machines as well as a kettle for making tea. The kitchen is fully stocked and ready for your family meals. Notice the extra-long formal dining table that comfortably seats 10.

Entertain all ages with indoor and outdoor activities. Enjoy a game of corn hole in the back driveway. Kids will play for hours with the endless amounts of toys in the game room upstairs. Encourage a little friendly competition with a game of foosball. Gather everyone together for Monopoly, Trivial Pursuit, or a variety of other board games. Private backyard pool and hot tub (no jets, just heat!) are also available. Please check with host if you would like to heat the pool or hot tub. Additional charges may apply.

Who will get to stay in the HUGE master suite with separate sitting area with sofa bed? The accompanying master bathroom is also expansive and has a large, luxurious double shower. Master, 3 guest rooms, and 3 full baths are located upstairs. One guest room and one half bath is located downstairs.

All mattresses and pillows are kept clean with mattress and pillow protectors, respectively. All king and queen mattresses are memory foam. Washer and dryer are available in the laundry room.

If there are children in your party, you need not worry. We have several amenities that will allow you to pack lighter and travel easier. Available items include but are not limited to: pack-n-plays, baby gates, strollers, booster seats, high chairs, potty, sound machine, baby monitor, sippy cups, kids’ cups/bowls/plates/utensils, and much more. Please check with the host to confirm the items you will be needing so we can make sure they are available.

The hosts, homeowners, and/or property managers are NOT responsible for any accidents, injuries, illness, physical harm, emotional stress, etc., that may arise during or after your stay. This also includes any accidents and/or physical harm that are caused by using the home, swimming pool, hot tub, basketball court, etc. The guests are fully responsible for their own actions. The hosts, homeowner, and/or property managers are NOT responsible for any missing, damaged, or lost personal property owned and brought in by the guest(s). By making a payment and booking the property, you accept the terms of the Disclaimer and the House Rules.

Guests assume all liability and by booking this property, all guests hereby release the owners, agents and assigns from any and all liability and hold harmless any and all owners, agents, estate, and assigns.

We apologize for the inconvenience, but there is no shower/bath located downstairs, so please take this into consideration if you have any handicapped persons in your party.

There are security cameras which record audio and video 24/7 located at the front door, driveway, and backyard/pool area of the home but not inside the home. These cameras are present for your safety as well as to monitor the number of guests entering the property and assessing noise levels.

House Rules:

-House rules subject to change. Guests are required to abide by the rules in the guidebook as well.
-Must be at least 25 years old to book the property
-First name, last name, and age of all guests must be submitted upon booking or within 6 hours of booking or the reservation will be cancelled and refund may not be offered.
-No unregistered guests allowed on the Property or fines will be charged and the remainder of your reservation will be cancelled without refund.
-Quiet hours are from 9pm to 8am
-No yelling, loud music, or noises that can be heard at the property line at any time of day or your deposit will be forfeited and additional fines may be charged. We have one neighbor that will call the police if disturbed. We want our guests to have a good time but if you don't think the rules will allow you to enjoy the property, please do not book. If you follow the house rules, you should not have a problem.
-Guests may be required to pay a $500 refundable deposit prior to check-in or the booking will be cancelled without refund. The funds will be requested through booking platform or can be submitted through Venmo, Zelle, or PayPal. If the house rules are not broken and there is no damage to the Property or its contents, the money will be refunded after check-out.
-Music level in the backyard no louder than an iPhone is allowed during non-quiet hour times. No speakers allowed.
-Stays of 14 days or longer will require mandatory regular cleanings every two weeks at a charge to the guest of $150 per clean. If cleaning is declined, guest will still be charged $150 every 14 days and the deposit may not be returned.
-Stays of 10 days or longer may require additional security deposit.
-We use NoiseAware Technology on the outside of the home to monitor noise levels.
-Any breaking of house rules may result in partial or complete forfeiture of the deposit and additional charges
-Maximum 5 cars on the property (no more than 1 car parked in front, all others parked in garage or back driveway). Do not block mailboxes.
-There is an additional charge of $25 per person per night for guest count greater than 10, this will automatically be reflected in the booking when the number of guests is entered
-No smoking on the Property
-No pets allowed on the Property unless given written permission by Austin Hannah Rentals (owners or co-hosts)
-If additional repair, replacement of property, cleaning or services are required after your departure, the cost of materials and services as well as lost income due to cancelled reservations will be charged to you
-No events or parties on the Property
-Do not adjust pool settings unless given permission by the hosts

-Do not enter or remove any items from staging areas
-Do not move the furniture.
-Run dishwasher and clean all dishes at the end of your stay
-Place all trash and recyclables in the correct bins at the end of the back driveway
-Pool and hot tub can be heated for an additional charge as long as weather permits
-Notify hosts of broken, damaged, or stained items
-Keep toys organized according to the labels on the boxes
-Do not wear shoes inside the house
-Please do not use white towels for removing makeup. You may use the provided makeup remover wipes or colored face towels in the game room cabinets.
-Abide by all local, state, and federal laws
-No fires except for the provided grill in the backyard
-No guns, knives or weapons of any kind are allowed on the Property except for kitchen knives already present on the Property.
-Leave the home in the same good condition it was in when you arrived
-Any damaged and/or missing items, furniture, electronics, etc. will be deducted from your deposit and an additional penalty may be charged
-No food or drinks other than water in bedrooms
-Do not unplug any electronic devices, including but not limited to the internet router, modem, google nodes, and security cameras.
-Keep board game pieces organized in the correct boxes
-Remove all used sheets, pillowcases, duvet covers and towels (but not pillow protectors or mattress protectors) and place in laundry room at the end of your stay.
-Start a load of WHITE towels on the quick wash cycle with hot water. Pour a half cup of detergent and a half cup of bleach in the designated locations.
-Please refill the ice trays prior to departure.
