Drive in or fly in to relax in a cozy 3 bedroom cottage on the Frio River. Yes, we have an air strip for those of you who have the capability of flying in. The views will bring tranquility and you will not want to leave. Enjoy the fire pit on the rock patio that over sees the views of mountains and trees. The river is approximately 200 yards away where you can enjoy swimming or fishing. When not at the river, challenge your friends/family to a game of corn hole or horse shoes. The cottage on the river is a great place to get away from the business of life and to slow down and enjoy the ones that mean the most to you.

This was exactly what we were needing! The cottage is adorable and private, which we loved. The sunrises and sunsets were breathtaking! We spent hours in the afternoons enjoying the river and I think our dogs enjoyed it more than we did! It was flowing nicely, clear and cold. We love the Frio, it’s always been our happy place! This property was absolutely amazing. The back porch view was outstanding giving us the appreciation to enjoy the scenario. The stars popped at night, we saw critters, and the property’s river access allowed my kids to fish and even swim some. In fact, i found some deep water holes when Inwas rescuing a fishing lure on the opposite river bank. In addition, the property was located conveniently to the grocery store in Leakey and were able to hang out and enjoy music at the local venues.If you are looking for a quiet get away and reconnect with your loved ones, book this place. Rumor has it, that they are adding a pool as well so you can break things up with the family.

Cute house outside of Leakey, close to the west fork of the frio. River is dry for the most part, but they have been going through a terrible drought. Back porch has beautiful views of the hills. Nice walking trail down to river bed. House is old and has alot of charm, but needs some repairs and updates to make the house more comfortable.

Beautiful property, great views, very nice and comfortable cabin. Very convenient right on the airport. The airport is great, good asphalt and good tie down cables. Short walk into town. There was some road noise and shooting going on but it wasn’t bad, still a very peaceful setting .

This farm house was one of our favorite places we have ever stayed at the Frio. Quiet and relaxing yet close to the float. The screen doors and beautiful views with a great layout and very comfortable. We all fell in love with the character and views of this house. Loved the land to wander on.

We enjoyed our stay with 6 adults, 2 babies, and 2 dogs. The private river access was great. We enjoyed the firepit and hot tub also. Having a fenced yard was great for the dogs. Being right by the airport was neat. We saw a few planes and a gyrocopter! The owners were very friendly and communicative.

The cabin was just as described. We had 7 in our group and everyone had enough room, the beds were comfortable and the back porch had fantastic views. The kitchen had everything we needed to prepare our food. The dishwasher need to be screwed in tight, and there were a few boards on the porch that need replacing

The lighting was pretty bad in the house with white fluorescent bulbs. toilet paper holders were broken and not any counter space in the bathroom. The back porch and view is amazing! No water in the river next to it which was deceiving from the pictures. We loved being so close to Garner and had a great time!

This cottage is in good condition for being built in the 1800s with lots of charming original features (plus plenty of modern updates as well!) The Frio was low (practically non-existent) but it really wasn't a problem; Garner was a quick trip away and with day passes we were able to spend some time there in the river. The fenced in yard was great for our dog. The host is helpful and responds quickly!

This property was perfect for our family (dad, mom, and 4 kids ages 15 through 4, and goldendoodle). Great location, close proximity to Garner where we went two nights for the dance. We also spent a couple afternoons there since the river was low on the property but nothing anyone can do about that. Great getaway to unplug and reconnect!

The beds were comfortable and the back porch was nice. Several things disappointed me. 1. There was a mop bucket full of dirty mop water and mop left in the kitchen. 2. There was only one garbage bag that fit the trash can in the kitchen. When I asked the owner about it, no response. 3. The living room furniture was awful. Not what it was in the pictures. The couch was uncomfortable and seemed dirty. Same with the 2 chairs. There was no “sitting together in the living room.” 4. There are no closets or dressers to unpack. Had to live out of suitcases for 5 nights. 5. There is a window in the shower that is not made of frosted glass. It is too big and too low of a window to have in a shower. The curtain that covers it is sheer. If you shower at night, anyone and see in. That is not safe or appropriate. 6. The first day, the hot tub was not functioning and it smelled bad.
Overall, we had a good time. We will try another house if we return to the Frio River.

We loved our stay! The view from the back porch was phenomenal and we ended up spending most of our time there relaxing. The house was very clean, our dogs enjoyed the fenced yard, beds were comfortable. The property is just on the outskirts of town, so you feel like you’re away from it all but close enough to town to get your necessities. You’re minutes away from Garner State Park and some gorgeous drives. Definitely would stay again!

My family and I spent a few nights for New Year's. This is a beautiful place, the entire area is amazing, the view is awesome, couldn't have asked for more! My family and I loved the cottage, all clean, comfortable, safe, the response to our needs was immediate and friendly. We have stayed at other cabins in the area in the past, but this one will now be our favorite place to stay; we are already planning our next vacation time there again.

A nice and relaxing weekend. The beds are super comfortable and the view was great. The place needs a little TLC but overall it’s really nice. The dishwasher needs to be secured to the cabinet, toilet paper holders are broken, the hot tub never warmed up - but we had a relaxing weekend and I recommend this location to fellow travelers and family.

We knew ahead of time that the river would be low and were a little worried, but we walked approximately 200 yards upstream and found a small, clean, fresh water swimming area. The property was clean, quiet and well stocked as advertised. It was also fun to see some plane activity during our stay at the nearby airport. The hot tub was a fun bonus we didn’t think we’d use, but enjoyed lots of time in it! We were less than 5 minutes away from town, making it easy to grab a meal or supplies. Would definitely recommend.

We enjoyed our stay in this historic cottage. It was comfortable for 3 adults and two elementary age children. The view is great- sitting on the porch in the swing is perfect for morning coffee. Plenty of seating on porch and patio/fireplace area. Kitchen is adequate and charcoal grill makes meals easy.. Stargazing is spectacular!

We spent a long week-end with our son, daughter-in-law and two dogs. The house was very clean; beds and pillows were extra comfy and the proximity to the Frio River was like heaven on earth for our dogs. The kitchen has an over-sized window overlooking the backyard and mountains which is such a serene vista. The owner was very gracious and check-in couldn't be easier. The porch behind the property extends the entire length of the house, and a lovely flagstone patio with a fire pit and lots of outdoor furniture made the outdoors a true pleasure. The Frio River isn't visible from the house, but is just a minute's walk behind the house and easily accessible.
Our dogs were like two spoiled children ... loving every minute. The pictures and reviews are spot on! We would definitely stay here again.

My family of four plus our two dogs recently stayed here for a long weekend and had blast. The property was beautiful with great views, sunrises and sunsets`. We spent mornings and evenings on the patio, taking day trips to the various state parks in the area. The hot tub under the stars was a definite plus. This was the first time we brought our dogs on a trip and the house was set up very well for them, surrounded by a fence to keep them contained so we didn’t have to worry. The dogs relaxed as well…lying on the porch, overlooking the meadow and taking in the views. The house was clean and owner was very responsive to a few questions we had. We would definitely recommend and are looking forward to getting back!

This property was everything it was advertised to be. I cannot say enough about the amenities, location, etc. I was looking for someplace to unwind from the stressfull city life and this fit the bill. Everything was very well maintained and clean. The back porch overlooking the mountains and the hot tub at night looking at the stars was a unique experience. Definitely will return.

We had a wonderful 3 night/4 day Spring Break vacation at this property. The owners were very nice, responsive, and accommodating. It's really a neat opportunity to get away from city life, have a beautiful expansive view of the hill country, and enjoy private river access (we never encountered another person outside our group the entire stay on the river). The back patio is huge and the firepit is amazing. We enjoyed making big fires every night. We had 8 people total, 4 adults and 4 kids, and had 2 dogs in tow. Even though it was too cold to swim, the kids loved fishing and exploring the Frio River (we ended up catching a bunch of perch and catfish as well). If you forget anything, the Leakey Mercantile is less than 2 miles up the road. We found the downtown area of Leakey to be nice and charming. We enjoyed eating breakfast at the Mill Creek Cafe (which was recommended by the property owners) and shopping for souvenirs at Josh's Outfitters. The hot tub was amazing, nice and modern. My girls loved hanging out in it multiple times per day. And the property has a small picket fence which runs around the property, so it does have a fenced-in yard in which is very nice if you have dogs. The property is huge and I took my dogs on multiple walks per day. Both the dogs and kids got a kick out of seeing the horse and cows, which roam in an adjoining pasture. For those with large groups or multiple adult couples, keep in mind one of the rooms has a double-bed (which some may find tight) and of the 3 bathrooms, only one has a shower, one is technically a half-bath with only a toilet and sink, and one has a tub (w/ sprayer handle). The couch in the living room does convert into a bed with a nice memory foam mattress, so that is an option, as well. Also, as this is a cottage, there is limited storage space in both the bedrooms (no closets) and kitchen (no pantry). So I recommend bringing provisions in plastic bins.

This property was exactly what I was looking for and exactly what I was hoping for. Cute cottage with everything you could need. We didn't spend much time inside, we were constantly outside by the fire or in the hot tub enjoying the outdoors. We loved that the river was so close and almost wished it was warmer weather so we could get in! Guess we'll just have to come back for that. The stars are beautiful at night and it's so quiet. We had such a great, peaceful time in this cottage. We would def go back. My only thing is there is only one shower and it's not great. I had a hard time even washing my hair as not much water comes out. I think the head could use a replacement. The water in the hot tub was a little discolored and could have used a change, but we looked past it because it felt so wonderful in the cold weather. All in all, this place is wonderful and we have already recommended it to several friends. Great place to stay and would def come stay again!

We had such a nice and relaxed stay at this house. My dad and dogs traveled with me and we were all very comfortable.
The weather did not cooperate, it was cold and icy. BUT, we were all warm and toasty and it was very quiet. We rested very well there. The hot tub was great to star gaze from on the first night when the sky was clear. After that it was cloudy and very cold, but it is a very nice and clean hot tub. The beds were very comfortable and the linens were nice. They pillows were good too, so if you are one who travels with your favorite pillow, you really do not have to do that with this house. The towels were great too.
We all needed that rest and we will try to go back when the weather is more in line with my plans.

We had such a wonderful stay! The house was super clean and has everything you need. We really enjoyed the wood burning fireplace inside and the brick firepit on the back deck with such awesome views. Ample seating out back, with a nice swing. We played many games of cornhole (provided), right on the deck. Nice bbq pit to cook up some steaks. Such seclusion too, no neighbors and super quiet. Communication with owners was excellent! Will definitely rent again!!!
