GUEST ACCESS
You have the entire upper unit to yourself: two private bedrooms (1 king, 1 queen), one full bathroom, and a full kitchen.
A private washer and dryer is yours to use during your stay. It's in the basement — go through the back door in the kitchen and down the steps. The basement is shared with the first-floor tenant, who has a separate set of machines; both are labeled, so use the set marked for guests.
PLEASE NOTE: GUESTS WILL BE REQUIRED TO CLIMB SOME STAIRS TO ENTER THE UNIT. NO ELEVATORS.
THE NEIGHBORHOOD
The Highlands is Louisville's most walkable and most talked-about neighborhood — a long stretch of independent restaurants, coffee shops, boutiques, record stores and bars along Bardstown Road, with quiet tree-lined residential streets a block off it in either direction. Cherokee Park is nearby.
GETTING AROUND
The neighborhood is walkable, with restaurants, bars and shops within a few blocks. Rentable scooters are available in the area. Lyft and Uber can get you almost anywhere in Louisville for $25 or less at normal rates — expect higher rates during Derby weekend.
THINGS TO KNOW
This unit sits above a separate residence. The lower unit of the duplex is a long-term rental with permanent tenants, so please be courteous and mindful of noise at all times. Quiet hours are 10 PM to 7 AM.
RENTAL AGREEMENT / CONTACT INFORMATION: In accordance with booking platform policy and local regulations, guests are required to provide contact information and sign the rental agreement within 24 hours of booking. If a guest does not complete or refuses to sign, the host reserves the right to cancel the reservation without penalty, and the cancellation policy will still apply.
WIFI: All guests will be asked to enter an email address and phone number to access the free WiFi at this location. Contact confirmation is optional. We use apps to facilitate our guest experience, and these apps may request contact information before, during and after your confirmed stay.
KENTUCKY DERBY: All Kentucky Derby week and weekend reservations are non-refundable, regardless of whether a rental agreement has been signed.
RECORDING DEVICES: Recording devices are located on the exterior of the property. They record audio and video, are triggered by motion, and will be active during your stay. They capture views of the exterior only. Guest safety and privacy are top priorities — these devices exist solely for the security of our guests.
NO SMOKING: Absolutely no smoking or vaping inside the home.
CHECK IN: Contactless check-in is available until 10 PM EST via keypad. Guests planning to arrive after 10 PM EST must notify the host in writing before 10 PM so we can make arrangements. The host may not be available to assist with check-in issues between 10 PM and 9 AM EST.
NUMBER OF GUESTS: We host only the number of people listed on your reservation. For insurance and safety purposes, please make sure your reservation reflects an accurate headcount. Otherwise you may be subject to a fee and may be asked to leave.
PARTIES / EVENTS: Absolutely no parties or events are allowed without written approval from the host prior to check-in.

We had a wonderful stay during Derby Weekend. The home was in a wonderful neighborhood with walkable coffee shops, bars, and restaurants. Transportation to downtown and Churchill Downs was a breeze.

Very clean and tidy! Very convenient location. Couldn't ask for a more comfortable place to stay for our visit to Louisville. We definitely look to book again if we get back to the Louisville area. Brandon was very easy to deal with and very prompt and responsive to messages.

Great location. Kitchen had the very basics. If you like cooking you might find that its lacking in some cookware and knives. Overall a great value.

The photos make this property look much nicer than it is. It is a old home and not very esthetically pleasing (blinds broken, chain to lock bathroom door, little decor, thin walls - could hear tenant below, etc.) A little TLC and it could be a warm/inviting space. Bathroom is small but the other rooms are good size. Listing advised 2 parking spaces but 2 of the 3 were blocked off repairing a pothole and the other one was taken. Directions to lock/unlock home weren't very clear (you had to do more than just enter the code). We found this out the hard way when trying to get back in. Mgmt says text first then call...we had to call and it said the number only accepted texts, so that didn't work well. Thought we were going to be sleeping in our car. That crisis was adverted. But, the last night the tenant's dog below was left outside and barking for a good hour in the middle of the night. No sleep for us. Overall I was disappointed with this place. But, I will say the kitchen was well equipped and there were ample towels and amenities. It is within walking distance to coffee, a few restaurants, etc. In general it was pretty clean. The managment did respond via text within an hour. Maybe a 6/10 rating. Not terrible, but we wouldn't come back.
