Apartment was good, it is not too far from public transport and a short journey from Milan center. Lady at the reception was nice, we were able to leave our bags at the reception before check-in.
We booked apartment with balcony (paid extra compared to normal room) but we got apartment with no balcony. The sofa bed is not very comfortable to sleep (was ok for one night). The walk from public transport stops to accommodation is not very pleasant late at night if you are travelling solo. Hard to find someone at reception sometimes, the morning of us leaving no one was answering the reception door or the phone.

We stayed at Casa Da Suite Mirabello on 6–7 August and were very disappointed with the experience.
Despite pre-booking and paying for parking, the space was too small for our people carrier—even though this was flagged during booking—forcing us to find alternative parking.
Shortly after arriving, we discovered there was no hot water. Reception was supposed to be open until 9pm, but staff had left early without notice. I called the support number and spent over 20 minutes trying to reset the boiler myself as instructed, with no success.
Eventually, around 9:30pm, they agreed to send an engineer. When we returned at 11pm, no one had arrived. The night manager finally came at 11:20pm and, after multiple attempts, got the boiler working. It took another 45 minutes to heat up, by which time it was nearly midnight. Our son was unwell and needed rest, making the situation even more stressful.
This was a terrible experience. Basic amenities like hot water should be checked before guests arrive. The call centre was unhelpful, and the issue took nearly four hours to resolve.
I requested a partial refund but was only offered a discount on a future stay—which we will not be taking. Poor service overall. Would not recommend.

No hot water , with 3 children , had to have cold shower , didn’t get any access codes after booking and checking in, so was a real struggle to get in and to park the car , had to call them for everything late at night

The apartment could be more ventilated, and the air con in the bedroom area could do with some servicing as it was not cooling as expected. The location is a bit outside of main Milan and no much choice for restaurants/ coffee shops in walking distance.

even though, after boiler was turned on, there's a very small quantity of warm water available. for one person is ok but for 2 you have to be quicker than usual.
- train sounds all day, but low sounds if the balcony doors are closed.
- no bugs protection (net on the window)
- room not like in pictures. Similar but not the same (worst part was the shower cabin. half sized.)
- no Matt in bathroom
- burnt/stained night stand
- no cleaning for 5 days .. not even towels changed. probably if you'd ask for spare ones, they would offer, staff was kind, but I'd expect to have some cleaning done in 5 days...

There were 3 power outages the 4 days we were there, and the reason was because we were "using too many appliances" when we only charged our devices (3 phones) and used the shower. The water heater also stopped working on the last 2 days.

Two bed rooms were spacious
Although, Pre check- in was difficult without wifi, the property associate told us to wait for 90 minutes until someone will come to open the gate in the cold wet weather. We managed to get pre check- in done on our own, but no one showed up after waiting for 90 minutes. Finally, they processed it and we got code to get in the property. The studio unit was too small, the bedroom upstairs didn't even have space to open the small luggage. No hungers in the room and no hook or towel hangers in the bathroom, very inconvenient. The bed sheet was missing and the comforter was old/no covers.Not easy access by public transportation if you have luggages. We took taxi from Milan Central Station. Had to arrange the ride out. Two bedroom unit, one of the shower drainage was bad.

Our host was friendly and walked us through the property's rules. In the apartment, there was a refrigerator, a coffee maker, and some utensils at our disposal. While the room itself felt a bit snug for two people, the space outside, featuring a sofa bed, was quite spacious.
Since it wasn't a hotel, there was no lobby, so we were received outside the gate of the property. The people outside the property contacted our host so that she could give us the keys. When we arrived, the elevator was not working, so we had to carry our heavy luggage to the 4th floor (3rd floor for our friends). There was a power outage during our one-night stay, so the air conditioner was not working for a while, which was quite uncomfortable given that it was summer in Milan. Additionally, the towels and sheets did not smell new. The location was a bit of a walk to and from the train station. We were double-charged because booking.com charged our credit card, and we were also asked to pay upon arrival at the property. Make sure to check your booking to avoid this issue, as it can be a significant hassle to contact booking.com or the property for a refund. It has been over a month, and we still have not been refunded. We were asked twice by booking.com for proof of payment, and the property also requested it. We had to follow up numerous times, requiring us to fill out a lot of forms. As of this writing, booking.com has sent us an email stating that we will be refunded after 7-12 days, which means it will be almost 2 months after our stay.

Good shower. Airco in all rooms.
There could have been more sitting area because the couch was a bed. So maybe more chairs.
We missed some glasses. All glasses were small and a lot of different ones. We missed a toilet paper roll hanger. We missed something to put our shower soaps on. The shower drain was very slow so we could not shower long.

I think that the host should be more responsive.
I've filled online check-in sheet in time, but got further instructions few hours before arriving in Milan.
I've sent several messages to the host, and got no answer at all, or very late answer.
Host didn't help a lot.....
Also, it says that parking has a parking place, but in the end there wasn't availability at the moment we arrived.
Fortunately, there was a lot of parking near the appartment, but we needed to pay it.
If you have high expectations, you might skip this apartment.

Well organized and the Appartement is in a quiet area
I didn't like how we used one bedsheets for one week and was too hot in Italy.
I asked the cleaner lady the new sheets, and she told me that it is not possible because they change once as we Chek out !!

The apartments are not in the city center, but it's easy to get there by metro/tram, which is 8 minutes from there. A way from there to Milano Centrale - 25-30 min. Also, in 15 minutes, there is a very good supermarket Esselunga, where you can buy fresh Italian vegetables, pancetta, cheese, and wine at nice prices.
There is a balcony with a view to train station, but noises don't disturb.
1. Managers. It's a shame. One of my friends didn't come so I requested to let me not pay for her, they said OKEY and didn't do anything. There is no button on Booking to let me change the number of guests, so I simply paid for three people because I had no chance to edit that. Even on their website, which they sent to pay, I put two guests instead of 3, and the price was not changed. Even city taxes, are you serious? For a person, who hasn't even come to Italy?
Also, we requested the iron and desk because they listed them in the property description, but a person who had to bring them simply didn't come in time, although we said when he should bring them. As all say in their comments - they ignore your questions when they need, and that's it.
2. Check-in. It's a good way to cash in extra 45 euros and say: "We do that because we should be proved that you can go in". WHY should I pay a person who even hasn't helped me with luggage that I should bring to the 4th floor by myself because there is no elevator? His work was only to show me how he entered the codes (and one of them didn't work later, and had to wait for someone who could open gates for us). He can't manage ANYTHING during the night, so draw a map and send it to your guests; it will be much more helpful than your checkinners.
3. Wi-Fi - simply didn't work until they finally read my message and sent a new password. Maybe it's time to print QR code with the right password.
4. Kitchen stuff - ok, but some spoons were dirty; of course, nobody checked that after the dishwasher.
5. Bathroom: what's wrong with your shower? In 2 minutes, there was so much water that didn't go to the drain I was afraid of flooding neighbors. And the tap is so tight, we tried to open it for 20 minutes, then finally opened it and also 20 tried to turn it off. When you have slippery hands, you can't manage that.
6. Coffee machine but no capsules? Nice.

The apartment stank of smoke, we found out that it was the previous guest when we notified the host and they were aware of it. Nothing was said before checking in and no compensation offered.

where do I bigen?
1- the check in process SUCKS!
2- i have called the number provided by Booking .com about 9 times, placed on hold for about 15-20 minutes each time then they would hang up on me
3- there is no checking in AT ALL, the instructions of checking in was NOT SENT at all
4- after checking, there was no internet, called severeal times, no answer
5- after many attempts to contact by call and by email (roaming charges, as I have to) i was sent an email with instructions, the wifi was not even detected in the apartment, nor outside in teh hall, so unable to get wifi, as it did not exist
6- there was a wifi repeater in the apartment, tried to get the password, i was told it was the same as the wifi, it wasn't (incorrect information)
7- the location is WAY far from anything, in order to walk to the nearest train station, it takes about 25 minutes walk, which was very difiicult in the hot weather, nevertheless, the nearest minimarket is about 40 minutes walking, it's literally in teh middle of nowhere!!
8- checking out process: send us a pictures of the keys on teh table!!!
9- i was charged 70 Euros for cleaning!!!

The elevator was not working in Building A and we have to use the stairs that were 5 flights. There is also no light in the stairs during the evening.
In building C apartment 17- wifi is not working in the 2nd floor.

3 complaints - suggestions:
1) The washing machine works with a (not so) smart app ONLY. It CANNOT be used manually. We tried with iOS and Android phones, non of them worked. As a result, we wasted 10 euros for washing machine pods, and we had to pay for external washing.
2) In general they were responding to the messages, but they ghosted us when it came to the washing machine problem I mentioned above. Probably they don't even know how these work...
3) I randomly found the girl to hand me the keys for check-in while looking for the reception. Turns out they didnt have a reception at all, no sign, no nothing. The girl explained to me that they know of this issue and they need to fix it. Hopefully they will because I was looking 15 minutes how to enter the building and get my keys.

The apartment we rented was lovely and clean. I had no issue with contacting staff for codes or any additional needs. The apartment had two ACs which was badly needed as it was very humid and warm during our stay. The apartment was one of the highlights of our stay.
The location is a good way off from everything. The underground Istrea is only a 6 minute walk so that was great but we were a little disappointed that any walk we wanted to take was 45 mins plus. Definitely rent a car or be aware of this when booking!

It was. very well equipped and everything felt really new, the furniture was good quality the sofa bed was comfortable as well.
The staff was not answering to my questions on booking.com and when I wanted to call them no one answered for a long time and we didn't know we could check in early (which they say it's possible with advanced discussion). The toilet paper was 1 roll only which was not enough for 4 people 2 nights...

It was not the same place I booked online. They made me use 1 only for 9 days and they never came to clean the place not once. The cleaner was upset when I asked for a clean towel but never gave 1. They have not return my deposit as well..

Fantastic apartment. Very modern and clean. Beds were comfortable as well as the pillows. A short walk to the Istria metro station. Plenty of street parking (free from Friday evening to Monday @8am)
The water heater shut off for a night so the shower was cold. Laundry room dryer did not dry clothes at all.
