Large fenced garden (37,000 sq. m.) on various levels. The lower area has a grove, perfect for walks. The higher section includes various furnished areas with tables and chairs for outdoor meals, a solarium by the pool complete with sunbeds, beach chairs and umbrellas, ping pong table, and games for children. Every level of the garden has an entrance to a separate floor of the villa. Parking within the property.Interior
The villa has four floors, with a staircase and lift. The main entrance is on the raised ground floor, where there is a hall, a bright living room with a fireplace, a second living room with a passage for food from the kitchen, a small reading room, and one small bathroom.
The staircase (or lift) leads down to a lower floor, with a dining room with a fireplace, a well-equipped kitchen with outdoor access, a larder, one bathroom with shower, one double bedroom with outdoor access, one bedroom with 2 beds and a high window, one bathroom with shower.
Another flight of stairs leads down to the covered swimming pool with jacuzzi area (14 metres by 7 with a depth of 1.5-1.9 m) that can be heated during the winter, sauna for 5 persons with shower, gym, massage room. The floor-to-ceiling glass windows lead to the solarium and garden. Here there is also a garage.
The raised ground floor also has a staircase (and lift) leading to the first floor, with a bright living room, one double bedroom with panoramic windows, wardrobe and bathroom with shower, one double bedroom with balcony, one bathroom with shower and bathtub, one single room perfect for kids.
The second floor, accessible via stairs and lift, has a suite with large double bed and bathroom with shower, a small living room, air conditioning, satellite TV and access to a terrace, another large bedroom with 2 double beds.
Location
The villa is on a hill in a residential area on the outskirts of a town. There is a breathtaking view of the surrounding countryside and the town, with the Alps in the background. It’s the perfect location for a family or group of friends to enjoy their holidays in complete tranquility. The covered swimming pool makes it enjoyable in any weather.
Facilities
The villa has Wifi, satellite TV, central heating, a barbecue, ping-pong, a safe, lift, parking and garage.
Services
The price includes bathroom, bedroom and kitchen linen as well as swimming towels (all changed weekly), internet, electricity, water, baby bed and high chair. Upon request and to be paid for at the property are cookery courses, dinners, hired help and babysitter. The pool’s heating system is upon request (to be requested at least 1 week before arrival) and to be paid for on the spot (400 euros as preheating fee plus 1,5 € per m3 for maintaining the temperature). Use and maintenance of the swimming pool €60 per day to be paid on site.

We had a wonderful stay with 5 adults and 5 kids. The views are wonderful and pictures represent the property well.
Be sure to review all the details of the rates as the information is in multiple different places. We travelled end of March for 4 nights, 3 days and they charge extra for electricity. We barely used heat and they calculated our usage at 550 Euros.
Also, if you are traveling with more than 1 vehicle it can be challenging. There is a gate at the bottom of the hill that needs a remote to open it both entering and leaving and there is only one remote which makes it difficult if leaving/returning at different times.

The stay was wonderful.
Elisa welcomed us and the first look at the house was absolute perfect.
There was nothing negative we could say about our stay.
Leaving the house was also very easy and the communication with Elisa was ideal.
It is very likely, that we would stay at this villa for another time.

We (N=12) stayed in Aug 22 for my husband’s 50th birthday. The villa is beautiful, lovingly restored and has everything you could possibly need for an enjoyable stay. The pool, sauna, gym, games room, pool table and jacuzzi kept our older children occupied for hours. The sitting rooms have incredible views. The addition of 2 smart TVs was a bonus.
You don’t need to leave but if you do there is plenty to do. I booked to go rafting down the tagliamento river via Scuolakayakfriuli in Gemona (20mins drive). Our guide (Alessandro) was excellent. The water was crystal clear under the backdrop of incredible scenery. We then stopped for lunch in Venzone.
I hired two bikes from “funandbike” for the week. Paulo delivered and collected them from the house. We also drove to his shop (20min) to hire electric bikes where we cycled from Gemona, passing through Venzone and then getting to Cavazzo. We stopped for lunch at Trattoria Al Pescatore. The menu was excellent and reasonably priced. They even catered for one of our celiac guests. We then cycled on through Somplago, around the lake of Cavazzo, through Trasaghis and back to Gemona.
We planned on visiting Trieste but ran out of time. The older children visited a nearby a prosciutto attraction, Palmanova city and prosecco valley.
The grounds at the Villa are impeccable. We became very friendly with the groundsman’s beagle dog Romeo who made our stay even more special.
The kitchen has everything you need to feed and host a group of 12 including a prosciutto slicer, large 2nd oven, commercial dishwasher, and a variety of crockery. Supermarkets are within a few minutes’ drive and are reasonably priced.
Bedrooms are spacious, beautifully decorated and have wonderful views. The top floor has one ensuite bedroom and an adjoining open area with two double beds. It is spacious and has air conditioning and would be perfect for a family unit, however it did limit who we could put in that area. The middle floor had two double ensuite bedrooms with one single room off one. The ground floor had a double and twin room with a shared bathroom. There are communal toilets on the lounge, ground, and pool floors. There are extra showers in the pool area. I would recommend this house to anyone who wants to experience something special. It is amazing.
