About this house rental
Great Higham Barn: sleeps 18 + 8 in 7 bedrooms, 2 sofa beds and 4 futon beds in reception rooms, 1 family bathroom, 4 en suite bath or shower rooms and 1 WC. Outside there is a private garden with large patio area and seating and private off road parking for several cars on the driveway or undercover.
Ground Floor
The property is entered via the double height barn door which leads into a double height glass walled atrium.
Main dining area seats 18 with French doors leading to the rear patio area.
Master bedroom (sleeps 2) king size double bed, en-suite bathroom with bath and integral shower.
Double room (sleeps 2) double bed, en-suite shower room.
Double bedroom (sleeps 2) double bed.
Double bedroom (sleeps 2) twins beds available on request

Great Higham Oast: Sleeps 10 in 4 bedrooms, 1 reception room, 2 bathrooms (1 en-suite) and 1 WC. Outside there is a south facing patio with seating for 10 and a BBQ and further outside space to the rear. Under cover car parking for two cars is available.

This is a carbon neutral development and all heating is supplied by the estates own coppiced woodland at no charge to the holidaymaker. In addition much of the electricity comes from a renewable source.
Dogs are welcome as long as they behave themselves! If you wish to bring a pet please let us know. Please note additional pet charges are £35 per pet per week (or part of) will be charged.
Please note the pool is heated, and available from Good Friday to 31st October, but is weather dependent.
Hot tub
Please note that the gardens are not fully enclosed (except Plum Cottage).
Cots and high chairs available upon request.
Guests who are using Great Higham Farm as a celebration venue should be aware that music is only permitted until midnight. Please be respectful of neighbouring properties and refrain from making any noise after this time.

A wonderful weekend at the complex for a family and friends gathering. Children and adults amused all weekend in the wonderful and beautiful facilities. Highly recommended for big groups but also very cosy and enabling us to all be together.

Excellent location
Plenty of room everywhere. Kids enjoyed to run around
Only unfortunate problem was there was no one available to be contactable as there was no gas in bbq. Tried to call the only mobile number we had but not reachable.
If there was emergency, a Secondary contact number would be useful
Overall we all had a fab time.

We rented the complex for 29 family members to celebrate a birthday. Age ranges from & 8 months to 70 years. We had a fantastic time and the good weather allowed us to use every facility. We used outside catering, some recommended by Bloom Stays. The Barn is so well equipped and clean. The fridges could prob do with updating to include an ice and water facility.
The cottages were great.
The Oast house was very clean comfortable but probably in need of some updating.
If the weather wasn’t great, the indoor space is really good in the Barn. A big comfortable snug area and lots of dining space.
The gardens were very well kept and the pool clean.
Contact with the housekeeper was very easy and very prompt responses to any queries. We had a brilliant time there and would thoroughly recommend it for a large group.

The property itself was lovely and the only issue we had was a bird coming through a hole in one of the ceilings, meaning we couldn’t use one of the bedrooms.
I had informed the property manager that I would be having a birthday brunch the morning of the day we were meant to check out. The check out time (10am) was extremely early so I paid to extend this as much as I could (to 12pm). Unfortunately, the chef was running behind schedule which meant brunch was delayed. I messaged the property manager asking if we could have an extra 30 minutes to an hour to finish but they still came in to start clearing up.
I understood that they needed us out of the building, however, I did not expect to be kicked out in such a rude manner. I was told that I had “overstayed my welcome” and I walked in on the property manager and another person clearing up saying I had “ruined everything for them”.
I later had to pay a fee for extra cleaning. In summary, the property was lovely but I did not have a good experience with Bloom Stay and their property manager.
