Beautiful house in Puerto Vallarta very close to the beach

This was a great house for our group of 8 adults. Overall, we had a fantastic stay! The Good: The proximity to the beach was phenomenal! The grocery store was a 15 minute walk, or very short cab ride. The house itself is very nice, clean and comfortable. The neighborhood is secure and gated and the gatekeeper was very nice and helpful. Bucerias is a short walk, Oxxo is just around the corner and bike rentals are nearby also. If you do a timehare presentation at Villas del Palmar, they'll give you access to their resort as well, which made our trip much nicer. The Bad: The Road Noise! The master and secondary bedroom are RIGHT on the main road, and right next to a speed bump. The buses, and loud motorcycles go by until very late and then again very early in the morning. The house only has single pane glass so it sounds like they're RIGHT there. Even with earplugs in, it was still loud. Double pane glass in these rooms would REALLY help. The other rooms aren't affected so much apparently... Other than the resort previously mentioned, there aren't really any bars or restaurants really close. MozzaMare, the beach cabanas that are pictured in the listing is about a 40-minute walk or 7 minute cab ride away, but is VERY nice! Bucerias is your only other option and is about a 25-30 minute walk or a short bike ride. The hosts were very nice, but instructions for things and a local guide to the area, including MozzaMare information was absent.

We had very fast communication from the start! The property was great for our family of 6 and could have handled much more! When we arrived there was a giant bowl of fruit, lots of snacks, coffee, water and beer in the fridge! We each had our own bathroom! There was one bedroom/bathroom on the main floor which was great for our 79 year old dad. It was only a 15 min walk to the grocery store and you could easily take a taxi back home. The private pool was nice and sunny later in the day and beach access was across the street. Beach towels, chairs, a cooler and umbrellas were also provided at the house. Overall it was a great house for our family vacation!

This house was very nice. It was clean, had huge bedrooms, great access to the beach, lovely pool both within the house and within the sub division. A helper was on hand to help settle the group in and run errands (extra fee). When traveling as a large group with multiple ages, I strongly recommend this house. The area it was located was also extremely convenient, right next to the Riu palace hotel. Ubers were readily available. WIth small kids, I’d be careful of a couple of childproofing things - there was a cracked patio door and a coffee table that was unstable. But we made workarounds to make it all work for our family. Ismael, the owner is extremely responsiveness and Dora too. Highly recommended!!! 5*

The positive is that this property really does have six bedrooms and seven bathrooms, space for everyone to sit down together for a meal, and a kitchen with plenty of dishes. Appliances are older, don't work well and should be replaced. The town house is in a small development that is gated but at a very busy intersection so if noise bothers you at night this is a problem. There is a small pool as part of the house that worked well for our group, and a slightly larger pool in the development that we also enjoyed. There is access across the street to the beach. The fancier beach with cabanas shown in the photos was not part of the property. Items listed like water park might be in the area but are not part of the rental. In addition to a second floor, there are some single steps by the pool. The biggest problems we had were with communication. The property managers do not speak English, and Google translate doesn't solve every issue. In addition, there is no guide book at the house to give you instructions for things like the water heater, stove and oven. As an English speaking American, we had difficulties with these, and getting instructions was difficult.
