The Villa, called from the beginning "I Prati", is a typically Tuscan rural house that dates back to the 18th century, completely renovated with fireplaces, terracotta floors and exposed beams. The largest apartment, located on the pool level, has a large living room with fireplace, kitchen, large bathroom, double bedroom and small bedroom with bunk beds, 3 terraces; a stone staircase leads to the upper floor with two double bedrooms and a small bathroom; another stone staircase leads to the lower floor where the smaller apartment is located, characterized by a large living room (equipped with sofa bed), kitchen, a double bedroom, a small bathroom, independent access, terrace and outdoor spaces. The swimming pool, surrounded by oleanders and rosemary bushes, is equipped with barbecue, deck chairs and umbrellas.
The property, surrounded by six hectares of land between fields, olive groves, chestnut woods and Mediterranean scrub, has a private access (gate with tree-lined avenue) for the exclusive use of our guests.

An old Maremma horse and the beloved 6 cats of Leonello live permanently at Villa I Prati. It is not difficult to meet the inhabitants of the forest: fallow deer and wild boar.

Villa I Prati is located 1 km from Monterotondo Marittimo, a small medieval village that rises in the area of the metalliferous hills at 550 meters above sea level. The town is immersed in the Mediterranean maquis which extends towards the sea, rich in flora and fauna and immense chestnut woods; It is a destination for hikers who love trekking, healthy air and natural beauty. Also famous for the Boraciferi Soffioni and for the production of geothermal energy, the Monterotondo area offers a truly unique naturalistic spectacle in the "Biancane" park, about one km from the town. The surrounding area also has numerous thermal water springs, such as the Biolago bathing complex in the nearby town of Sasso Pisano.
Monterotondo Marittimo is an excellent starting point to visit some of the most beautiful villages in Tuscany and to enjoy the sea of the famous famous Tyrrhenian coast: it is 20 minutes from the medieval village of Massa Marittima, 50 minutes from the Etruscan city of Volterra, 45 minutes from the Gothic abbey of San Galgano, 1 hour from Siena, just over 1.5 hours from Florence.
