- a two-storey street-side unit (“Ponente”)
- a small but carefully maintained green courtyard
- a fully equipped independent annex (“Levante”) with its own kitchen, bedroom, living room, and separate street entrance
PONENTE (MAIN HOUSE)
On the ground floor:
- living room
- kitchen
- guest toilet
On the upper floor:
- two bedrooms
- full bathroom
- small terrace overlooking the courtyard and the nearby hills
LEVANTE (INDEPENDENT ANNEX)
All on the ground floor:
- living room
- one bedroom
- kitchen
- full bathroom
- dedicated laundry area
Each living room is equipped with a sofa bed.

Up to 10 guests: 6 beds in bedrooms, 4 beds in living rooms

MINIMUM AGE REQUIREMENT
All guests must be at least 25 years old, except for minors staying with their parents.
TOURIST TAX (NOT INCLUDED IN RENTAL PRICE)

€2.00 per night per person (ages 18+), for a maximum of 10 nights.
Payable in cash upon arrival, as required by the City of Viareggio.
HEATING COSTS (NOT INCLUDED)

Charged based on actual consumption at €0.39 per m³.
Payable in cash at departure.
