Sun 'n Surf is an incredible Gulf-front home in Inlet Beach with breathtaking panoramic views and direct access to the Gulf of Mexico. What's better on a 30A vacation than staying at a home with your own private beach! Sun 'n Surf can sleep up to 11 guests and has 3 bedrooms; 1 on the 1st Floor and 2 on the 2nd Floor.

You and your guests will build beautiful vacation memories as you experience your own private beach moments and relax on the huge deck overlooking the Emerald Coast waters. Slip your toes in the sugar white sand and enjoy the Florida sunshine. Just bring your sunscreen!

The living room has 2-story, floor to ceiling windows with the best breathtaking coastal views. Cozy up in front of the gas fireplace and 60” TV (with cable!) for relaxing night in. The dining room has a beautiful sunset view over the Gulf plus there's space outside on the Gulf-front deck to enjoy a meal outdoors.

Back in the early 1950's, the owner's Dad, “Papa Z” purchased this plot of beach land— it was really untamed, wild and bare bones. Growing from a one room cinder block cabin with hand pump water well, it’s become their favorite family vacation destination, complete with every modern convenience.

The owners have been part-time residents of Inlet Beach for many decades now, watching as 30A has become a preferred destination for beach-goers everywhere, visitors who love the restaurants in the area and activities in Rosemary Beach, Alys and Seaside. An initial Benchmark signature box of amenities is provided for all guests. For the kitchen this includes: 1 roll of paper towels, 1 dish sponge, 1 dish soap, 2 dishwasher pods, 1 pack of kitchen wipes and liners for each trashcan plus 2 washing machine pods. For each bathroom it includes: 1 roll of toilet paper, 1 set of facial and bath soaps/body wash/shampoo/conditioner/lotion. For towels you will receive: 1 body towel/1 washcloth per guest and 2 hand towels per bathroom.

I read the reviews a few weeks before our trip and saw the complaints about the condition of the house. After having stayed there last week, I will acknowledge that the house is old and there are some updates that can be done. However, those issues did nothing to diminish our stay. The location is second to none in terms of access to the beach (just mere steps), the view and the convenience to restaurants, groceries and other shopping. In short, it was a great trip and we are likely to stay at this house again.

The good: the location is fantastic. Gorgeous beach and you walk right onto it. The so so: the decor is VERY dated as is the furniture; Property managers were pleasant to deal with but slow on the response. The bad: the owners are unresponsive (sent a message requesting a modification of our stay on April 10; sent a reminder on the 13th; finally on the 21st I had to call the property management company to process the request) and cranky; one of the king size beds upstairs is so hard it's not habitable; the ceiling fan in the downstairs bedroom is hung so low it's a safety hazard for anyone over 5'11"; there were small things like no toilet paper holder, etc. If you're looking for luxury this is not your place.

The house is so outdated it’s sad. The house moves when someone walks up the ramp outside and on the patio. The owners need to put some serious love into this house. I am not going to say much more, management company should say something to the owners.

You truly can’t ask for a better location, super quiet, everyone in the neighborhood was very respectful and having a private beach is always nice. The house needs some work. The flooring in the bathroom needs to be replaced asap, it was covered with a rug unknown if intentional or not, the tile throughout the house is cracked and loose in areas. The carpet in the upstairs has a weird musty smell. There were a few spots we noticed that had mold on the walls/ceiling. The floors and walls need a good deep clean as there were dirty hand prints / food splashed on them. We did have a little problem with having roaches in the house the last day. However, management was extremely quick to respond and let us know they scheduled pest control to come out. Management was also in contact with us daily to make sure there was nothing we needed, which was a plus. All in all, it’s a decent place to stay for the location. If the house receives its needed repairs and maybe a little sprucing up, we’d be booking yearly.

Major issues with front door lock. Had to have maintenance let us in twice. Once upon arrival which took us an hour to get into the property and another time when the door locked us out due to battery failure. Washer did not spin out water from the clothes. Dryer had issues drying. The deck needs major repairs. And not just the railing and current project that was going on. Disappointed we had to look through caution tape and security boards nailed up on the main viewing area on the deck. Needs general maintenance like paint, light bulbs, cabinets, windows and glass doors cleaned! Location is great. The sound of the waves and walks on the beach were awesome. Overall a great time with family. P.S. check for cockroaches. A large one was at the kitchen bar when we checked out.

The bedding is old and the furniture is worn and the house needs painting badly. It just felt like it had not been taken care of. As you come down the stairs to the beach there are weeds that were on the pathway that tear up your feet and also in front of the house they didn’t maintain the property. Weeds and unmanageable shrubs everywhere. The vents in just about every room have mold or some sort of something coming out of then.Also I stepped on the small porch in the bedroom upstairs and it felt like my foot was going through the floor beam . I told my daughter not to go out there. Also woke up two mornings in a row to roaches on the ceiling. If someone (the rental property owner) would put some love into this property it would be amazing.

Being right on the beach at an affordable price were our 2 main goals, and this place was 5 star on those 2 fronts. There were some minor aesthetic issues (exposed screw coming out of a small broken tile in one shower back wall, one light switch not working just right, minor rust on window), but for the price and location, it was easy to overlook those minor things.

The management company was always responsive. The views are amazing but the “private beach” is not enforced and you need to get there early to get seating. The house itself needs a lot of work. There is mold coming out of 50% of the a/c vents, there is also mold coming up the wall in the dining room. The dishwasher racking never shut properly or sat evenly in the machine so we couldn’t use it. The dryer worked but needed to run 3 times to dry the load. Of the 3 TVs in the house one worked properly which was the living room. The outdoor shower has junk/chairs/umbrellas so it was not really usable. The bike area was completely full of junk which made the bikes nearly impossible to get out. The grill has a back leg missing and we couldn’t use it either. The deck railing is in very bad shape and there was multiple chairs and umbrellas chained to the deck making it a bit difficult to go up and down the steps. Under the back deck is a ton of trash and what looked like beach toys/chairs that are broken and left maybe from other renters. The outlet under the tv is completely out of the wall and in the master shower there is a broken tile with a razor sharp piece of metal coming out which caused a bad cut for us. The tile in the bathroom is loose and rocks back and forth every time you step on it. The upstairs floor vent is completely bent in and sharp and one of the chairs on the deck is broken. Over all great view, I would not recommend the home.

This is a private beach deeded to the water, so it's possible to get beach service here. BEME was kind enough to add us after having problems finding someone. The house really needs TLC. The master bed was comfortable but the one upstairs had an indention in the middle. The walls looked as it they started started patching and stopped. The outdoor shower was unusable because it was stuffed with beach gear. The closet bikes are in is crammed with were ladders, paint, 4 bikes, etc and it was really difficult to get a bike out. Once we did it was rusted up. The kitchen was nicely equipped. We had plenty of towels. The view and the location is fabulous. I walked to rosemary beach in my morning walk. Would definitely rent again.

The two bikes provided were nice but we rented electric bikes for the family and it was so worth it. The neighborhood is safe and our kids age 7-14 were able to ride their bikes around the community without worry. The private beach is one of the best around. The house is literally 15 steps away from the beach with sunsets that are amazing. The home is in need of a few repairs but it comes down to why you are there. If you are there for the beach, the water, the views and the community, then you won't be disappointed. If you are looking for a brand new, perfect home then this home may miss the mark a bit. We looked beyond the slight flaws and enjoyed the home greatly. 100% sure we will return. We hope the owners keep the home in their family and continue to share it with families like ours. Overall, I do not recommend this vacation rental. Reviewer Comments: On the plus side you cannot get any closer to the beach which is why this is our third time renting this property. The view is wonderful and the beach is fantastic. However,this property is very tired. Furnishings are old and uncomfortable. The kitchen has all the things you would expect but very poor quality. We had lots of Palmetto bugs running around and the railing on the deck is not secured properly to mention just a few of the issues. The property is priced on the low end of the spectrum so I guess you could say you get what you pay for, but this was a little much, even for the price. And one last item, we should have been informed that there was a 60 foot crane next door pounding pilings into the sand for the last 2 weeks we were there. We asked for an accommodation but the management company only offered $300 if we rented for next thank you.

The private beach behind the house was perfect and like it was our own backyard. The house was clean on the inside and out. It’s an older house but it’s still In pretty good condition. Could use a few updates to a few things but more than accommodating. I would definitely rent this property again. All in all the entire 5 days with that view every time you woke up was fantastic!

Overall, I do not recommend this vacation rental. Reviewer Comments: This is our third year staying at Sun 'n Surf. We were very shocked at the overall condition of the house now. Inside the kitchen cabinets was an unbearable odor along with bugs in the kitchen drawers. The master bedroom wall paneling was warped from possible water damage beside the sliding glass door on both sides. There is mold in the air conditioning vents. The master bathroom tile floor gives-way where you step in/out of the standup shower. The house was cleaned by a cleaning crew, clean towels, linens, etc. but the house is not in good shape. The dryer did not work; we hung beach towels outside to dry. I love this location and the house! but it needs a lot of basic TLC work on it. and the railing on the deck is not stable! The rental company was great to work with. I'm not sure we will be back next year unless some repairs are made.

The deck is very unsafe, parts of the deck are held together with rope or not nailed down! The outside shower door FELL OFF onto our daughter when she opened it! The bath mat in one bathroom is a piece of plywood, because the floor is falling in. The pictures online are from 20 years ago! So sad that someone would be so lucky to have a house on 30A & let it be kept like this!!! Oh lets not forget the moss growing covering the kitchen window because the water that pour in!

Is this the fanciest, most beautiful house on the beach? No. It could use some TLC. Some doors are hard to open (or don’t open at all), the outdoor shower can’t be used because the door is rotted, the deck railing looks a little unstable, and some things are a bit wonky. BUT, the location is completely amazing. Having a gorgeous private beach in the midst of tons of people on both sides made this perfect. The house is close to everything and very convenient. Manage your expectations about the house and you will have an incredible time.

You just can't beat the location of this property. The sand on the beach is like white powder. It is so fine it squeaks when you walk! The water is clear. Some days had bigger waves, which was good for boogie boarding. Other days had hardly any surf at all. There are some boogie boards and floats under the house for you to use, so no need to bring your own. There are beach chairs available also, but they looked old and rusty. Probably best to bring your own. This area was not crowded. Looking right and left down the beach, you could tell it was much more crowded in both directions. It is a great beach for the family. I didn't hear a single curse word all week. If you are looking for a party beach, this is not the place for you. The house is very charming. It is older than some of the others that are in the area, and might have a couple of little quirky things about it. But it has everything you need. And it all works. I will give examples of the quirky things that, in my opinion, did not distract from the charm of this quaint little beach house. For one, you have to hold down the handle to flush the toilets. No big deal, right? Also, it takes forever to dry your clothes in the clothes dryer. I think the main dryer vent that leads to the outside of the house needs to be cleaned out. But the dryer works, and I am not the one paying the bill for having to run it for an hour and a half so I won't complain about that. The pantry and laundry room doors didn't like to cooperate. But were functional. The outdoor shower was full of beach chairs and floats so you can't use it. But there is a water hose on the deck to rinse the sand off your feet before going into the house. That's all you need anyway. So again, not a deal breaker. The air conditioner works well. We were never hot inside the house. The beds and pillows were comfortable, in my opinion. There is a house that is being built next door. They were putting in the windows the week we were there (July 12- 19). Not a lot of noise, but some. They were hardly ever there working on it. There is a sweet cat that likes to hang out on the porch. We called it Rascal all week. Our girls enjoyed feeding it and petting it. We have 2 cats at home, so Rascal was a good substitute. He likes salmon, tuna & filet mignon. Ha ha! I used Shipt.com to order groceries and had them delivered straight to the house. I recommend The Terrace Restaurant, just down the road, for dinner.

We loved our recent stay at Sun 'n Surf! You cannot be any closer to the beach than this house at Inlet Beach. We also liked the fact we were less than a 5 minute bike ride in to Rosemary. We will definitely stay here again.
