    This was our annual family vacation! We had 21 family members with us aging from 82-8 months! First of all, the AC could NOT be lowered past 72! This is unacceptable! The mattresses are very old, sagging and you can hear and feel the springs in ALL OF THEM! The dishwasher leaked and the dryer went out the day before we left. Several family memebers went hiking. When they returned we realized the hot tub was NOT working either! This was very frustrating after you've hiked an 8 mile round trip trail. Also, we ran out of hot water EVERY DAY! No more than 4 or 5 people could get a bath/shower at one time! Several bulbs were missing, the can opener didn't work, some stoppers were missing in the sinks and I had a scorpion in my bedroom!!! Over all, the entire place is furnished with old, mix matched nasty furniture. We've been coming to the Gatlinburg area for over 30 years and this is by far the WORST place we've ever stayed in!!! I would like you to know that NO ONE ever offered to come fix any of these items!!! I received a 338.25 credit...THAT IS ALL!!! I will NEVER STAY AT THIS PROPERTY AGAIN!!! ABSOLUTELY THE WORST!!!

    We had several issues during our stay. First off, the pictures on the listing are a completely different property. It’s the same house and layout, but it is not the property we stayed in, there’s no air hockey table and other furnishings are different, etc. the communication with the property manager is a total nightmare. We asked for lightbulbs and nobody showed up. The internet went out for days, and nobody showed up after repeated requests. Nobody showed up until a window literally fell off the house. The hot tub is broken, and although they did give us a small refund for that, they knew it was broken all along and that was something our kids were really looking forward to. When you try to contact management you get a bot response that isn’t helpful at all. I tried to give them an opportunity to make things right and all we got was a bot response that made no sense and was clear they weren’t attentive at all to guest’s needs. Overall the house is great but their lack of attention to guest needs is very disappointing

    We had a group of 11 stay at this cabin. We had booked another cabin that had a sump pump issue and the night before our travels we were informed we would not be able to use the original booking. So we chose this cabin as it had most of the same features the original one did. For a last minute fix it worked out for everyone. We all had our private rooms and entertainment and a family room to have everyone in. The beds are not comfortable. If they could invest in better mattresses it would make a huge difference. When we first got there we inspected for any breaks we wouldn’t have caused, cleaning issues ect. There was popcorn under the sofa in the main room and bugs in the bathrooms. Dirt and hair in the corners of the bedroom made it look like it wasn’t swept or moped. I pulled a coffee cup from the cabinet and it had a glob of dried up hot chocolate powder in it. Aside from that it was roomy! Beautiful views and the private balconies were a great way to wake up with your spouse and a cup of coffee!

    We stayed at Black Bear Ridge Resort in Cabin Bit O’Honey. During our stay we encountered that the cabin had not been thoroughly cleaned before our arrival. The floors were dirty and sticky. There were crumbs on the floor and in the basement. The top 2 floors didn’t have AC for the first 2 days. Also in the basement there was a used dirty bandaid on the floor in the main basement bedroom. The sink in the bathroom attached was dirty and grimey. One of the rooms on the main floor with the kitchen had the door frame work coming off. On top of all that almost all bathrooms had some kind of leak with the sink plumping. One of which was so bad that it leaked through the floor onto the kitchen island, which ruined some of our items and we had to put tin pans out to catch the water. They had to send a plumber out in the middle of the night to fix the issue and even then he couldn’t fix the basement sink. There was also a huge hole in the concrete in front of the steps entering the cabin. We are very dissatisfied with our stay and we would like a refund. I’ve been trying to contact Vacasa via text but all I get back are we are waiting to hear back. It’s been a week now.
