Home Truths:
- We allow service animals at this home. If undisclosed pets are brought into the home without AvantStay's approval there is a fine of $500 per pet.
- Due to safety risks, no child under the age of 13 may operate the elevator without adult supervision. Adults should secure children while entering, riding, and exiting the elevator.
- We no longer have bikes available at this property.
- Please note our occupancy includes an additional two beyond bed count. Trifold floor mattresses and additional linens can be provided upon request.
- This home is located in a neighborhood with a strict noise ordinance policy and therefore is only suitable for quieter groups. Please make sure you are comfortable with these policies before renting this home, otherwise, if violations occur you may be subject to a fine that can reach up to $10,000.
- Bookings must be made at least 24 hours before check-in. Same-day bookings are not permitted.
- Absolutely no exterior amplified music is allowed. Violations will result in a $500 fine.
- While we do our best to notify guests in advance, unannounced power outages may occur due to unexpected city maintenance.
- No events are allowed unless pre-approved and coordinated through Avantstay. This includes but is not limited to: rehearsal dinners, wedding receptions, birthday parties, and social gatherings.
- All guests must comply with local laws regarding outdoor lighting, quiet hours, and limitations on parties or gatherings.
- Unfortunately, pets are not allowed in this home. If undisclosed pets are brought into the home without AvantStay's approval there is a fine of $500 per pet.

Parking Details:
- 2 mid-sized vehicles will fit in the driveway outside the garage.
- Additional parking is available on the street; please pay attention to posted signs.
- Please note, there is no garage access.

This is a smoke-free property. Violation of the no-smoking policy will result in forfeiture of the security deposit, a $300 smoking fee, and liability for any fire or property damage costs.

As part of our commitment to being good neighbors, occupancy limits and quiet hours (9pm-8am) are strictly enforced. No speakers or sound systems will be provided for use in our properties. Violation of any noise ordinances will be subject to fines that can reach up to $10,000 per violation.

Events or parties are not allowed without prior written approval and an additional fee. Any unauthorized parties or events will be shut down and a fine will be assessed. Please inquire for more information about our event policies and fees.

There is nothing more important to us at AvantStay than the health, safety, and experience of our guests & staff. We've enhanced our cleaning and sanitation protocols and are taking extra care to disinfect all surfaces between reservations with hospital-grade disinfecting solutions.

As a reminder, we do work with 3rd party vendors to maintain the property, and although we adhere to the strictest CDC guidelines and advise all contractors to wear PPE equipment, we can not always enforce. We strongly advise guests to please deny access if any vendors fail to meet and adhere to these standards.

IDs will be requested for verification after booking. All bookings over 30 days require a security deposit.

We report and prosecute all Credit Card Fraud.

The location was great. The house is a bit tired though functional. The upstairs shower is very slippery and really needs a rubber mat for the shower. We had to purchase one for our stay. The only other thing I would mention is that the carpet in the upstairs living room is very slippery also and easy to trip on. We rolled it up while we were there and put it back when we left. We also had a hard time figuring out how to turn off some of the lights.

Place is nice, bathrooms were good, garage didn't work and only 1 key was tough with 9 people. Place is great just homeless people from Balboa Park at night got scary one early morning. Nice grill. Kitchen was good. Place was good for 9 guys

This property holds so many and has some nice touches to it being across the street from Balboa, close to James Coffee Co., etc. Having two full kitchens and refrigerators was a pleasant surprise as we were told it only had one. The space was initially confusing for us to navigate but after a day or so, we figured it out and got comfortable. It was a bit frustrating that during our stay, multiple employees were sent in for various repairs and clean ups. We were only there for four nights collectively, so having two separate days involve AC techs and cleaning companies was instructive upon our time and should have been handled prior to our arrival since they weren’t emergencies. Additionally, the cleanliness of the space was a disappointment and did impact our stay. We actually had to clean all three patio spaces ourselves in our to create a space where guests could sit and enjoy the amenity. We also spent time removing cobwebs, spiders, and dust from the top unit. For the price paid, it was surprising to find ourselves spending hours cleaning before the rest of our friends came. In summary, lots of potential here but also some disappointments for the value. Not sure we would stay here again.
