Nice quiet position in a lovely village.
Central heating not working and could not be fixed. This should have been known to host as previous guests had noted it in the visitor book 2 weeks previous.
Owners have resisted our reasonable request for a partial refund. They clearly have no honour. Sykes Cottages eventually agreed to a partial refund but we have been waiting over a month and still no sign of it.

Lovely location, entrance tucked away and a little more difficult to find but generous is size and had everything you could need in the kitchen, living room ect. Shop, pub and chippy in close proximity. Good large enclosed garden for pets
Couldn’t figure out the upstairs shower was either freezing or boiling hot. Upstairs there’s 2 bedrooms with 2 single beds. Small space above head but we just flipped and slept with our heads at the end of the bed.

Shame about the driveway being damaged by tree roots. This would make for difficult parking for guests with more than one vehicle.

The kitchen was very good. Being set back from the road was helpful. Enclosed garden good for dogs nice that they were welcomed.
That two bedrooms upstairs had very restricted headroom which was not suitable for adults. Even children could hit their heads. The sitting room was dark and glumy.

The location of the property was lovely - Cottesmore is a sweet little village with a local shop, brilliant pub and friendly people. The area was very quiet and peaceful and there were lots of great places to visit nearby, we especially enjoyed spending a day at Rutland Water which is very close by.
The house met our needs for the number and layout of bedrooms that were required for our group of uni friends.
It was great that we had enough space to spend time in the living room together and all sit around the table to eat together (using the chairs from the kitchen to make up enough).
It was useful to have the washing machine and drying rack for one of our friends who has a small baby.
Check-in and check-out was easy with the lock box.
The level of cleanliness wasn't fantastic. Lots of the cutlery, pots and pans weren't very clean and could have done with a thorough wash. Many of the kitchen cupboards were unorganised and had random items from previous guests in them. There was no washing up equipment provided (washing up liquid, sponges, cloths, tea towels, hand-drying towel) for the kitchen, thankfully we had brought some ourselves otherwise it would have been very tricky.
Some of the property seemed unfinished and unmaintained, for example there were light bulbs were missing or not working in the living room and one of the upstairs bedrooms and there seemed to be a strange mix of warm white and bright white light bulbs throughout. The decor looks like it has not been updated for a long time and there was a patch of unfinished plaster in the upstairs bathroom above the shower.
There were a lack of sockets in the bedrooms, for example in one of the bedrooms there was a bedside lamp on the bedside table but we couldn't use it because there was no socket nearby.
The driveway is very uneven and is a bit of a safety hazard.
The grill in the oven was very temperamental - sometimes it worked, other times it didn't.

Good big clean house - ideal for two families. The bedroom we're a good size and lounge easily it us all in. We felt the living room was dark - maybe change the main light? Being dog friendly was very helpful.

Spacious house in a beautiful, friendly village with a lovely pub in walking distance.
Large cooker with 2 ovens. Lots of kitchen cupboard space. Plenty of glasses and mugs.
Wood burner and logs available (take your own fire lighters and kindling; there's or much draw as surrounded by trees).
Plenty of parking space.
It would have helped if we were given the address, not just a general direction!
No thought has gone into this property and the following observations have been noted for YEARS in the visirors' book!

Kitchen table for only 4, dining room/lounge table for 6.
No garden furniture despite being in the property photos and the weather was glorious!
Large curtain in pole and rings in ground floor bedroom with no curtains.
Although there are ground floor bedrooms, they are not suitable for limited mobility; very low beds with very soft mattresses. The en-suite shower has a deep step up.
The kitchen:
We cooked all our meals; the kitchen was not equipped by someone who cooks! The oven was dirty with old spills at the bottom. The oven tray too big for the oven! We never did work out how to use the induction hob but it came on when we rested a bag on it, so it does work! All of the shelves in the fridge door have been removed, so storage was difficult but there is a second fridge freezer in the garage.
The position of the single beds on the 1st floor could be better with the beam just above the pillows!
There are all small things, but with a little thought and TLC this could be the perfect property.

Beds in the twin rooms are under the eves. Have to duck very low to get into bed. Twin rooms not suited for adults.

Situated conveniently for our golf trip. House ideal for a group of 8 people. Very clean and comfortable. It had everything we needed

Unfortunately there was no hot water in the downstairs bathroom .
We couldn’t open the french windows in the lounge to get out in the garden.
