I was asked for a further deposit AFTER Booking.com has sent me confirmation and my receipt. A company called Luke Stays said my reservation wasn't confirmed until I'd paid a refundable damages deposit. This deposit of £50 has not been returned to me. There was no reception to speak of or a welcome of any kind. I would seriously like to talk to someone about these premises, as it has actually affected my trust in Booking.com. The whole atmosphere was one suggesting it was a scam and being run in an underhand way. There are too many complaints to write down. This Luke Stays company are also damaging Booking.coms reputation.

Bathroom was nice. Location was good.
Service was awful - I was given the wrong code for my room, so wasn't able to enter it once I arrived to check in. TV in room didn't work, facilities were poor. Staff member was helpful, but not very present.

After booking with Booking.com I received an email from the hotel owners asking me to share their details of other hotels in Dubai and their website with friends and family.
Booking.com DO NOT give your details to any hotel but do provide a one off email address through their site so that hotels can message customers with regards to their stay via the app or email.
The DENE Hotel is part of a chain of hotels based in Dubai and WILL NOT release the key code for the front door without a payment up front. They wanted a £200 deposit paid via card over the phone! On the day of our stay they phoned my mobile number and demanded the money on top of the payment made via Booking.
I approached Booking and they are investigating this company/hotel and looking to see how they got my details and to see whether there has been a security breach. I am still awaiting an answer and a full refund as I refused to give the hotel any further funds and had the booking cancelled.
To all others I would stay well away from this hotel. It is reasonably cheap to stay at but with the cash upfront requested by the hotel owners it could cost a lot more!!!!

dreadful hotel, very dirty and staff unprofessional
Nothing was to like here. I couldn’t stay as they have not bothered to clean the room after the last guest. there was poo inside the toilet and not flushed. I was traumatised to see the state of the room. I had to book a different hotel. I was promised a refund but still not received 8 days later

Michael was very helpful and kind
very basic and no longer serves breakfasts or evening meals. No receptionist and was unable to get into the building on arrival. Sat outside in the cold whilst talking to new owners who said they hadn’t received notification of my booking. I then had to contact Booking.com who contacted the new owners. As I have stayed here before I recognised Michael who was kind enough to let me in, where I continued to try and resolve this problem with Booking.com. it took a total of 50 minutes to sort this out and for me to be allocated a room.

The confusion with the booking. We actually were told via email by LukeStays (the company who must own the Dene Hotel) 24 hours prior that we were staying in the Newcastle Jesmond Hotel, not Dene Hotel. Also I don't like the £250 security fee that is taken 2 weeks before the stay and which I now have to wait to be refunded. It should be just card details left as security which can be charged after the date if necessary. The advert on booking.com states a £12 security fee, not £250. This is only highlighted after the booking. And no breakfast included (no staff on site anyway to serve it) unlike specified by booking.com I think booking.com need to check details of their advert for Dene Hotel with LukeStays and just correct a few things.

This hotel is centrally located. It is inexpensive. Our bed was comfortable. We were grateful for free off-street parking. The landlord is friendly and helpful.
You will receive communication about your booking via two third-party companies, Superhog and Luke Stays. In the days before my arrival I received over 40 emails from them as well as multiple texts and WhatsApps, some asking me to submit an online verification which I completed weeks previously. Several messages inexplicably invited me to refer a friend to their Dubai properties - one of these emails was sent at 1:30am UK time. It was incessant and disruptive and despite complaining to both companies the messages only stopped when I blocked their numbers and email addresses. I will never knowingly book an accommodation which uses either of these companies.
I had security concerns at the property as entry to rooms is gained only via a touchscreen on each room door. The code to my room was my room number. I wonder what the other room entry codes are...
It felt safer to leave valuables in our car when we were out rather than in a room into which anyone could easily deduce the entry code.
Our bathroom could have done with a vacuum before we arrived. The smell of smoke is pervasive.

We booked throught booking.com but the management company is called Luke Stays. Several months after booking I was asked for £250 deposit. I was them bombarded with around 50 emails constantly.
If you hate spam and unexpected deposit requests i would avoid this hotel.

Possiby the worst communication process I have come across. No one from the company is at the venue so I was bombarded with over 30 emails & WhatsApp messages for a simple 4 nght stay. Terrible.
Also, the property is VERY tired.
