In a beach area about 10 min by no6 bus to old town. Lots of restaurants nearby and one in the hotel with big terrace. Modern bathroom, lift but still a few stairs across a courtyard for some rooms. Staff were very helpful.

Position away from main centre was good, close to bus to Old Town, a good walk around coast and close to a beach. Lot of places to eat.
Could be noisy in peak season. Staff very aloof, not happy arriving 1 min early for beakfast, limited choice if you don't eat hot beakfast, 2 cereals, 1 bread, no toaster. Bathroom mouldy, curtains hanging off rod, no jug in room only fridge.

The location is excellent, In the middle of a pedestrian road, having a 200m distance from Lapad beach.
50m from it there is a public parking. Since we had a rented car, we were parking at the public space, for €18/day or €1.3/hour or €53/week. Most of the times we had to wait 10 minutes for a parking to be freed.
Apart form the location, the hotel was a kind of disaster. Generally speaking it's a neglected hotel from the 80's. The room carpet was rarely cleaned. The bedsheets never been changed during the 1 week we stayed. The towels, even if they were changed almost every day with clean ones, you could see that the signs of age. The balcony had an old metal table with 2 old metal chairs. Old TV with a decoder, which both never used. The room was small, eventhough I have seen other room that was a bit more spacious. Breakfast had a few things and looked OK for the hotel category. However, more than half of the food, couldn't be eaten as there were flies all over and never bothered to covered them. Photo attached, So basically, most of the fruits and croissants weren't even touched. The outside tables and chairs were full of cat hair, due to a couple of cats wandering around the prepmises.
The hotel was offering a parking for €20/day but was a 10 minutes walking distance from the hotel.

We arrived... reception in chaos, no one took any notice of us. Then we were told, very gruffly that there was no water in our room so we had to go across the road to another hotel and then the man just left!
All very odd, not the reception we would normally expect from a hotel.

The hotel has its own restaurant. While it is away from Dubrovnik old town, it can be reached by Uber (~$10 one way). The front desk lady was very helpful.
Parking is tricky. It is 5 minutes away from the hotel and you need hotel staff to go with you to get into the garage and it is not free. It is challenging to even unload and load luggage as there isn’t a secure place near hotel.

Tanja provided great service, moving us to another room - huge thanks for her efforts.
Booked a balcony room, was given room 204 with no balcony. This was changed to 401, still no balcony, but a larger room away from the noise of public holiday festivities.
The shower was blocked at 9pm when we were showering. Approached a staff member who asked me if I wanted it serviced 'now or in the morning'. Clearly we wanted a shower now. He gave me a bottle of Mr Muscle and asked if I could do it myself.
I pulled the drain out to clean it, full of someone else's hair. After a 30 minute wait, drain was good to go
The shower had no soap and we had no toilet paper and had to ask for it.
Curtain was ripped on the one window.
Breakfast - not great. Some of it was adequate. The bread and scrambled eggs were great. Fruit options had flies on them, so that was out and the coffee was undrinkable.
Drinks at the bar were overpriced, but paying for location. Better options a little further away. (Scala pizzeria and Ma Belle)
The lift was problematic - sometimes the buttons worked, sometimes they did not. Stairs were ok anyway, even with a 20kg suitcase.
Overall - an old, tired hotel and way overpriced. Would not stay again.

Location to beach and restaurants
Not a great selection for breakfast. Told 10% off food for guests but didn’t get it as failed to tell them before we are that we were guests. Small bedroom with little storage space and the sand with the bathroom.

The hotel position - 5 min fron the beach and 10 min from the bus station for the old town. It was 30 min from the new harbour and from leaving in the bout trips in the islands.

Great location, large room, air conditioning worked well.
A deep clean, the breakfast was very poor, the bed was very uncomfortable. There was nothing for the shower head to be put into so you had to have hand held shower in the bath - the bath had no plug.

We received a friendly welcome on arrival. Location is very good for both buses into Dubrovnik Old Town and the beach. Our room had a balcony so we were able to sit out with drinks. Breakfast was adequate with bread, cheese, ham eggs and other dishes.
The room was not cleaned during our 6 night stay. Balcony not clean on arrival and quite dirty. Occasionally bins were emptied and towels laid out on bed. Other times we helped ourselves from a cupboard on the hallway. I think hotel is best suited for 1-2 nights only rather than any longer stay.

our room had no balcony, a simple thing but would of been handy for drying of beach clothes, but that is just a very minor thing as I’m sure other rooms had balcony’s

Great location. Outside of old city, but very easy to get to with taxi (5-10 minutes). Glad we stayed there as nice restaurants around directly at the ocean, beautiful scenery, great food. Staff at hotel exceptionally friendly, felt very welcomed and very well looked after. Would highly recommend the hotel

Such a lovely little hotel. We were 7 nights there and it was wonderful experience. The staff is so nice and helpful. Josef is heart of the place. Funny guy. The cleaner take care us every morning, such a nice lady. Everyone is so service minded. I don't know everyones names but thank you Josef, Sladana and everybody else. You made our vacation the best.
