Very chill and peaceful. Nice walkway down to the beach. Nice staff and pool was great.
The driveway/walkway to the Vila is a bit long and narrow but the staff offered free shuttles so that was handy!

The hotel feels traditional and seat well in the panorama

Beautiful place isolated from the noise and close enough from the restaurants and bars.

They did not have a toilet in the room. Said they were going to fix and they did not!!!

The resort is lovely, big rooms and huge bathroom. Pool was nicely maintained and easy to get to. They offer a golf buggy transfer into town, which we used a number of times.
The resort is isolated, and had no restaurant currently, so you have to go out for every meal. Gojek and grab drivers refused to come up the long steep driveway. Even if you hired a scooter you’d want to be a confident rider to tackle it yourself. We had arranged a pickup to travel onward at 9am and were told the golf buggy was not available between 8-10am I.e breakfast and checkout time?

The door into the room are flimsy and in no way secure. The curtains are very light so don’t block out the light or fully cover the windows. The path down to the beach is quite steep to a few small shops and restaurants. The sunloungers around the pool are outdated and uncomfortable. The shuttle service into town is hit and miss as sometimes the golf cart isn’t there or nobody to drive it and the road to walk in is a narrow road through a building site so the town isn’t as accessible as it looks. Also got eaten alive by mosquitos while I slept after spending two weeks in Bali and was only bitten once before I stayed. Booked two nights, only stayed one.

Nice view to the ocean from pool area. The staff were nice and helpful.
We booked the room with two single beds and we got three bank beds instead. It took all the room space and looked like a hostel or warehouse not the hotel. The shower wasn’t functional, the handles were felling off the drawers. It was difficult even to open and lock the doors. Curtains don’t give you a privacy, you can’t simply close them and the light comes through.

“Great location! Clean place with a nice pool. You can watch the waves right from the hotel, and there are stairs that lead straight down to the Uluwatu cliff — absolutely beautiful spot, and the staff are very friendly.”
Beautiful place with great potential. The rooms are a bit dated and could use some renovation, and the stairs to the cliff could be better maintained — the bushes have overgrown, making it a bit tricky to walk down. Still, not a major issue.

Beautiful. Very much appreciated the golf cart to town and back!
Staff were so friendly!

Property was cool, great view of the beach and easy access to cafes and bars/town. Was like stepping back in time in a positive way, old school commune style stay. Rooms were spacious
Would be great if it had a little more to offer on site - bar, convenience store nearby.

Loved the views and the room. Loved the hospitality shown. Their Bar is the place to be at nighttime! The bands are amazingly talented and the service is exceptional. Access to the beach and Single Fin club, behind the hotel by a steep stairway through a little “jungle” area. 15 minute walk from main road to the main strip.
I loved every bit of it. Just to be wary it is a very narrow and steep entrance to the hotel from the main road that cars may find challenging. They have a golf cart to take you to and from the main entrance on the main road. Also, the address is incorrect on booking.com (which I have notified management). It is Puri Uluwatu Villas, Suluban.

Nice room with a lot of space and big windows with great views. Beautiful location (close to uluwatu beach) and very nice pool.
Shower head needs a replacement.

Views of the ocean were lovely. That’s about it.
The noise from the Single Fin beach club was so loud I had to check out at 8pm and find another hotel for the evening so I could get a decent nights sleep. The music was so loud and no way you can sleep through it. Don’t book here if you want a good nights sleep!

Path to beach. Pool. View. Big room. Water machine in room.
The access road. The deserted feel left me feeling vulnerable as a female solo traveller. The locks on the doors were pretty flimsy. And to go out you padlock it. Rooms are very dated. Holes in the netting in bathroom let in a lot of mosquitoes.
Need a scooter or take Gojek to come and go anywhere unless walking down the beach path.

It was beautiful and quiet. The pool was nice as well. It was close to the beach. It was easy to get a ride from.
The staff were very friendly and offered free rides into town
There was no restaurant

this is a unique 1990s property, one of the first hotels in Ulu, located directly on the cliff.
it’s quite an old one so may seem a bit tired at times, but We really enjoyed a synergy of old school and traditional design elements.
the view is fantastic - panoramic ocean view. there is a decent swimming pool in the hotel and a private way to the beach.
we stayed in Superior Double room and i find the view the best from here.
the room was spacious, do was the bathroom.
the management and staff were super friendly.
it’s Bali so ofc there are constructions here and there during the day, it was not super disturbing to us as we stayed at the beach most of the day. and there is a big construction along the way to the hotel but I think they will be done soon. so also not a big concern.
major one for us was the noise from Single Fin whenever they have a big party. in this case we were not able to sleep until the party was over at 2 am, as it felt your were literally inside Single Fin. but maybe next time we just join the party 🤗

The hotel is built in a very traditional style, beautiful garden and pool area. Uluwatu beach is 6 minutes down the cliff path. Restaurants are at the beach with views to die for. The hotel has a free shuttle to Uluwatu town (5 minutes in a golf cart). AC in the room works well and the shower is superb.
The hotel is surrounded by heavy construction (the whole area is). During the day you cannot be there unless you want to listen to heavy ramming of foundations, concrete cutting and sledgehammer noise. The access road to the hotel is not for the faint hearted. Wild monkeys may invade the compound at any time. They can be threatening but very funny to watch when swimming in the pool.

Could not recommend highly enough! Beautiful building with comfortable rooms. Amazing view right over one of uluwatus best waves. The staff, from the owners to the night crew, were super friendly and attentive. I'm definitely coming back. Shout outs to the Saltwater Cowboys!

The staff were really nice and accommodating. Every need was met. The facilities and the room were well maintained, comfortable and clean.
Driveway and location was a little hard to get to. But was great once you were there.

Lovely location and staff.
Difficult place to find. Lots of construction going on next door.

Everything. Ulu is hectic so the hotel was a perfect oasis of calm. The staff were lovely and very helpful.
The hotel has a buggy to ferry guests into the main part of town. It was out of action for most of our stay which was a shame because if it had been working, our stay would have been just a little bit less of an effort. The bar and restaurant are under construction and when they are built it won’t be as much of an issue, but until then if you want a drink or something to eat you have to head into town. It’s not far, but it isn’t a nice walk.

The property have absolutely amazing and friendly staff - particularly Heru and the lovely ladies cleaning around the place. All greeted with smile and nothing seemed too much. There was a good warning about the monkeys hanging around but they didn’t bother us at all, and disappeared before sunset.
They have a shuttle golf cart to whisk you in and out of town - so handy. The buildings are charming and you can see are being renovated step by step.
Comvenience and location for the price can’t be beaten
The bathrooms need updating pretty soon- they felt overdue for remodeling.

Best, is it's carácter of an old and very well build place.
Missing to have beds with mosquito net.

From before we arrived, Heru was on the ball & offered an airport pick up transfer, and was in touch throughout our stay. Helpful, but never annoying and always offering assistance. The Night Duty Manager was informative about the monkeys, and the cleaning staff were always thorough, friendly and have good english. The Estate location is perfect and the view from our Honeymoon cottage offers a glimpse of the beach and surfers. The accommodation was spacious and tea/ coffee making facilities in our room was a fine touch. We enjoy the smallness of the Estate - maximum ten villas: it was mostly quiet, which is what we prefer. Small and quiet. Thank you!
Despite the construction going on around, the Villas were fairly quiet.
The lack of infrastructure between the Estate and the town.
No proper walkways / footpaths. The rubbish generally in the surrounding streets.

Really nice oasis in the middle of town. It's quiet and peaceful with a beautiful view and pool. The suite room is lovely and the restaurant is good. Very welcoming and accommodating staff.

I’ve stayed in so many hotels and villas around Bali over the years. The Uluwatu Estate is simply phenomenal. The first hotel built in Uluwatu does not disappoint. Spectacular views. Incredible location. The Balinese architecture. The staff. It’s all amazing. Much better than the white box villas that have taken over the countryside.
There isn’t currently a restaurant onsite which means you have to leave for every meal. However the new owners are currently building a cafe, bar and lounge on the property and it will be open soon. Some people complain about the narrow access road. But there’s a free golf cart shuttle that’s on demand. So it’s not a problem.

The shower head seemed to be broken and water would go all over the floor when you took a shower

The hotel is simply perfect – clean, aesthetic, beautifully designed, and filled with a sense of calm in every corner. The location is amazing – just a few steps from the sea, with a breathtaking beach that you can’t take your eyes off. The pool is luxurious, all the facilities are top-notch, and the staff? Incredible! Kind, welcoming, and made us feel at home from the very first moment.
No doubt we’ll be back – thank you for an unforgettable experience! 🌴☀️

The location is amazing being secluded with views. Old building with spacious rooms and vintage temple like ambience. Resident cats, central swimming pool and gardens make for a private hideaway feel. Nice walks down to beach or other side of the bridge.
Hard to find on the map, one way road in can be a bit dangerous with some blind corners, be careful driving in and out. Food delivery will need extra directions to find the place.

Beautiful views and great pool area
New ownership meant the motel is in transition, leaving the Balinese staff (who were lovely) to do the work in the absence of the USA owners. More thought needs to go into welcoming guests and maintaining the "rustic" and frankly slippery path down to the famous Racetracks wave and beach warrangs.
