No, just no! Overnight stay? forget it. Unlisted extra costs. Worst are the hosts, worst I ever had!
Not much. There was a nice view when I arrived at dawn. Room was ok, but with unlisted extra costs.
The location in the booking confirmation is wrong, I got the location from Roberto a few minutes before check in, but I was already in the wrong place. His location also did not point to the gate, not helpful on the narrow dangerous roads at low light. Tip: use google maps
When I arrived, Roberto R. greeted me with "what do you want?" and an offer to try some wine (maybe you had a bit too much, Roberto?). I took a sip (had to drive to restaurant later) but after 1 minute the glass was gone, the IDs were more important, I gave them, no problem.
He immediately proceeded to check in, door and gate instructions and the extra costs, some of which were not listed on the page but were sent in private AFTER the non-cancelable booking was done. When I confronted him, he started to get angry. I wrote Claudia via the chat, no better reaction. Tip: report directly to booking!
Roberto then asked the IDs of the other friends (2 cars) but they arrived late. I cannot give personal IDs of others. Roberto can't understand and he starts insulting me and threatening to beat me! Yes, Claudia, ask him!
The following day, both hosts yell from across the room that I should give them id of the last friend which came very late. They lied, they had all the data, but wanted photo copies of the ID. I explained GDPR 2016/679 art 5&6 that he may only see the ids and not keep copies but he insulted me again. I asked for the police, which he did call for his imaginary reasons but somehow gave up on during the call, I wonder why. I had to wake up my friend after 3 hours of sleep to show them the ID. So much for resting. After immediately leaving, Claudia (or was it still Roberto?) continued the argument over the chat, ultimately also insulting me. Nice family!
All we wanted was an overnight stay in a quiet place with a fridge. I have never had a worse experience with hosts! I had hundreds!
Tip: don't explain anything, they will insult you.

Rooms were spacious but lacked ventilation - either we used the air conditioner, which carries an extra charge, or it was very stuffy. Could use a standing fan!

In short we felt ripped off and I cannot recommend this property.
We took the evening meal option which was well prepared and acceptable value for money. However the same cannot be said for the inclusive breakfast.
For the money we paid the breakfast was very poor. We were served bread, cake and jam. There were no cereals, eggs, cheese or meats on offer. Compared to other properties we stayed in it was a very disappointing breakfast.
We booked rooms that were described on Booking.com as having air conditioning. Once we had booked and paid (ie cancellation was no longer an option) we received an email from the host to say if we wanted air conditioning that was going to be an extra €18 per room. This was outrageous. Even when we showed the hosts the information we had on booking.com they were not going to be moved. They either need to update their advertising to say aircon available but for an extra fee or give customers what they believe they are paying for.
Generally we did not get the impression that good customer service was one of their core values.

Great location in the countryside just outside of Cortona. Easy to get to all of the Tuscany region. The staff and food were amazing. Rooms were comfortable and clean! Very accommodating!

Great location with a gorgeous view. Very nice to be in nature and to enjoy some calm and relaxation. The pool is a nice addition when it's so hot out, and the food was delicious.

We liked great location in the woods and the calm that comes with it. Room was very nice, clean and we liked traditional design. Also, staff is very kind and usefull, ready to help anything you need. Food was very delicious with home made ingredients. Great pool space under the Tuscan sun! 😊
Paid breakfast doesn’t include eggs. However, you can order it but the price is unrealistically high - 4 euros per egg. Still, you are informed about it when you check in.

Agriturismo di campagna abbastanza vicino a Cortona e al lago Trasimeno
l'agriturismo ha molta campagna coltivata intorno, ed è quindi molto apprezzabile per chi ha cani. Il proprietario è molto gentile
Bisogna stare molto attenti alle clausole della prenotazione.
1) Per le lenzuola sono chiesti euro 25 in più e per gli asciugamani la stessa cifra ( totale 50 euro), ma sulle indicazioni dei monolocali sono invece indicati come compresi.
2) Per i cani c’è un sovrapprezzo di euro 40, e il proprietario ( persona molto gentile e affabile) chiede questo sovrapprezzo per ciascun cane ( quindi due cani euro 80), anche se poi alle rimostranze si “ accontenta” di euro 40.
3) In alcuni monolocali ci sono divani letto, sicuramente indegni per il prezzo che si paga ( si vedano le foto).
Infine, la colazione viene somministrata a orario fisso e con con molta parsimonia, e quindi bisogna chiedere per averne un po’ di più.
You have to pay close attention to the booking terms.
1) Sheets cost an additional 25 euros, and towels cost the same ( total 50 euros), but the apartment listings indicate they are included;
2) There is a surcharge of 40 euros for dogs, and the owner ( a very kind and affable person) asks this surcharge for each dog ( so two dogs cost 80 euros, even if later he “settled” for 40 euros;
3) Some bed sitting rooms have divan bed, which are certainly not worthy of the price ( see photos).
Finally, breakfast is served at fixed time and very sparingly, so you have to ask for a little more

De hartelijkheid van de gast heer Roberto was erg leuk en interessant .Hebben kunnen kennismaken met zijn passie voor bijzondere ters maken en zijn drie lieve honden. Samen in het mooie landschap kom je hier tot echte gesprekken met andere gasten, een heel mooie ervaring. Zwembad is top, en het middeleeuws centrale huis (kasteel) uit de 16de eeuw is echt prachtig mooi gerenoveerd. Oog voor detail en kwaliteit.
Vlakbij Cortona , prachtig gelegen op de berg met prima restaurantjes.

Overnachten in de gescheidenis op een prachtige romantische locatie met een hele lieve eigenaar.
De vriendelijkheid van en ontvangst door de eigenaar was heel erg mooi. De locaties is prachtig gelegen. De locatie ademt geschiedenis midden tussen de wijnranken en olijfbomen.
De locatie is duidelijk beïnvloed door de tand des tijds. Met redenen door de eigenaar toegelicht is begrijpelijk waarom, maar meerdere gasten deelde de term: vergane glorie. Het moet ooit echt prachtig zijn geweest, maar nu is echt een update nodig voor een bestendige toekomst.

Le bel emplacement, belle piscine et jardin agréable, accueil très aimable du propriétaire qui parle français . Appartement très propre.
La douche très étroite et un peu vétuste. Les escaliers assez peu pratiques.
