Actually, I booked a hotel during the off-season and visited the hotel Uvala right next to it on its recommendation, and I'm leaving a review because it feels similar.
The view was very beautiful, the kindness of the staff and the quality of the breakfast were all wonderful
It's a location where anyone can get to Old Town by bus

The room is big and has chairs for every guest. The bed was ok, and the shower, although small, has good temperature and waterflow. The wifi was stable.
The room had only.one available electricity plug, not close to the bed (plus 1 in the bathroom).
When walking barefoot over the carpet, e.g. at night, your feet were hairy (and I don't have hairs of over 15cm).
The walls are very thin and especially in the bathroom you can follow what's happening in the next room.
There's an AC system with a cool option and temperature button but the system mainly produces noise.
They have a buffet. It wasn't included in my ticket but first day I went there. While the food price is reasonable, the choice and taste is not. Plus they make their money buy selling sodas at EUR4,80, same as in the old town where logistics are more complicated and without the nice view.
Most expensive of 7 hotels I stay in during this trip and probably in absolute terms the least.

The staff were fantastic, you get what you pay for and this is a 3* hotel so any negative comments are probably from those that don’t know what to expect from a 3* hotel. The place was clean, the bed was comfortable. The staff were super friendly with every interaction and welcoming. There was lots of choice at breakfast. The location was spot-on. If you’re on a budget i highly recommend staying here. we cannot comment on the pool as the hotel is so close to the sea we just swam in that.
What’s not to like, good value for money

The location was good - number 4 bus would go straight to old town for €2.50 pp from literally around the corner. The area is very safe and not very noisy at all. There are a few shops and a bakery next to the hotel. Also a small beach is right opposite the hotel which is not busy.
Our room was small with 2 single beds. No seating are just beds, dressing table and a wardrobe. Very old furnishings but a pleasant feel. There was no kettle in the room, but we asked reception and they very happily provided us a kettle and cups. The staff are outstanding and make the stay just amazing, especially Tony on reception has an amazing smile. And Marijo in the restaurant was amazing. The domestic staff also was sooo welcoming and helpful.
We only had breakfast- it was a very good choice and also on the days we had trips booked and couldn't have breakfast, we notified reception and they would prepare a takeaway breakfast. Beautiful views from the window.
I would definitely come back to stay here.

We were on 3rd floor. No Elevators. We had to walk up and down 3 flights whenever we went to our room.
No elevator so it was very difficult to manage.

The location is excellent, right beside beach, bus stop ,shops, bars and restaurants.
The views out over lapad were stunning but there was no balcony in some of the apartments to enjoy the stunning sunsets.

The hotel was in a good location with a beach across the road and a strip of restaurants and bar a 3 min walk away. The lady who cleaned our room every day was lovely so helpful.
Reception staff could be more friendly

Location was perfect, beautiful sea view and right across the road from the beach. Lots of nice restaurants and bars near by
We were in the Annex building which had no lifts meaning we had to go up and down 6 flights of stairs. We were helped taking our luggage up to the room but we were not able to wait for help when leaving so had to bring heavy bags down all those stairs ourselves
Also on the first night the shower head flew off literally and soaked the entire bathroom. After this, we had to be very mindful about how we turned it on, being aware of water pressure which was not ideal

We had an amazing stay at this fantastic hotel! The property is perfectly located—just a short stroll from the beach and close to all the local amenities, making it incredibly convenient for a relaxing family getaway.
The breakfast was excellent every morning, with plenty of delicious options to choose from. What truly made our experience exceptional, though, was the staff. They were absolutely lovely—warm, welcoming, and especially kind to our children.
We were so impressed by how thoughtful and accommodating they were. Noticing we were traveling with two kids, they generously upgraded us to a more spacious room right by the pool, without us even asking. That kind of attention to detail and genuine hospitality really made our trip special.
the building itself has clearly seen better days and would benefit greatly from a full renovation. The rooms had potential but showed signs of age—particularly the bathrooms, which featured very dated fixtures and could use a thorough refurbishment.
The mattresses were a bit too hard for our comfort, which made sleeping less restful than we’d hoped. Additionally, we were surprised to find there was no kettle or coffee-making facilities in the room. This would have been a helpful amenity, especially for families traveling with children who may need warm drinks or quick refreshments.
Overall, with some much-needed updates and added in-room conveniences, this place could offer a much better guest experience.

Location was great. A short distance from Dubrovnik Old Town. Lots of restaurants within walking distance.
The property is a bit run down, needs refreshing.

Warm welcome by reception team. They allocated us a twin room as requested. The cleaner made intentional effort to chat each morning saying hello. Staff always went over and above. Allowed us to borrow a kettle and mugs (British need their tea!) . Breakfast buffet was lush. The pool area was stunning with great views over beach.
The shower worked but was old and dated. Some plug sockets need fixing. Room was tired.

Good location, close to beach, bus stop & main strip in Lapad. Spacious rooms. Lovely little pool area with views out to the beach. Is dated but has a vintage charm about the place - we liked it but not everyone’s taste! Breakfast simple but still enough choice. Staff very helpful and friendly especially the guy on the bar.
Could do with some modernisation in parts. Slight musty smell in the room. Fine hotel for a couple of days in Lapad / Dubrovnik.

I wish there was a fridge in the room and better mattress.

Location was great even though all the bars that were at sunset beach are now closed down so the area is a bit dead at the beach front and not as nice as 2 years ago when we visited..
The breakfast isn’t great.
Balcony’s are small
Pool area not the best

Firstly, my room was nice, clean, and with a beautiful view out across the bay. It wasn't really warm enough to sit out in the evenings but in the summer it must be lovely to sit out on the balcony. I like a very hard bed and this one wasn't bad at all! Breakfast is buffet style with lots of things to choose from - I'm just a cereal person so I doubled down on the CocoPops and the Hot Chocolate. Inside the hotel is nice and clean and has a friendly atmosphere. I didn't interact too much with the staff but any time we did talk they were always helpful. Wi-Fi was good and strong. The area is nice and pretty quiet; just a few minutes away is a boulevard with restaurants etc. I didn't find a good nearby supermarket but I'm sure there's one somewhere.
Nothing really, it was all good. I've seen people call it a bit old fashioned, but I thought it was quite stylish.

Zoran is the reason this hotel scores so highly. All the staff were lovely but zoran went above and beyond and was definitely the best part of this hotel, he is an asset to hotel komodor!
Location is great opposite beach and 2 minutes from a bus to old town. Lovely pool area and decent sized rooms
Breakfast one of the best Breakfasts buffets weve had at a hotel
Annex could do with a lift very hard to take luggage if you've got a room on the top floor
Dinner was mediocre at best which was surprising seeing as the breakfast so good
Cant go through reception in swim wear so trek to the bar, should maybe banish this rule or have a poolside ordering service

The included breakfast was very good, and it is possible to pay a reasonable amount extra for a buffet evening meal, which was also very nice.
