A beautiful historic property in the heart of the Old Town

Incredible experience. One of the lifetime. Don’t even look anywhere else.

Such an amazing place. We had a beautiful apartment on the second floor, overlooking the sea on both sides.The views are mesmerizing. You open the shutters and enjoy the beauty of the blue water and the town and the beach below . The apartment was spotless, hot water plentiful, bed very comfortable. There was a small fridge and a kettle to make tea. Internet worked well. Don’t even hesitate, book this gem and enjoy this very rare opportunity. The old town has such a fascinating history. Kulla is also the easiest hotel to access by the steps leading to the old town. Really 3 minutes up from the road. Easy steps. The staff. Another amazing chapter. Friendly, helpful, accommodating, cheerful, proud to be from Ulcinj. Florina is absolutely delightful. Beautiful people. We really did not want to leave. What an incredible experience. Miss Kulla e Balshajve and Ulcinj already. Oh, and breakfasts. I am still full. They keep brining goodies.

The hotel is located in the quiet traffic-free old town, the beautiful and spacy apartment has an incredible view of the sea and a beautiful outdoor seating area, the breakfast is fantastic and Florina a perfect host. Was a pleasure to be her guests!

Must-Stay in Ulcinje !!

Simply one of the best stays in Montenegro ! Beautiful location, overlooking the sea from the quiet old town. Spacious rooms with classic and stylish furniture. Incredibly nice terrace with sumptuous breakfast. The host Fiorina and her team made my stay a very special one. Absolute recommendation !

Would highlight the exceptional service. The hosts were incredibly attentive, always available to help, and made us feel genuinely welcome throughout our stay. The hotel offers the best sea view in town and every corner is filled with beautiful antique furniture that makes you feel like you’re part of a timeless story.

Ulcinj ❤️

Now.. It can be long. Place is prestige, it is "old town" at the end, isn't it? Beautifull sea view, extra nice and helpful staff.. Ladies on the reception - you will want have them as your sister. If you want it, your sheets could be changed every second day . Rooms are clean, no moulds in the bathroom. Anyway, the hotel staff was the exceptional! Hotel itself - top range in mu opinion. Free snacks, fruits and cold water free to take were the game changer! I would really recommend that hotel to everyone. Free to use umbrella - in case of rain, sun umbrella - of course, in you're going on the beach. Do not forget and use their help with your luggage! Remember, hotel is located on the top of the hill! Stone made, slippery steps can destroy your luggage bag wheels. Anyway, overall, highly recommend!

Living like a King in a Castle

Very helpful, friendly and nice receptionist, gorgous location on the top of a hill in the heart of the old city, free snacks, coffee and soft-drinks at the reception, huge room (we stayed in a suite) with stunning views to the sea. Comfy bed, fast internet, our room was equipped with a kitchen, a big sofa, a dining table plus a separate sleeping room. Huge and spotless bathroom. Very quiet and in short walking distcane to both, the old village and the small harbor/beach-promenade. The lady at the reception even helped us with our luggage, because the next parking spot is below the hotel and you need to walk about 150m uphill to reach it.

Not a real dislike, because it's in the nature of the location: parking is available only at the beach and you need to walk uphill to reach the hotel. But the staff at the hotel was helping us both, when checking in and checking out to carry our big luggage from/to our car.

Beautiful old building in the UNESCO listed old town . Really spectacular .Amazing staff and a wonderful owner . Lovely accommodation. Own terrace. Amazing restaurant in the hotel with outdoor terrace with views overlooking the sea from the cliff top.

Bed linen and towels are changed regularly, which is great. There is a huge terrace which is beautiful. It was a terrace from our neighbors who were lovely to share it with us. The view is amazing. About the staff. They are great, the cleaning lady is lovely and helped us with everything we needed. Also, a nice guy helped us with our suitcases when he noticed us coming up. The girl at the reception is also pleasant.

The location is good, but you will struggle if you carry large suitcases because the way to the hotel has many stairs. So be prepared for it. The TV didn't work. A small beach is definitely something you should bypass, that's why there are many smaller, more beautiful beaches on the left and on the right side of the hotel. Roughly, they are 15 to 30 minutes away from the hotel (walking).

Excellent hotel with excellent location, view and personnel.

Excellent location near old town entrance. Terrace is over Adriatic Sea, so view is breathtaking. Nice staff, good service and especially co-owner was great: guide and banker, who borrowed us cash when one nearby restaurant didn’t accept card and I avoided necessity to walk to ATM that time at evening. Highly recommend this hotel.

Excellent location in the old part of town. The view from our room and terasse was beautiful. Staff is polite and super friendly. Breakfast was quite good and tasty, but there is a place for upgrading the menu. Room was nice, but there were some days when our cleaning lady was a little bit lazy :) Definitely I would recommend the accommodation and I would gladly stay in the same hotel again. Mr. Hasan was extraordinary polite, pleasent and helpfull.

Service is absolutely terrible. Waited over 1 hour for an omelette and there were only 3 tables during that time to serve. The waiter straight up abandoned our table during breakfast. Asked to speak to the manager and he didnt really care until I went to find him and confronted him. Would not recommend. Rooms are half decent.The only positive is the location which is absolutely great.

Great location with sea view, nice room and awsome breakfast.

The view from the terrase is very nice. Breakfast is very generous. Staff is polite and helpful. We ate also in the evening a few times with a great view of the sunset. Location is extraordinary. This was our second stay here, and will come back in future. We were in the middle of september. Sea water is very warm this time of the year, and the beach is not very crowded.

Здесь потрясающие завтраки! Подают в 8:30. На фото — лишь закуска. А еще кофе, сок, йогурты, яичница с овощами, свежие фрукты и блинчики. Восторг! Первый завтрак мы пропустили (не знали), и нам даже предложили бесплатно остаться ещё на ночь. Жаль, самолёт не перенесёшь — очень хотелось! А ещё есть частный пляж, можно полежать с книжкой без толп вредных старикашек, а когда море спокойное, то даже искупаться около скал! Ульцин понравился не с первого взгляда, но если поселиться в этом гнёздышке, то во вкус войдёшь уже на следующий день. Общественный песчаный пляж — в 5 минутах, вокруг куча кафе. До автовокзала — 30 минут пешком. Но готовьтесь катить чемодан в горку и подниматься по ступеням старого города. Тренируйтесь заранее! При выселении чемодан помог спустить сын хозяйки, огромное спасибо! Местом владеют прекрасные открытые люди, которые готовы помочь, посоветовать, позаботиться. На первом этаже ресторан с лучшим панорамным видом. И вообще, это самая удобная и красивая точка старого города, если видите этот вариант свободным на ваши даты, бронируйте сразу!

Nem először jártunk itt és remélem nem is utoljára. Családi üzemeltetésű hotel az óvárosban, étteremmel. A szálloda és a szobák berendezése nem új, de nagyon hangulatos. A helyszín az, amiért többet kell fizetni, mint Ulcinj többi részén. A kilátásért a tengerre, az óváros hangulatáért (késő estére teljesen elcsendesedik). A saját kicsi, sziklás, napernyős strandért. A reggeli minden nap remek volt. Parkolni a mólón lévő parkolóban lehetett (ingyen) - ha nincs, fizetős a városban. A tulajdonos hölgy láthatóan imádja a helyet és az egyik legjobb házigazda, akivel valaha találkoztunk.

Az óvárosban van, ahol és ahova lépcsőzni kell. Ez nem negatívum, csak jótanács. Apró javítások szükségesek, de biztos vagyok benne, hogy ezek már meg is történtek.
