Fresh lobster and seafood straight from the boat are one hundred meters from your front door. Watch the ferries heading to the islands from the cupola and enjoy the salt air from your private deck. Watch the cruise ships from your private cupola while taking in the sunrise or sunset with a fresh cup of coffee or a glass of bubbly from the seventh floor. The experience is unforgettable.

This renovated 1850s former warehouse blends luxury with comfort and contemporary style with old world charm.

Walk one hundred steps across the street to the marina dock, where you can enjoy your morning coffee while looking out at the boats. The popular Casco Bay Ferry to the islands is also within view. It is the perfect location for exploring Portland on foot. It does not get better than this.

Purchase the freshest seafood in town directly across the street and prepare meals in the well-stocked contemporary kitchen, which includes everything you may need for simple breakfasts, take in meals, or a quiet evening enjoying a home cooked dinner and cable television.

Favorite features include exposed brick throughout, Bosch stainless steel appliances, an oversized leather sectional, and televisions in both bedrooms.
Right outside your door is the best of Portland. Starbucks is a one-minute walk, Standard Baking Company and Fore Street Restaurant are two minutes away, DiMillo's floating restaurant is across the street, and the well-known Holy Donut is a short two-minute walk. This may be the best located vacation rental in all of Portland.

If relaxation is your goal, we have you covered. Enjoy comfortable beds with high quality white linens, a deep soaking tub with floor to ceiling windows, and custom tiled walk-in showers. Every detail has been thoughtfully designed.

Whole Foods and Trader Joes are about five minutes away by car, but many guests prefer to leave their vehicle in the complimentary parking lot one block away and walk everywhere.

This property is ideal for family vacations, guests without a car, visitors age fifty five and older, or couples seeking a romantic getaway. It is also an excellent alternative to a hotel stay.

Parking
We provide one monthly parking pass for a lot located four hundred feet away, which allows 24-hour storage for one vehicle. The same lot can accommodate a second vehicle for approximately $40 per day,

House Rules
Below are the house rules. We want you to enjoy your stay and appreciate your cooperation. Violations may result in forfeiture of the security deposit.

Check In and Check Out
Check in is any time after 4:00 PM.
Check out is at 11:00 AM.

Please respect check out time so the cleaning staff can prepare for the next guests.

Number of Guests
The maximum occupancy is four and may not be exceeded without the owner’s approval.

Minimum Age
Guests must be at least thirty years old to book.

No Pets
Pets of any kind are not allowed.

No Smoking
Smoking is not permitted anywhere inside the apartment, on the deck, or within the building. This includes cigarettes, cigars, pipes, electronic cigarettes, and vape devices. Smoking is allowed only outside the building at ground level. Evidence of smoking will result in loss of the security deposit.
Conduct

Guests are expected to behave reasonably and respectfully. Disruptive behavior, loud music, parties without permission, excessive drinking, destructive actions, or any unsafe or inappropriate conduct may result in removal and loss of the security deposit. Guests are responsible for any damages or injuries that occur due to such behavior.

Please Note
There are office spaces directly below the unit. Please keep noise to a minimum during weekday business hours. Parents should ensure children are not running inside the unit.

Furnishings
The apartment is fully equipped with bedding, towels, cookware, dishware, and starter paper products. Guests staying for an extended period may need to replenish paper goods and soaps.

Towels and Linens
Please treat linens and towels with care, as makeup, foundation, and tanning products can cause stains. Makeup wipes and black makeup towels are provided.

Expenses
Any expenses incurred beyond what is outlined in the rental agreement may be deducted from the security deposit. Additional charges beyond the deposit will be invoiced.

Cleaning
The apartment is thoroughly cleaned prior to your arrival. At checkout, please clear the refrigerator, run the dishwasher, and gather your trash. Do not remove duvet covers from comforters.

Weather and Noise
The owner is not responsible for weather or for typical urban waterfront sounds such as maritime activity, traffic, construction, and other outdoor noise. These conditions do not qualify for refunds.

The view of the city and Casco Bay could not have been better! It was the absolute perfect location in the Old Port!

No flexibility with wanting to check in early and use the allotted parking space. We used public parking instead and spent 40. Also, the electricity went out one night and we were unable to enter the building. It took Scott 55 minutes to respond to our text message. We were very inconvenienced and nothing was offered. This is Scott’s business it’s not warm and fuzzy. There are a lot of rules. Be sure to read everything carefully.

This property is incredible. Very clean, excellent location and amazing views. Parking pass is a game changer as well. Very nice to have parking right in the middle of everything included. 10/10 recommendation.
