The room was clean and quiet. Bathroom was nice and our host, very friendly and accomodating. The location was great, 15min walk from Kyoto Station, (we walk a lot so that didn't bother us if it does there are bus stations nearby). Central to Gion and Fushimi Inari. Nice neighbourhood.
The futons were a little hard
