Avoid it in winter look out for. A warmer place

The front desk is not helpful I was in winter the room is not sealed well & neither they have heater so u will feel very cold The bathroom does not have hot water and in winter it’s very difficult to. They don’t have any amenities in it

Clean, quiet, well located and accessible. Note: the lift goes down into the undercroft garage so you don't have to lug your luggage up the approach steps.

The hotel is described as being beach front. This is not true. It is a good five minute walk from the harbour and further to the beach. It is none the less well located

Excellent staff, especially the director and the girl at the reception. We arrived at the hotel by taxi from Tivat for 70€, and left for 45€ and thanks to Ivana, who called a taxi for us, I advise you to choose a taxi, agreeing with the hotel reception. Thank you again for your responsiveness and care.

Wifi not working in our room, No kettle in the room. Badly worn balcony chairs need replacing. Shower head broken. Damp or mould on walls. See pictures. Very costly for a hotel in this condition.Certainly not a 4 star hotel. Very dissapointed.

Highly new building and central position of hotel is good. Hotel parking is consist of " each place has two aliminum metal floor " system. But it looks like dangerous.

Hotel check in personnel was not on the desk during our arrival ( 15.30 pm ). We waited them about 20 minutes. No breakfast service. Private car parking fee is expensive ( 15 Euro only 15 hours / one overnight ).

Bad experience at Butua Hotel in Budva.

The location of the apartment was good, near the Old Town. And we had a partial sea view.

The apartment was ok, but the communication with the receptionist and the hotel rules were very bad. First of all, we had to pay for parking. I understood this, but the parking spaces in the basement of the building were incredibly small. And you could not take your car from there unless you called someone to come and open the garage for you. Extremely inconvenient, especially since I didn't have internet the first day. Then, the building we were accommodated in was separated from the main building, and carrying luggage was hellish (a lot of stairs to climb). The receptionist could barely speak two words in English. She did not issue us any invoice for the accommodation or parking, although we asked for this. We asked for an apartment with a sea view, the view was partially blocked by the other buildings around. To bad for the good location of the hotel, the services and communication were extremely bad. Unfortunately, we will never return to this hotel again.

We have been offered a choice between 2 rooms Very helpful staff in general but very special praises go to Svetlana, a wonderful Serbian lady at the reception.

Difficult to close the door, our room did not have a magnetic key (others probably had) so we could get only one pair of keys to the room for 3 persons Occasional problems with shower Door to the terace not sliding easily, block sometimes

The hotel's kitchen was closed (I guess this is the hotel's off-season solution). Breakfast was provided at a nearby restaurant, but it all takes too much time, especially if you count the minutes in the morning and have professional duties you have to fulfill.
