A family hotel, the rooms are modest and nice. Staff is available as well.
The bathroom was not clean enough and there were occasionally problems in the toilet.
The TV had to be fixed in order to provide smart features.
Breakfast was very basic but reasonable

Great pool and slides for families. Friendly staff. Great breakfast buffet and clean rooms. Nice area to walk, close to restaurants, convenience stores, salons/massage/braids and Karon Beach.
(Not against the property, but did not realise it was 1.5 hours from HKT airport) next time we will choose flight arrival time Accordingly.

The pools
That it felt like a tourist hotel. The dinner buffet was overpriced, underwhelming and empty. The morning buffet was chaos of kids and average selection.
