Windmill Springs In Gruene With River frontage! Walking distance to Gruene Hall!

Overall appearance was clean. However, noticeable cob webs in the skylight and ceiling fans, as well as thick dust on window blinds and A/C intake vents. Also, the deck has loose/broken boards with exposed nails and/or screws, which was concerning with little ones around. The second floor patio sliding glass door does not lock. As noted in the comments, the path down to the river is a difficult hike up and down, but doable. Not good for elderly or young kids. Kitchen could also be better furnished. All easy fixes that should be taken care of. Nice to have an industrial ice maker available, and the beds were comfortable.

Great week in Gruene, Texas. House was clean and plenty of room. We will book again.

Husband and I and our 3 kids (15, 11 & 4) stayed here 5 nights for Thanksgiving week. We love Gruene and stayed at a different VRBO this summer.. we loved this home so much because of its seclusion but right on the edge of town and walking distance to all! Great views, tons of balcony space and seating. Living area and kitchen were spacious and again, plenty of seating for much larger groups! We will be back!

This is our 2nd time staying here and we absolutely love it. Location is perfect walking distance to Gruene Hall and Rocking R. Short walk down to the river to sit out and enjoy the water. House is well maintained and clean. Will definitely be back next year!

There were 10 of us that stayed. 7 adults and 3 children. The house fit us perfectly. The 4th room is really not a room. It is located off the master restroom and it is tiny. My grandson whom is 7 stayed in that room and was able to fit on the small bed. The location is great and walking distance to everything. It was very hot when we went and the A/C had a hard time keeping the house cool. The steep walkway to the riverfront was really hard to get to if not fit. Otherwise, great house great location we enjoyed sitting on the porch at night listening to the bands playing across the road. Great pizza place right across the street.

We had a great stay and loved the closeness to shopping, entertainment, dining and river access. The house was spacious -- loved the balconies. The river access is a steep climb down but we enjoyed sitting in the river and swimming.

Loved the multiple levels of this house. Couldn’t get a better location for walking to town or walking to the river. Loved the ice machine under the porch. We did think it was a four bedroom but really just a 3 bedroom with a loft with a twin bed off the master bedroom which didn’t accommodate our other couple we had Invited. Only other thing was the bottom floor. It said owner storage but looked like someone was living there. Never saw anyone though, but wondered if someone else was around. Great house and location for 2 families.

We had a great stay at Windmill Springs In Gruene!! The house was super cool, the location was perfect and walking distance to everything you need, and the access to the river was very nice! The kids enjoyed the big yard and there was plenty of parking if you have multiple vehicles. Lots of great people watching and live music from the front porch too! All of the furniture was nice/new and the home was very comfortable for our family of 9. My only complain is the lack of privacy with the glass doors to the bedrooms and especially the bathroom. We will definitely be back!!

This house is right in the thick of Gruene small city life. We enjoyed live music from the pizza place across the street one evening. The hike down to the river is for the physically fit only. But once there it is a lovely stretch of the Guadalupe river that we enjoyed for hours at a time. We also hiked over to the bridge and tubed down to our place. The loft bed was perfect for my 87 yr old father. He is good with stairs and the bathroom was right there for his numerous nightly visits. BUT, there is no door on that bathroom that also services the master bedroom. So we had to let each other know when it was occupied. Another family took the big bunkbed room and they asked me to let the owner know that the closet is full of cockroaches. They had their luggage in there, so they were careful when they got home. The kitchen was very nice, the decks and views amazing and it was almost a perfect vacation spot.

We had an amazing time. The house was comfortable, clean, big and perfect walking distance to the Hall and shops. While the trek to the river is substantial, it is a gorgeous river spot. We are planning a trip again next year.

The property was very well maintained, clean, and comfortably fit 11 adults (as well as 5 large SUV/trucks). Plenty of space and sitting areas inside and out to enjoy each other’s company without feeling like we were on top of each other. Short walk down to the river with great space to get in the water and set up some chairs right next to some smaller rapids. Right across the street from a great pizza place and a very short walk (couldn’t be more than 5 minute walk) to the Gristmill, Rocking R Tube Rentals, Gruene Hall, etc. The house is basically right in the heart of Gruene which was a big plus for our group. Owner was very responsive and understanding when we locked ourselves out of the house on accident one night. We all would highly recommend this rental house and are very appreciative that Tracy allowed us to stay there for the weekend.

We had the best time…it was walking distance to Gruene Hall, the Gristmill, and Rockin R River tubes which kept us busy and entertained. The mattresses were very comfy for a rental and easily slept 8 adults. There are dishes but only 4 coffee cups and no dishwashing soap so we ended up getting disposable stuff which was fine. I would definitely recommend this rental!

This home is within walking distance to everything in the Gruene Historic District. A short walk gets you to the Guadalupe River, as well.

We booked this house for 4 people, due to the 4 rooms and proximity to the river. Its maybe 3.2 rooms if you count the small room off of the master bathroom, but that bed wont fit a full sized adult. It is a good 500 yard walk to get to the river, with a big elevation drop. Good luck getting a cooler, chairs, umbrella, and your picnic basket down much less back up the "walkway". Master bathroom wasnt clean. Hair was left in the drains, no soap or shampoo, no garbage bags were even left in the house for us. No response from manager. I think we payed close to $700 in total for fees and taxes for a 3 day weekend and the property wasnt even clean!!!!! Very disappointed!!!Very misleading property listing.!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!

Listing says 4 bedroom but it’s actually 3 bedroom with loft in the master bedroom.

Fantastic stay! We had all ages in our family units and there was plenty of room for sleeping and lounging! Great kitchen and appliances, waterfront was beautiful! Watching the deer each night from the porch was a plus, and town was just a short walk away.

The only issue we had was the layout of the house it is not 4 bedrooms like the listing states, it is 3 with a loft room that is off one of the bedrooms. We had 3 families and were expecting 4 bedrooms. We made it work but it was tight. Beautiful house and great location. Very close to town and the river. Great patio and plenty of space in the yard for hammocks- we had 6 up for the kids. The patio was fabulous and the pizza joint across the street had live music most nights and it was like our on personal concert on the patio. We had a great time.

It is a beautiful property and the access to the river is great! Before our stay we had no problem getting a response from the owner. But during our stay there were a few things that were concerning and sent the below email to the owner, and I have yet to get a response. The house had not been cleaned and there was dirty laundry in the washing machine and a dryer full of towels and bedding. Also, this is not a 4 bedroom house. I feel that this is a great place to stay, and a lot could have been resolved if the owner would have even responded with an apology or acknowledgement of any kind. "Good morning, We are currently staying at your property. There are some things I would like to address. The cleaning service did not finish cleaning the house. Some of the beds were unmade when arriving and large comforter blankets laying, unfolded, next to the beds and on the floor in the closets. This morning when we tried to do a load of laundry there is a washing machine full of dirty towels and the dryer is full of laundry as well. The kitchen was not cleaned, the sink had old food sitting in the strainer, the refrigerator was covered in handprints and smeared food, and when we ran the dishwasher the entire house smelled like rotten food from backing up. Lastly, this house is advertised as a 4 bedroom when it is clearly a 3 bedroom. I feel that was very misleading. It is strange times, and clearly this house was not cleaned to a standard that would be comfortable for most, especially not to acceptable standards during a pandemic."

The house was perfect for our large family with kids, teens and adults. The living room and dining room areas allowed for ample get together space. Short walking distance to all that Gruene offers! The beds were very comfortable. Enjoyed gatherings around outside fire-pit. The property manager was available 24/7 and very responsive.
