1. Renter must be at least 25 of age and occupy the unit. Renter may NOT book the property on behalf of any other individual or organization.
2. Photo ID (driver's license or passport) of the renter along with full names and ages of all guests must be provided directly to the owner within 24 hours of booking, even when using Instant Booking or other online service. The renter must also provide ID to Security at check-in and be present on the property during entire stay.
3. Phone confirmation for all reservations is mandatory - no exceptions.
4. IMPORTANT! All guest vehicles must be registered separately through the Association Guest Registration System. Guest vehicles can be registered through the GuestSVCS.com website. The total price for stays under 28 days is $40, as of April 1, 2025. Unregistered vehicles will be towed at the owner's expense.
5. Guests must follow all house rules. Any violation of the contract, damage to the condo, or theft will result in a Damage Charge being added to the original payment.
Summer bookings are generally weekly from Saturday to Saturday. Second- or third-party bookings are prohibited. Full payment is required at time of booking.
*Pets or service animals are strictly prohibited. Any violation carries a $250 daily fine.
*Smoking anywhere on the property, including the balcony, is strictly prohibited. Any violation carries a $250 fine.
*Security bands issued by owner must be worn or displayed at all times on the property. These must be returned undamaged at the end of the stay. Replacements cost $15 each.

*COVERED PARKING. The 5-story parking garage has a 7 ft vertical clearance, standard size parking spaces, and some oversized spaces available on first come, first-serve basis. Golf carts are not allowed. All renters must complete an online guest service registration (see #4 above) sent by the owner in order to use the garage.
*Check-in 4 PM, check-out 10 AM. KABA door lock system. Outdoor security cameras view front door.
AMENITIES: two indoor heated pools, kiddy pool, three outdoor pools, hot tubs, Tiki bar, H2O Bar, H2O Grill restaurant, Starbucks, outdoor charcoal grills, tennis and pickleball courts, game room, indoor and (summer) outdoor movie theaters, large fitness center, and more.
*Exceeding the MAXIMUM of SIX (6) GUESTS or MISREPRESENTING the total number of guests or other relevant information when booking will result in IMMEDIATE CANCELLATION, EVICTION, and LOSS of ALL PAYMENTS. Infants ARE INCLUDED in the guest count.

Linens, Bath Towels, Dishes & Silverware, Pots & Pans, Toaster, Blender, standard coffeemaker, Keurig coffee maker, Hair Dryer.
2 rolls of Paper Towels, Basic Soaps, 2 laundry tablets, 2 dishwasher tablets, and 2 rolls of Toilet Paper per bathroom.
We also provide 2 (two) Sam's Club beach chairs and an umbrella for our guests.
