A perfect 24hours getaway

The studio was spotlessly clean, had everything you needed and the main bed was comfy, the sofa beds all had toppers and protective sheets so also felt really comfortable for the children. Location was perfect and Lyn was so welcoming and friendly to us and the children.

Lovely comfortable stay with welcoming hosts

Lyn and Kevin were great hosts and very welcoming. Location perfect, we were with a very young child and everything was within easy reach. We stayed in Room 6 which was a studio with a small kitchen which had everything you could think of that you may need. The room was well equipped making for a very comfortable and easy stay especially with a small child. We have booked to go back next year!

Superb accommodation and peaceful location

Wow,what place Lyn and Kevin have,set in a quiet location just a short walk into town,easy parking too,lyn messaged to say room was ready early which was a bonus and instructions to get in. Our room or suite was amazing,a private little lounge area with table and chairs plus tv leading to a large bedroom with a huge very comfortable bed,tastefully furnished, and another tv. We slept very well after a full day exploring. The bathroom was to die for with a roll-top bath and an amazing walk-in drench shower, and I didn't want to come out of it. We ordered a full English breakfast which was delivered to our room in a picnic basket and was piping hot and absolutely delicious, plus orange juice,you can order cereals and pastries if didn't want a full breakfast, a lovely touch. Lyn and Kevin are such a lovely friendly couple who couldn't do enough for you, thank you and will definitely be back.

Excellent place with a great character

Everything was great and comfortable. We particularly enjoyed the whimsy and very topical (Rivendell!) design of the room and the whole guest house. It also has a great, very central location next to a heritage train station and a large Co-Op supermarket. Overall, excellent value for money for a very comfortable and enjoyable short stay in Swanage.

Our only issue with the stay was that for a 'self-catering studio,' our room was missing a proper cooking hob, with a microwave the only available option for cooking, limiting what we could cook in the room during our stay. This could have been more clearly highlighted in room descriptions, as it was an unwelcome surprise that made us urgently reconsider our cooking and grocery shopping plans upon our arrival. But that was the only issue - everything else was perfect.

Very friendly welcome from the owner who explained everything regarding both the property and the surrounding amenities. The room décor is very clean and modern. We would happily return.

Long weekend Swanage

Very central location. Easy to walk to beach, station, and central Swanage in a few minutes with supermarket close by. Well equipped studio. Friendly, helpful on site owners. Would happily return.

No on site parking. Some on road parking opposite but on a first come first served basis. Not too much of a problem out of season though.

Great place to stay if you want to be within walking distance of just about everything in Swanage.

Great location, wonderful hosts, well equipped kitchenette, everything within easy walking distance (including clifftop hikes) - my idea of heaven. As I stayed in one of the studio apartments, providing some milk for cuppa on arrival was a really thoughtful touch too.

There isn't anything really - although if they could persuade the local church bell ringers to be a little less enthusiastic on a Sunday morning that would be great for those who prefer a lie in.
